The nicest aspect about staying at this residence is that they provide all of the amenities that a student requires while away from home. You never have to be concerned about anything. They include completely equipped rooms with comfortable mattresses, large closets, study desks and bookshelves, and a tiny dining table where you may eat quietly. They also provide a fully equipped kitchen where you may prepare meals and keep your goods. Aside from that, they include excellent bathrooms with plenty of space for your amenities. 

Location and What's Hot?

Manchester is a fantastic city with much to see and do. There will never be a shortage of sites to see while living here. You may dine with your pals at one of the nearby restaurants or bars. Just a few examples are Sam's Chop House, Gaucho Manchester, Las Lguanas, Honest Burgers Manchester, Red's True Barbecue, and many more. All of these eateries have favourable ratings ranging from 4.5 to 4.8, and the majority of them are popular with students. Aside from that, additional grocery stores are nearby. Lakeland Grocers and Tesco Express are the nearest, both around a 7-minute walk away. 

Commute

Travelling in Manchester is quick and easy; you never have to worry about getting from one place to another. The accommodation is easily accessible via public transit. There are various local bus stops; get a bus in 2 minutes from Quay Street (stop WK) or Lower Byrom Street. As a result, you'll never be late for lectures again.

Cancellation Policies

    Ending the contract because of something the property management has done or is going to do. If you are ending the contract (and cancelling your online booking) for a reason set out below, the contract will end immediately, and the property management will refund you in full for any holdings fees paid and you may also be entitled to compensation. The reasons are: 1. They have told you about an upcoming change to the property in respect of which you have placed an online booking or to these terms

    The property does not offer a cooling-off period, all contracts are legal and binding.

    Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

    Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Booking Deposit

    1. In order to secure the booking, you will be required to pay an initial holding fee. This charge will be specified during the booking process. 2. This fee will be deducted from your refundable booking deposit of £500.00 which needs to be paid within one week of your booking. 3. If you decide to withdraw from the process, then your holding fee will not be refunded. 4. If your tenancy deposit is lower than the equivalent of one month’s rent, you will need to top this up to 50% of its equivalent. This top-up must be paid within 90 days of application and will be used towards your rent.

    Guarantor Requirement

    1. You need to provide a valid UK based guarantor if you want to pay your rent in monthly instalments. 2. The Guarantor must be a parent or guardian, UK homeowner, a permanent UK resident and in full-time employment. They must provide photo ID, proof of address ID, proof of income (3 x annual rent) and bank account details. 3. The property accepts international guarantors if the student chooses to pay in two, 6 monthly instalments.

    Your rents are advertised as per week; how do I work out the monthly price?

    To work out our monthly prices, you should multiply the weekly price by 52 (as there are 52 weeks in the year) and then divide this figure by 12 (as there are 12 months in the year) to provide your monthly rent.

    What is a guarantor?

    A guarantor is someone over the age of 25, ideally a homeowner, who will co-sign for your tenancy and confirm their financial ability to do so, who will be legally obligated to cover your rent should you fall into arrears.

    What does fully furnished include?

    Property apartments all come fully furnished with high-end appliances, such as ovens and integrated microwaves, and furniture such as beds, tables, dining tables, and dining chairs. Any cooking utensils, bedding, crockery, pots and pans you will need to provide yourself.

    Is there parking available?

    The majority of our developments do not have any dedicated parking, however, they all have the facility nearby. The select buildings that do have parking operate on a first come first serve basis and an extra charge may be applicable, contact us directly to find out which ones.

    What utilities are included in the bills package?

    Our all-inclusive utilities package covers your water, gas, electricity, and Wi-Fi bills which work out roughly at £1 per day, cheaper than the majority of mainstream providers! They also include access to communal laundry facilities free of charge for our residents.

    How will I pay my rent every month?

    They have a range of payment options, dependant on your circumstances and financial position. Call a member of the team in order to find out the best method option for you.

    How quickly can I move in?

    How soon you will be able to move into your apartment entirely depends on your tenancy and which building you will be moving into. To find out your tenancy move-in date, please check your tenancy agreement, or contact us directly.

    How is my deposit kept?

    All deposits paid to Manchester Apartments are protected under a Custodial Deposit Protection Scheme, My Deposits

    I’ve passed the checks and paid my deposit; what happens now?

    After your deposit has been paid, you will need to pay your first month’s rent before coming to collect your keys. If you are unsure on where you are in the process, call your Property Manager for assistance.

    I’ve now moved out of my apartment. How long until I receive my deposit back?

    Once your tenancy has ended, our team will perform rental checks on the property to ensure that it has been left appropriately. After this, they will begin the process of returning your deposit to you.

    Where can I see the exact location of my apartment?

    To see the location of your apartment building, you can visit the building page on our website and click the ‘Location’ tab.

    Do you have any virtual tours of your apartments?

    How do I book a viewing?

    You can book a viewing by requesting a call back on our website, contacting us directly, talking to us on our Live Chat facility online, or by sending us a message on WhatsApp.

    Can I have a flexible tenancy in my apartment?

    If I decide not to move in, will my deposit be refunded?

    All Holding Deposits made are non-refundable, except in extenuating circumstances which will need to be authorised by the Head of Lettings & Property Management.

    Do you provide tenants insurance?

    You will be responsible for purchasing your own tenant's insurance for your time with us.
