Early termination by students

1. To terminate the agreement before the Roommate Term End, Roommates must provide 30 days notice by email to the property and pay a cancellation fee of $250 plus a fee of $5 for each day prior to the Roommate Term End on the Rider that the Roommate Term is reduced ("Rider Cancellation Fee"). 2. The Roommate Term End shall be amended to reflect a date that is 30 days from the date that the Rider Cancellation Fee was paid. Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

What types of rooms do you have?

They have a selection of rooms to meet your needs and your budget. They have private rooms with queen size beds, private rooms with bathrooms en suite, shared rooms with two single beds and three single beds, even shared rooms with full-size beds.

Do you have options for a couple?

Yes, they allowed couples to stay in any of private room for their choice. They do charge a small additional fee which covers services expense for the additional person in the home.

Do you have the regular application process as the residential apartment does?

No. They simplified this process as easy as possible. Of course, they have a background check for safety reasons, but they do not require much paperwork about your income, savings, and guarantors. They guarantee the easiest application process ever if you dont have anything to hide.

What if I'm not from the USA and don't have SSN and credit history?

They do not check your credit history. The main factors to be accepted into the community are honesty and transparency, the purpose of your trip, and a clean criminal background record.

Do you have any alternatives for a security deposit?

Yes,they do have a Deposit Free Living Program to help offset the up-front cost to rent and you dont need to freeze the big amount while you are living at here.

What type of payment do you accept?

They accept all major credit and debit cards, including American Express, PayPal, and ACH Payment via Bank Transfer for the first months and deposit. Starting the second month they ask that you switch to ACH Payment via Bank Transfer as a default payment method. You still can request payment with your credit card or PayPal, but a convenience fee of 4% will be added to your invoice.

I made a reservation. What's next?

They make it super easy to move in. Once you sign your lease, you will receive a confirmation email welcoming your membership. They will include instructions for getting to the home and the procedure for making contact with the house leader who will welcome you to your new home.

How my move-in process will look like?

On moving day pack your things, bundle up your dreams, get on the plane or train or in the car and arrive at your new home! They will welcome you, get you settled in, give you passwords and show you the process for entering, direct you to the subways, answer any questions you might have and introduce you to your housemates.

When is my rent due? Can I split the rent?

Your rent is due 5 days before the new month of your schedule. They can split the rent for a small additional monthly fee: 7% will be added if you want to split your payments into 2 payments per month. 14% will be added if you want to split your payment into 4 payments per month.
