Winchester is a classic English city. Its historical past and modern persona serve as an inspiring backdrop to the diverse range of places to eat, drink, and socialise, all within an hour of London and bordering the South Downs National Park. The settlement was known as "Venta Belgarum" during the Roman era (the Belgae were a local tribe, and "venta" is Celtic for "town/meeting place"). It is not far from the old settlement of Old Sarum and was one of the first cities in the UK to be developed in a "grid" plan. There is history around every corner, beautiful places to shop, eat, and drink, and gorgeous Hampshire countryside. Winchester is one of the most incredible cathedral cities in the country.

What are the different types of accommodation present in Winchester?

Regarding students living in Winchester, there are two types of accommodation on-campus and off-campus.

On-campus

Students can embed themselves in their college experience by living on-campus. They have different types of rooms from single rooms and shared rooms to en-suites to 1 bedroom apartments.

Off-campus

PBSA stands for purpose-built student accommodation, developed and constructed by private developers exclusively for university students. Living in a PBSA has a number of benefits. Typically, all utility bills are included in the rent, and some even provide laundry service, lowering your monthly expenses even further.

HMO stands for "House in Multiple Occupation." A residence with 'common spaces' used by several households is referred to as a 'home of multiple occupancies' in British English. College or university students reside in dorms, sometimes known as dormitories. In dorm rooms, bunk beds are standard. There are two, three, four, or even six beds available.

En-suites: These rooms have a bedroom area and a private bathroom. However, you do not have access to your kitchenette or cooking facilities. In the ensuite room, all of the residents share a kitchen.

Non-en-suites: Here, you'll get your room with a communal bathroom. It's not quite the same as having your bathroom. You'll have a bed and a safe place to sleep, but you'll have to share the bathroom with one or more of your housemates.

Studios: The main section serves as a study, living room, and bedroom, with a bathroom and toilet separate.

Generally, on-campus accommodations are limited in number and also relatively expensive as compared to off-campus accommodations and also have restrictions in place. Most international students applying for higher studies opt for off-campus accommodation to save extra Rental Costs as this is a significant part of the total living expense.

Security is an essential aspect of choosing accommodation. Some housing societies provide additional security by gating their premises and prohibiting entry to outsiders. Automatic burglar alarms are also an additional feature you can look for safety.

Things to Check Before Moving In

Commuting - Ensure that there is a Stop for one of the transport services in the city to make commuting hassle-free.

Admin Fee: Selective apartment owners levy this charge on the renters. It is a non-refundable amount of about £100-150.

Lease Duration: Generally, a 1-year lease is given preference by the property managers. Landlords may consider even a 6-month lease. The option of a short-term lease of 3 months is also available with some property managers. Usually, a more extended leasing period will significantly reduce your monthly rent amount. Abandoning a lease can mean severe financial and legal consequences.

Guarantor: You can avail the option of paying in instalments only if you have a guarantor. A lease guarantor acts as a third party to help provide security in terms of the rental. If you pay the rent in full at the beginning of the tenancy, you will not be required to provide a guarantor.

Cancellation Policy: Most property owners allow you to cancel the booking within 3-14 days of the booking date. If you cancel your booking after those 3-14 days, you may have to pay weekly rent (for each and every week or part week) until the room can be re-let. In case the property management and the student is unable to find a replacement, then eventually, the student will have to pay the whole amount of rent as per the contract signed by them.

Pet Charges: Generally, pets are not allowed unless they are registered assistance dogs.

Booking Charges: This is usually the deposit amount that the landlord is charging. The total cost you may end up paying at the time of booking (if the admin fee is charged) is as follows: Deposit + Admin Fee.

Number of Tenants: The max number of people who can stay in an apartment is primarily mentioned in the apartment guidelines. Generally, one student stays in a single room. In some cases, studio apartments allow couples to share a room, provided they’re both students.
