Cancellation Policies
  • Cooling Off Period
    Before entering into a tenancy agreement, cancellation is accepted with a full refund of the Advance Rent payment if written notice is received before the Booking Confirmation email is sent and within 7 days of application. If the tenancy agreement is not completed within 7 days of application, the Advance Rent payment may be retained if either party cancels the booking. After entering into a tenancy agreement but before the tenancy start date, cancellation is accepted with a full refund
  • Replacement Tenant Accepted
    The student is responsible for finding a replacement tenant. The property may assist in the process. Cancellation or surrender is only accepted once the replacement tenant completes all tenancy steps and receives a Booking Confirmation email. Liability for rent ends when the replacement tenancy begins. Advance Rent and other rent payments are refunded less rent due up to the replacement takeover date.
  • No Place No Pay
    Applies to prospective first-year undergraduate and postgraduate students applying to study in the UK. Applies to full-term, part-term, and semester-let accommodation. Cancellation is permitted if the student does not receive an offer from their chosen university or higher education institution. Proof of declined or deferred admission must be submitted in English within 48 hours of results publication. Accepted proof includes a university rejection letter or UCAS confirmation. Cance

    Applies to prospective international students booking full-term, part-term, and semester-let accommodation. Cancellation is permitted if the visa application is officially refused. Official written proof of visa refusal in English must be submitted within 48 hours of receiving the decision. Proof must be submitted no later than 7 days before the tenancy start date.     Guarantor Requirement

    A UK-based guarantor is required if paying in installments for most properties. Students without an accepted guarantor must pay the full year’s rent upon application. UK guarantor requirements: Must be personally known to the student. Must live and work in the UK. Must be aged 18–75. Must be employed, self-employed, or receiving a private pension. Must have a good credit history. Must provide proof of income. Must provide proof of residence for the last 3 years.

    Booking Deposit

    No deposit or bond is charged. An Advance Rent payment is required at booking. The Advance Rent payment forms part of the total rental amount. The advance rent payment is usually £200. The Advance Rent payment is deducted from the total rent due.

    Why should I live at the property?

    No, you do not. Contents insurance is automatically included with your rent. You don’t need to do anything to activate this cover, but it is important for you to check and ensure that you fully understand the protection provided and whether it is sufficient for your needs.

    Absolutely. A super-fast internet connection is available in every bedroom.

    Do I need to move out during the holidays?

    Your property contract is for a fixed length of time – so your room is yours during that period. That means that you don’t have the hassle of moving your belongings out during the Christmas or Easter vacations, and you can choose to stay in your property over these holidays if you want. It’s usually possible to book additional accommodation over the summer period if you want to stay then too. But we advise booking early to ensure rooms are available.

    Do you have staff at your properties?

    The residence has a team of trained staff on site to respond to meet your needs. Their job is to make your property experience as enjoyable as possible.

    Their on-site management offices are open Monday to Friday. During these times they will answer any questions, respond to any issues and offer advice, as well as ensure a friendly face is there to greet you every day.

    They also have a highly skilled team of caretakers who are available around the clock. They’re there to resolve any maintenance issues quickly and efficiently – keeping the site safe and secure.     While most students settle into living away from home quickly, they understand it can take a little longer for some than others. So, while their tenancy agreement limits how far they can get involved, their people are trained to offer advice that helps residents to overcome a range of issues.

    The management office is open Monday to Friday, each week. The opening hours are 9am-6pm Monday-Thursday and 9am-5pm on a Friday*.

    What happens if I have a maintenance problem?

    The property has a dedicated caretaker team to respond to and solve your maintenance issues. They respond to every issue quickly and, if possible, will complete the repair during the first visit. Of course, this isn’t always possible and there are times when parts need to be ordered or external contractors arranged. When this happens, they’ll keep you updated on the progress.

    What are the Terms and Conditions of staying with this property?

    All rooms that are let directly to students are done so using an assured short-hold tenancy agreement or Licence. These agreements outline what is expected of the resident and, similarly, properties’ obligations as a landlord.

    The agreements are a legally binding document and should be read carefully. Once signed they are for a fixed term and should the resident wish to move out of the accommodation before the end date, they will remain liable for the full rent until the end of the contracted period and are responsible for the condition of the property regardless of whether they are staying in the hall or not.
