Applicants must be at least 18 years old, pass background screening, and agree to the Member Agreement. Applicants must also provide proof of income or pay Membership dues upfront. Members are expected to be respectful, responsible, independent, and comfortable living in a shared community.

Applicants with one eviction on their record within the last seven years may be approved. Applicants with more than one eviction will be rejected.

Income is verified as part of the application process. Applicants can verify their income by connecting their bank account through the designated verification provider or by uploading supporting documents such as pay stubs, bank statements, deposit statements, or award letters. Applicants who are unemployed or between jobs may still qualify for Membership but may be required to pay a larger portion of Membership dues upfront.

Yes. Self-employed applicants and applicants who are currently unemployed can apply and may be accepted, subject to meeting the applicable Membership criteria and providing the required documentation.

Physical tours of the home are not permitted before the move-in date to protect Member privacy. 3D tours are available for almost every property. Once approved, Members can also view cross-streets and nearby attractions such as public transportation, grocery stores, and gas stations.

Yes. Rooms can be filtered by bathroom type, and the room description indicates whether the bathroom is shared or private. Availability of rooms with private bathrooms is limited.

Members are required to stay for a minimum commitment period of 12 weeks, with a penalty for moving out early. Members can transfer to another property without a penalty and are entitled to one free transfer during their stay, with the move-in fee waived. After the initial commitment period, the Membership automatically transitions to a week-to-week commitment. A credit or debit card must be kept on file.

The property aims to comply with the Americans with Disabilities Act (ADA). While most properties may not currently be accessible, requests for structural accommodations are passed to Hosts. Requests for non-structural accommodations, including booking assistance and accommodations for emotional support and service animals, may also be considered.

Three payments are required to book a room:

• Membership Application Fee: Covers background screening and income verification. The fee is refundable if Membership is not granted, subject to the applicable limits.
• Move-In Fee: Covers cleaning and preparation of the room before move-in. The fee varies by room.
• Membership Dues: Members with documented income may need to pay up to two weeks of Membership dues, along with any applicable prorated amount, before move-in. Members who are unemployed or between jobs may need to pay a larger portion of dues upfront.

The weekly payment covers utilities such as electricity, water, heating, and waste management, as well as wireless internet. Many properties also offer free on-site parking. Members also have access to 24/7 telemedicine services.

Most properties offer parking options such as driveways, carports, or street parking. Parking spaces are generally not assigned. Vehicle restrictions may apply when the maximum number of vehicles at a property has been reached. If a room permits a vehicle, Members are generally limited to one vehicle and must follow the applicable parking rules. Parking violations may result in towing.

Yes. The property offers shared housing where approved Members live together. All Members must pass background screening before moving in. Potential roommates can be viewed through the Roommate Profiles available on property listings.

In most properties, Members are responsible for cleaning the home and purchasing cleaning supplies. Members are expected to coordinate with housemates regarding cleaning schedules and the sharing of related responsibilities and costs.

The kitchen should be kept clean and organized. The sink should remain empty, and the stove should be kept clean. Dishes, pans, and utensils should be cleaned, dried, and put away after use. Spills and splatters should be cleaned immediately, and unused pots and pans should be stored properly.

Shared bathrooms must be kept clean at all times. Foreign objects, including feminine products, wet wipes, packaging, dental floss, and hair, must not be disposed of in toilets or sinks. Costs associated with clearing clogged toilets or sinks may be passed on to Members.

Trash must be placed in the appropriate receptacles and taken out before the receptacle becomes too full. Outside trash bins must be moved to the curb on collection days and returned to the property after collection.
