University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

A booking deposit equivalent to 1 week's rent is required and will be credited towards the first rental invoice. Advance rent payment options are: 1× in advance: 4% discount. 3× per year in advance: 2% discount. 10× per year in advance: No discount.

Students can choose from the following payment options: Full Payment Quarterly Payment Monthly Payment Due dates for the full payment and quarterly payment plans are September, January, and May. Due dates for the monthly payment plan are September to June.

Guarantor Requirement

A domestic guarantor is required. An international guarantor must have a searchable web presence on Google. HousingHand is accepted as a third-party guarantor. Passport is required as a guarantor document.

Are bills included in the rent?

Yes, all bills are included in the weekly rent. There are no separate charges for Wi-Fi, water, electricity, or heating. You pay one fixed weekly amount and that covers everything in your studio and full access to the building's shared amenities.

How far is the University of Greenwich from your studios?

The University of Greenwich main campus, at the Old Royal Naval College on Park Row, is approximately a 5-minute walk from the studios. The property is located at 3-5 Tunnel Avenue, just off Greenwich High Road in SE10.

Is Greenwich safe for students?

Greenwich is one of South East London's safer and most popular neighbourhoods. It is a UNESCO World Heritage Site, attracts millions of visitors a year, and has the kind of pedestrian footfall that keeps streets active through the evening. The building has 24/7 CCTV monitoring covering all entry points and shared spaces, secure key-fob entry restricted to residents and authorised staff, and on-site management during the day. Studios have individual locks and an en-suite bathroom, so there is no shared circulation outside your private space.

How do I get to Central London from your accommodation?

The fastest route is the DLR from Cutty Sark station, about a 10-minute walk from the building. From Cutty Sark, Bank (City of London) is around 15 minutes, Canary Wharf is around 5 minutes, Stratford is around 25 minutes, and Tower Gateway near Tower Bridge is around 12 minutes.

Are the studios fully furnished?

Yes, every studio is fully furnished and move-in ready. Your studio includes a double bed with mattress, wardrobe and storage, study desk and chair, en-suite bathroom (shower, basin, WC), kitchenette with hob and microwave and fridge, and a window with blinds.

What amenities are included for residents?

All residents have access to the building's shared amenities at no extra cost. These include a gym with cardio and weights equipment, cinema room for film nights and gaming sessions, library for quiet study, gaming room with consoles, social kitchen for cooking together or hosting friends, landscaped courtyard for outdoor downtime, laundry facilities on-site, secure bike storage, 24/7 Wi-Fi throughout the building, and on-site management for any maintenance or admin issues. These are designed as part of the experience, not as add-ons. Residents tell us the shared spaces are where most of the friendships form, which is particularly important for international students who arrive without a local network.

Can I have guests in my studio?

Yes, you can have guests in your studio. Friends and family are welcome to visit during reasonable hours. For overnight guests, please follow the guidance in your tenancy agreement and let on-site management know if anyone will be staying for more than a night or two. This is for security so the team knows who is in the building. Parties or events that disturb other residents are not allowed. The social kitchen and cinema room are better spots for larger gatherings, and the landscaped courtyard is open to all residents. Standard tenancy terms apply: your guests are your responsibility while they are in the building.

How secure is the building?

The building has 15 cameras running 24 hours a day, with motion detection enabled where it matters and during late night hours. Access is digital and controlled floor by floor and zone by zone, so a resident can only reach the floor they live on. This is stricter than the single front door entry most student buildings use, and it means the corridor outside your studio is only reachable by your immediate neighbours.
