    For AY 25-26 & AY 26-27:- Cancelling within the Initial Cancellation Period (‘Cooling Off Period’) You can cancel your tenancy agreement for up to 7 calendar days after the date of the booking, which is known as the Initial Cancellation Period, or ‘Cooling Off Period’. Providing your booking is cancelled within this Initial Cancellation Period, we will refund your full security deposit. Please note, refunding the deposit after cancelling the booking may take a number of weeks depending on

    For AY 26-27 :- If the student’s place at the university is withdrawn as a result of the student’s visa being denied they may be eligible to be released from this booking provided the tenant supplies the property team with the following evidence: A copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student
  • No Place No Pay
    For AY 25-26 & AY 26-27:- If the tenant is a prospective first year undergraduate student and the student’s offer of a place at the university is withdrawn by the university as a result of the student not having achieved the required entry grades, the tenant may be eligible to be released from the agreement provided the tenant supplies the property with the following evidence: Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customer’s U
  • Replacement Tenant Accepted
    For AY 25-26 & AY 26-27:- 1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement. 2. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, you will be released from your tenancy agreement, and the property will refund your deposit.     Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    Security Deposit

    For AY 25-26 & AY 26-27:- 1. You need to pay a certain amount (depending upon the room type you select) as a deposit to secure your room with the property. 2. This will be refunded to you at the end of your tenancy period less any deductions and pending charges.

    For AY 25-26 & AY 26-27:- 1. If you have a UK guarantor you can pay rent in three installments, and they ask for the initial payment 3 weeks before checking in. 2. If you do not have a UK guarantor you will be required to pay your rent in full, 6 weeks before the date your tenancy commences. Please note: You must have paid the rent due by the time you arrive to check in.

    Guarantor Requirement

    For AY 25-26 & AY 26-27:- A. The property requires you to have a valid UK Guarantor if you wish to pay in installments. B. The property does not accept international guarantors. C. If you are unable to provide your own UK Guarantor, the property recommends the service of Housing Hand. Please note: The guarantor must: - 1. Be a resident in the UK for a minimum of 1 year. 2. Be over 21 years of age 3. Be a homeowner or in full time employment 4. Provide a copy of photographic identification, such as a passport, driving licence or ID badge 5. Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.

    Additional Fees

    For AY 25-26 & AY 26-27:- Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.

    Yes, if the applicant turns 18 during the first semester, a booking can be made at properties with 24/7 security. An adult over 18 must co-sign the tenancy agreement and accept its terms. Students under 18 may be accepted in some properties, subject to the property’s policy for students under the age of 18.

    Can I have a package delivered before I arrive?

    Yes, it is possible to arrange for a package to arrive before move-in so that it is waiting at check-in.

    Is parking available at the property?

    Some properties offer car parking facilities for a small charge. Interested residents should contact the property team directly to reserve a parking space.

    What do I need to bring when picking up my keys?

    Photographic ID, such as a passport or driver’s license, is required when collecting keys.

    When will I get my deposit back?

    Deposits are returned after the tenancy ends and the room is inspected. The amount returned will depend on any outstanding charges or damages.

    Is my deposit protected?

    Yes, deposits are held securely in a government-authorized deposit protection scheme and are returned at the end of the tenancy, subject to the terms of the lease.

    Are virtual viewings available?

    Yes, virtual viewings are available for applicants who cannot visit in person.

    The property team provides a tour of the building, including communal spaces, outdoor amenities, and any available rooms. Some rooms may still be occupied by current residents during the visit.
