    If you have signed the tenancy agreement and paid the tenancy deposit, they will charge an extra £250 admin fee for changing or ending the tenancy. Note: You will be responsible for the rent unless you can find a new tenant to replace your place in this case.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Booking Deposit

    1. To reserve your chosen apartment, the property requires a £300 holding deposit to secure your let. 2. Your deposit will be 4 weeks rent. The holding fee can be used as part of the deposit, therefore you will pay a £300 holding fee and the rest of the deposit after signing the tenancy agreement. For example, if your weekly rent is £400, then you will need to pay £400*4 – £300 = £1,300 after you sign the tenancy agreement. And your total deposit to be paid after the end of tenancy will be £1600 under this circumstance. 3. In the case of cancellation before signing the tenancy agreement, there will be a deduction from the holding deposit to cover administration and documentation costs. 4. Deposits are protected by schemes like the Deposit Protection Service or Letting Protection Scotland. You’ll need to authorize the refund and provide your bank details to the scheme, using the deposit repayment ID sent via email upon deposit registration. 5.Your deposit will be returned after your tenancy ends and your room is inspected, less any charges or damages. It may take up to 30 working days.

    1. Payment in full (UK based guarantor is not required) 2. Payment in quarterly installments (UK based guarantor is required & installments due in September, January, March, & June) Note: If you don’t have a valid UK Guarantor, you are required to pay the full amount upfront before the tenancy start date. Also, first payment must be paid before checking in & for upfront payments, you will need to pay the full amount upfront before the tenancy starts.

    How do I book a room?

    To book a room, you can either go to property website or book directly with team via WhatsApp or WeChat. Please be aware that property will never provide payment details via email due to safety reason. For website users, you can choose the room you wish to book, click book now, and follow the instruction on property website. Once you have successfully made the payment of £300 holding fee, your booking will be confirmed. Property will contact you via email to sign the tenancy agreement and further process.

    Can I apply for dual occupancy?

    Accommodation offers dual occupancy across a limited number of property 1 bedroom where both residents are students. They'll ask for both of your details during the booking stages. Both occupants must sign property tenancy agreement and have student status for the duration of the booking. If your partner is not a full-time student as well then unfortunately they cannot live with property.

    Am I eligible to book with Accommodation?

    Students must be a full-time student to live with property. You can book with property whether you have a conditional or unconditional offer. However, please be aware of property cancellation policy prior to booking should your place at the university not yet be confirmed.

    Can I book if I'm under 18?

    If you turn 18 in the first semester of university, property can accept your booking with no restrictions other than an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. Property can accept under 18s in some of properties subject to Policy for Students under the Age of 18.

    Who can be a guarantor?

    To be a guarantor you must:
    UK citizenship required
    Be over 21 years of age
    Be a homeowner or in full-time employment
    Provide a copy of photographic identification, such as a passport, driving licence, or ID badge
    Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.

    You can pay your rent either online on their website (in GBP or in your home currency), by bank transfer or by credit or debit card over the phone.

    Can I pay my rent weekly?

    Weekly rent payments are not available, however property do offers quarterly payments.

    Can I choose who I live with?

    According to property policy, property do not allocate flatmates. Property only accept bookings for the whole household for all properties. Please note that you can apply for a multiple bed flat by yourself, however you will be responsible for the rent of the whole property in this case.

    Can I sublet after I move in?

    You will need to find the new tenants under property permission. Accommodation charges a £250 admin fee for change of tenancy.

    Do you provide summer accommodation?

    Yes, accommodation summer short-term bookings usually open around March. Keep a look out for pricing and information or contact the property team.

    Is cleaning provided?

    Room cleaning services are available at some properties for an additional charge, unless stated as being included with the rent.

    Is there car parking facilities for when I move in?

    Some properties have car parking facilities available for a small charge, please speak to your property team directly if you would like to reserve car parking.

    Does my rental price include car parking?

    On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.

    Do I need to pay council tax?

    If you are a qualifying full-time student, you will be exempt from paying Council Tax. You must provide property with your council tax exemption certificate which your university will be able to arrange.

    How do I check in?

    Accommodation uses contactless check-in with mobile keys. The keys will be sent to you on Livvi app a few days before moving in. You do not need to bring anything.

    Can I move in before my contract?

    Accommodation do not have early check-in available for this year. If you wish to arrive early, you can book property serviced apartments in advance on the property website.

    What are the arrival times on moving-in day?

    All tenancy start time is after Noon on the start date.

    How can I book a viewing?

    You can book a viewing on property Website or with property student team via WhatsApp/WeChat.

    How do I cancel or reschedule my viewing?

    You can send property a message on property website if you booked your viewing there. Otherwise send property a message on WhatsApp or WeChat will be good.

    Can I book a room without viewing?

    Yes, you can book rooms online without viewing.

    If I'm abroad, how can I view a property?

    Accommodation offer Online viewings for those who cannot view in person. Simply send property a message on property website/WhatsApp/WeChat and property student team will be in touch with you.

    Is smoking permitted in the accommodation?

    Smoking is not allowed within the accommodation, however, there is a designated smoking area outside the building.

    Are pets allowed?

    Accommodation only accept tenants with pets if you can provide with property a landlord reference showing that you will not cause any cleaning issues or damage to the property with your pet. Current tenants will be able to apply for keeping a pet when rebooking. Please note that if you meet the requirement of keeping pet, you will need to sign a pet policy with property and put down 5 weeks rent as your deposit.

    What included in my rent?

    Students rent covers all utilities (gas, electricity, water), unlimited Wi-Fi, and the TV licence (cable TV, Netflix, etc.) Property cannot cover council tax for you, but property will apply for exemption for you during your stay.

    Kitchen facilities and appliances?

    All of property apartments include ovens with hobs, fridge, sink and ample storage for all of your pots and pans. You will need to provide your own pots, pans, cutlery and utensils.

    Bedrooms and bedding?

    All of property bedrooms include a standard UK double bed (135 x 190 cm), however you will need to bring your own bedding and mattress protector.

    TV included in property?

    All of properties include a smart HD TV in each of them with TV licence included.

    How do I pay my rent?

    Students rent can be paid in a number of ways: 

    - Online via property website 

    - Bank transfer to property company account 

    By bank transfer, please note property will never provide payment details via email. Property account name should always be a company name which is the same as your landlord on tenancy agreement. The bank details should always match the details property provided on WhatsApp/ WeChat/ Office phone contact. Should there be any doubts, please contact property by phone or secondary communication method before making payment. Please check with your bank to make sure bank details matches with the company name. International bank transfers may incur a charge from your own bank, so please make sure you account for this amount.
