Pre-Arrival: Before your scheduled arrival, Johnson Housing has established a refund policy that you should be aware of: If you submit a cancellation request at least 40 days prior to your arrival date, you won't be held liable for the remaining rent for the duration of your lease. Additionally, both the rental amount and security deposit you've paid will be refunded within 7 days. Should you cancel your reservation at least 30 days in advance, you won't be responsible for the remaining rent ei

Early termination by students

In the event of early termination of this Lease by Tenant(s), Tenant(s) will be responsible for the agreed upon monthly rent until the termination date stated in this Lease. Tenant(s) will also be held responsible for costs related to advertising for a replacement tenant and those necessary to ready the premises for the replacement tenant, including but not limited to painting and cleaning.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Property does not required to pay security deposit.

Mode Of Payment

Property will accept all forms of payment including, but not limited to, personal check, Interac transfer, wire transfer, website, cashier’s check, money order, cash, or any other payment method. Credit card and PayPal payments generate a 3% processing fee and this amount should be manually added to the total payment by Tenant.
