The property offers a 3 Days Cooling Off Period wherein you can cancel your booking & your deposit will be refunded to you. Note: Booking made after 10th August 2024, the Cooling-Off Period will reduce to 1 Day from the date you sign the Tenancy Agreement / License.

1. If your UK Visa application has been refused. You must put your request in writing and send the property team supporting evidence within five working days of you receiving official confirmation that your application has been refused. 2. No Place No Pay

1. If you are a first-year or a prospective student and your offer at your first choice of University/Higher Education Institution has been withdrawn as a result of you not meeting entry requirements. You must put your request in writing to the property team along with the  supporting evidence from the University or UCAS within three working days of receiving notification that your offer of a place on the course has been withdrawn. 2. Replacement Tenant Accepted

1. Once the initial cooling off period expires, you are still able to cancel if you can find a suitable replacement who is acceptable to the landlord and willing to enter into a legally binding contract for your accommodation. 2. It is your responsibility to find a suitable replacement tenant. In most cases a prospective tenant will not be suitable if he/she is already renting a room from the landlord or bound into another contract. Note: Until a suitable replacement tenant is found to take over

Extenuating Circumstances

In mitigating circumstances such as ill health or family circumstances. If you request to cancel due to ill health you must make your request in writing to the property along with a certificate from a recognized medical practitioner stating the medical grounds on which you are unable to live in, or continue living in, your accommodation.

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

1. You need to pay a certain amount (this will vary according to the room type) as a deposit to secure your room with the property. 2. This will be refunded to you at the end of your tenancy period less any deductions and pending charges.

Who cleans my flat?

You are responsible for cleaning your room. They provide a weekly cleaning service for communal areas, but you and your flatmates must ensure that the area is tidy so that it can be cleaned.

Can I bring a pet?

Sorry, pets are not permitted.

Where can I do my laundry?

There is an on-site laundry room that is accessible 24 hours a day.

Can I personalise my room?

A large pin board is provided in the bedroom for posters. They ask that you don't attach anything to your walls or ceilings as any damage caused will be chargeable.

Can I have guests to stay?

Guests are permitted for a maximum of 2 nights in any week. Please sign them in at reception on arrival.

Is there anywhere I can store my bike?

There is a bike store on the site.

How do I report maintenance issues?

You can visit reception to inform them of the issue. You will be given a number to ring for emergency repairs out of hours.

Can I change my room?

You can request to move, but this will depend on availability. Please note that there is a £50 admin fee.

Do I need to have a TV Licence?

You will need to purchase a TV licence if you wish to watch or stream live TV in your flat. This can be shared with flatmates.

What events do you arrange on the site?

The site is covered by CCTV and the office is manned during office hours. Outside of office hours, students can ring the out of hours helpline if any assistance is needed.
