    Current tenants may sublease their unit to another qualified person by signing a sublease agreement with Property.  A sublease is a contract between the original tenant (sublessor) and the new tenant (sublessee). The new tenant must fill out a rental application and meet their standard rental application requirements. Off campus properties, however, require a cumulative monthly income of three times the monthly rent for approval. In cases where the tenant(s) does not meet this requirement, a guarantor or cosigner may be appropriate. The cosigner must make the income requirement on their own, separate from the monthly income of the occupants. indicating “Cosigner” status. Property will then run a credit and background check and verify the cosigner’s proof of income with two recent pay stubs or bank statement.

    What is rent installment plan for property?

    Rent is paid to property in 12 equal rent installments. When you sign your lease, a total amount of money will be listed on the top of the contract, as well as move in and move out dates. When filling out your rental application, you will be asked to provide the make, model, color, and year of your vehicle as well as your license plate number. This information is then attached to your tenant profile and inputted into your lease.  When you come to pick up your keys at move in, you will be given a parking sticker ($5 annual fee) indicating that you are a Ramshaw Real Estate tenant as well as your assigned parking spot, if applicable.

    Property offers an after-hours maintenance service for issues that arise after normal business hours or on the weekend. For non-emergent needs, tenants are advised to submit maintenance requests through their Tenant Portal as it is the most direct and efficient way to reach their Maintenance team.

    What information is reported to Experian RentBureau?

    Experian RentBureau receives updated rental payment data every 24 hours from property management companies and electronic rent payment processors across the nation. When you pay your rent on time, this data is reported to Experian RentBureau and incorporated into your Experian credit report.

    What type of rental payment information is on my Experian credit report?

    Experian RentBureau adds only positive rental payment history to your Experian credit report. Negative rental payment information - like rental collections - is already reported to credit reporting agencies by collection agencies. Your Experian credit report will display the 25 most recent months of rental payment history information, if available.

    Will my rental payments affect my credit score?

    Your rental payment information will be included as part of your standard credit report.

    Can I build my credit history by paying my rent on time?

    Yes. When positive rental information is included on your Experian credit report, you can establish or build credit history simply by paying your rent.
