The total rent for the term is divided into equal installments, due on the first of each month during the residence. Installment amounts are always equal and are not prorated. If a tenant moves in after the first of the month or moves out before the last day of the month, the full equal installment for that month remains due. A late fee of 10% is charged per occurrence.

Rent can be paid through the resident portal using a credit card or bank account number. Rent can also be paid by personal check, money order, or cashier's check. Automatic payments through the resident portal are available.

If a tenant is unable to qualify on their own, they will be required to have a guarantor. A Guarantor Waiver Program is available for students at $65 per installment, allowing them to qualify without a personal co-signer. Non-student applicants can qualify through LEAP Rent as an alternative to a guarantor.

Telecom fee: $199.00, one-time. Trash service fee: $13.00 per installment. Damage Liability Waiver (DLW): $17.00 per month. Utility fee: $7.00 per month. Utilities: Amount varies based on usage per month.
