Booking Deposit
Application fee: $75.00, one-time. Admin fee: $150.00, one-time.
Pay In Instalment
The total rent for the term is divided into equal installments, due on the first of each month during the residence. Installment amounts are always equal and are not prorated. If a tenant moves in after the first of the month or moves out before the last day of the month, the full equal installment for that month remains due. A late fee of $75 is charged.
Mode Of Payment
Rent may be paid online through the resident portal by ACH, debit card, or credit card, or by check or money order at the leasing office. Cash is not accepted. Convenience fees may be charged for online payments.
Guarantor Requirement
If a tenant is unable to qualify on their own, they will be required to have a guarantor. If a guarantor is not available, the tenant can self-qualify or pay a one-time security deposit as an alternative option. Self-qualification is available at 2.5 times the monthly rent, with paystubs required. A refundable security deposit equivalent to two months' rent may be paid as an alternative.
Additional Fees
Internet fee: $12.50 per installment. Damage Liability Waiver (DLW): $17.00 per month. Parking fee: $25.00, one-time.

What should I bring to my new apartment?
While the furniture and appliances are included, below is a guide to help you with the personal belongings that you will need to provide:
COMMON AREA: Electronics and corresponding cords/adapters, décor, trash can, trash bags, pots and pans, plates, cups, eating/serving utensils, coffee maker. Cleaning/disinfecting supplies, dishwasher detergent, laundry detergent, etc.
BEDROOM: Linens, pillows, mattress pad, towels, toiletries, shower hooks and curtain, trash can, décor, electronics and corresponding cords/adapters, and anything else that makes you feel at home.
In the 1 Bedroom Floor Plans with a Den, the den includes a desk chair for the built-in desk. You’re welcome to personalize the space by bringing your own furniture and décor to make it as comfortable and functional as you’d like.
What if I need something repaired in my apartment?
The onsite, professional maintenance team would be happy to help you. Some details will be required, so be prepared to provide specifics with your requests. You may submit a service request in the following ways:
Option 1: Enter a service request through the online resident portal.
Option 2: E-mail your request to the community and a team member will enter a service request on your behalf.
Option 3: Visit or call the office during normal business hours and a team member will be happy to enter your service request. If it is after business hours, you are welcome to leave a message with an after-hours representative.
For Emergency Requests: A maintenance team member is on call 24/7 for emergency maintenance needs (i.e. door/window lock issues, major leaks, plumbing, no heat or AC during weather extremes, refrigerator not cooling, no electricity/gas/water, etc.). Please CALL the office at any time. If after business hours, an operator will assist you.
