Early termination by students

Students may cancel their application at any time, but any fees already paid will be forfeited. If the lease has been signed but the student cancels before the scheduled move-in date, a reletting fee equal to 85% of one month’s rent will apply.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

Pets are permitted and require additional fees and deposits, please refer to the Deposit and Fee Schedule document. There is a maximum of two pets per household. Aggressive breeds are restricted and are considered as follows; Staffordshire Terriers, Pit Bulls, Chows, Doberman Pinchers, Rottweilers, and Wolf Hybrids. Any mix of an aggressive breed is also not permitted. Exotic pets are not permitted.

A security deposit starting at $550 is required. $150 is due at move-in.

Rent is paid monthly. Payments are due on the 1st of every month.

Guarantor Requirement

Both domestic and international guarantors are accepted. The guarantor must have an annual income of five times the monthly rent. Required guarantor documents include a passport, visa, bank statement, Social Security Number (SSN), and proof of income such as pay slips.

Additional Fees

An admin fee of $150 is required. An application fee of $60 is required. Garage parking is available for $100 per month.
