This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    To secure a property all you pay is £100 at the time of booking.

    Pay In Instalment

    For UK Students: a) £100 Holding Deposit b) 6 Weeks Rent Minus Holding Deposit. Due on the 15th July 2025 or 1st August 2025 (Depending on the start date of your tenancy agreement) c) 16 Weeks Rent Due on the 15th October 2025 d) 16 Weeks Rent Due on the 15th January 2026 e) 12 Weeks Rent Due on the 21st April 2026 For International Students: If you are an international student or unable to provide a UK guarantor please see the payment schedule below: a) £100 Holding Deposit b) 6 Weeks Rent Minus Holding Deposit. Due on or before the day you sign your tenancy agreement c) 44 Weeks Rent Due on the 15th July 2025 or 1st August 2025 (Depending on the start date of your tenancy agreement)

    Guarantor Requirement

    1. The property accepts only UK based guarantors if you want to pay in instalments. 2. International guarantors are not acceptable to the property. Please Note: The guarantor must be over 21 years of age, a permanent resident of the UK, and financially capable of covering your rent obligations in the event you are unable to do so.

    When can I move in?

    You can move in any time from the start date of your tenancy, but if you would like to move in early or late, please let them know.

    Can I stay for more than one year?

    If you want to stay for the following year, you can stay over the summer between tenancies for free, just let a member of our staff know as soon as you decide.

    Can I cancel if I change my mind?

      Yes. Please note however you will be required to find a suitable replacement for your room, and you will still be responsible for the rent payments until a replacement is found. They will also help you to find a replacement by advertising the property on our website.

    Can I choose which room I want?

    Yes, unlike most other providers, you can select the exact room you would like from the floorplan.

    Can I stay if I’m not a student?

    Unfortunately you can only stay as a non-student if you are sharing with someone who is currently studying full time. Please note, the non-student would be responsible for paying council tax during that period, however they would be allowed a discount.

    Do you allow dual occupancy?

    Yes we allow dual occupancy, we dont charge extra for sharing.

    How do I secure a property?

    1. You need to pay a holding deposit of one week's rent at the time of booking.

    2. This will be set off against your first instalment of rent.

    How much is the Holding Deposit and what happens to it?

    We ask you to pay a Holding Deposit to secure your room. When your tenancy commences, the Holding Deposit will convert into a refundable Security deposit. All deposits are registered with TDS which is a government accredited Tenancy Deposit Protection Scheme provider. At the end of your tenancy, a final inspection of your room will be carried out prior to your move out and if any deductions are required they will be discussed with you at this point. Assuming the room and its belongings are in the same condition as when you moved and you have provided your bank details within our Portal you will get your deposit back within 10 working days. If you cancel your room booking within 14 days of your Accommodation Offer then you will be entitled to a full refund. After 14 days, the Holding Deposit is non-refundable*. Please refer to our cancellation policy for full terms and conditions. *not applicable for bookings made at properties in Scotland. 

    Is there an age limit for booking with Property Management Students?

    We only accept bookings if you are over 18, with the exception of properties in Scotland where you must be 16 or over. This is due to the legally binding tenancy agreement that every tenant is required to sign when living at Property Management Students. We also can only accept people in full-time education. 

    Do you provide female-only accommodation?

    We do provide female-only accommodation in some of our schemes but it is not guaranteed that this will be possible. Please speak to the site team to find out more information. 

    Can I choose who I live with?

    We are more than happy to accommodate groups as well as individuals. Where youre not booking in a group, we understand your flatmates will be key to your experience so when you book as an individual, we will ask you a series of questions to help us to match you with the perfect flatmates. 

    Am I allowed to have guests?

    Yes. It is your home so you are allowed to have guests visiting you. 

    Is there always a member of staff available?

    Our standard office hours are between 10 am 5 pm. Out-of-office hours are also supported by emergency contacts.

    Can I bring my own electrical equipment for cooking, i.e. rice cooker?

    No we do not advise you to bring your own electrical cooking equipment for health and safety reasons. 

    Can I smoke in the accommodation?

    Smoking is not allowed within the accommodation, however, there is a designated smoking area outside the building. 

    What happens if I don't get on with my new flatmates? Can I swap rooms?

    If you are having any issues please contact the Accommodation team in the first instance, we will do all we can to help. In exceptional circumstances it may be possible to move you; however, we would look to resolve any issues with you all. 

    Can I have pets?

    No pets are permitted under the term of the tenancy agreement. 

    Can I have my groceries delivered to site?

    Yes. Groceries can be delivered to the reception area, but you are to ensure that you are available to take receipt of the delivery. Delivery drivers are not to be given access to the flats. 

    Do I have WiFi?

    Yes, WiFi is included in your rent. You'll also have a broadband connection in your room on your desk. 

    Why do I need a Guarantor?

    All students who wish to pay their rent by using an installment plan are required to provide a qualified UK Guarantor. This provides us with the security and knowledge that the rent will be paid in full if you were to default on payment. 

    Will I be close to uni?

    Yes, all of our properties are in the city centre and within a few minutes walk of the NTU city campus.

    What if something in my flat breaks or isnt working?

    Drop us an email or pop into the office to let us know, our on-site Maintenance team will be able to deal with most things.

    Who cleans the room and the communal area?

    The students are responsible for their own rooms and communal kitchen within the flat. All other rooms and communal areas are cleaned by the site cleaner.

    Are there social events organised for the residents?

    Absolutely! We want our community to suit you, so we wont force you to come to our events but you are always welcome. If you have your own suggestions for us even better!

    What is the difference between the studio types?

    The main difference between our studio types is the size and which floor that they are on.

    How long is the tenancy?

    Tenancies are fixed at 50 weeks. Please contact us if you would like a longer or shorter contract and well see if we can arrange something.

    Do I need to pay a damage deposit?

    No.

    Are there Laundry facilities?

    Yes, there are free laundry facilities in all of properties.
