What's good about where it is?

One of Lincoln's most loved areas with a great mix of students and locals. Streets full of eccentric houses bursting with life. Find yourself walking on West Common in moments or a quick stroll into the city centre will find you with loads of pubs, bars and restaurants

What is it like?

How close is it to campus?

"Dependent on route and energy levels, you walk to Campus in about 15 mins. Or if you prefer to cycle you can roll out of bed and be in lectures within about 10 minutes (6 minutes cycle and 4 minutes to lock up and run in)

Replacement Tenant Accepted

Only in genuine circumstances will the student be allowed to find a replacement tenant and that too depends on a case to case basis. An administrative fee will be applicable to proceed with the replacement.

Early termination by students

Students must provide at least 2 weeks' notice, or as much notice as possible, if they wish to end their lease early. The bond deposit will be forfeited if the lease is terminated early.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Booking Deposit

Typically, a deposit is one month’s rent. Or 3-5 weeks.

Mode Of Payment

Credit card, debit card, bank transfer and cash payments. Note: Please be aware that all credit card transactions attract a 2% surcharge.

Pay In Instalment

Rent can be paid on a weekly basis. Rent must always be paid one week in advance.

Guarantor Requirement

Security Deposit

You need to pay 2 weeks rent as bond to secure your room with the property.

Do Pay Council Tax?

As you are a student, you should not pay Council Tax and you must remember to fill in this form as soon as you move into your new property.

Do need a TV licence?

Yes, a licence is required to watch any programmes (even if you’re not watching on a TV).

Who protects my deposit?

Your landlord must protect your deposit using a tenancy deposit protection scheme. It must be a Government approved deposit scheme! ‍

Is Wi-Fi included?

It depends on the property – it will be clear in the property description whether Wi-Fi is included in the price. PMG also have partnered up with The Bunch to help you sort out your bills.

How much are bills?

Landlords should be able to provide a rough idea of how much bills will be for the property. All-inclusive bills for properties is usually easier but more expensive than sorting them out yourself as there is a mark up or you pay a management fee. PMG can offer you a bills included package with every home on our platform.

Can I sub-let my room?

Yes, the PMG platform allows subletting but make sure you have permission from your landlord! Or, ask us for advice.

Do have to pay a 12-month contract?

Most of our landlords would prefer you entered into a 10-12-month contract. You can sublet through PMG when you’re not there if you’re strapped for cash. Some of our landlords are happy for shorter lets but please get in touch to ask whether that is the case!

What is a guarantor? Do need one?

Yes, you will need a guarantor. A guarantor is someone who agrees to pay your rent. For example, a parent or close relative. If you don't pay your landlord what you owe them, they can demand your guarantor to pay on your behalf. Please read your tenancy agreement or your separate guarantor agreements, which sets out the guarantor's legal obligations.
