  • Cooling Off Period
    If a student needs to cancel, they must notify us via email or WhatsApp. Key points: Once the Reservation has been paid, it is non-refundable, even if the Guest cancels or fails to complete the application within 72 hours. The Reservation will only be refundable if the Host explicitly rejects the booking or the Guest’s application. In such cases, a refund will be issued minus a 5% administrative fee (to cover payment processing), and the process may take up to 30 days.

    If a Reservation is paid without the required visa in place, or if falsified/altered documents are submitted to pass visa checks, the Reservation may be cancelled and any refund issued will have five percent (5%) retained at the time of refund as an administrative fee.

    Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Booking Deposit

    You pay 2 weeks of the room price upfront. This covers your first 14 nights. It is non-refundable. Payment is made by card directly through the website.

    Security Deposit

    A refundable security payment managed directly by the Host. 4 weeks of the price for 90-night minimum stays. 2 weeks of the price for 60-night minimum stays. Due by day 7 if you decide to stay. This is separate from the Licence Payments, it does not cover your stay. Refunded after check-out, provided all conditions are met.

    Are bills included in the price?

    How are bill costs calculated?

    Utility charges not included in the rent are calculated based on actual consumption during the stay. Estimates may be provided for guidance, but final charges depend on usage.

    When do I pay for utilities?

    Utilities are paid every 2 or 4 weeks in arrears, along with Licence Payments. Charges appear on the statement once consumption is recorded and split.

    How are bills split?

    Utilities are split evenly per occupied room, not by the number of people in the room.

    What happens if bills are not paid on time?

    Late payments may incur daily penalties as outlined in the Terms of Service and House Rules.

    Can I get a summary of monthly consumption?

    No, monthly summaries with usage and cost breakdown are not provided by the Host.

    Can I change bills myself?

    No. Service contracts such as internet, cable, or utilities cannot be initiated or modified without written approval from the Host.

    What if I am away for a few days?

    Bills are split per room, not based on presence. Charges apply even if the room is unoccupied for a short period.

    Do rates change by season?

    Yes, costs per unit (such as electricity kWh) may vary depending on the season.

    Are the rooms furnished and as shown in the photos?

    Yes, rooms come furnished with a bed, desk, chair, and storage. The exact room shown in the listing will be provided unless stated otherwise.

    Will I have privacy?

    Yes, each resident has a private room with access to shared spaces such as the kitchen and living room.

    Can I work from the property?

    Yes, most rooms include a desk, and common areas are suitable for work or study.

    Can I rearrange the furniture?

    No, furniture layouts must remain as provided.

    What is included in the reservation?

    A private room, access to shared spaces, and the selected number of nights. The Guarantee Deposit is separate.

    Can I change rooms?

    One free room change is allowed during the stay. Additional changes may incur a fee. A 7-day Experience Period is included in all stays.

    What if the room is not in good condition on arrival?

    A Condition Report with photos or videos must be submitted in the Guest App within 72 hours of check-in. Otherwise, the room will be considered accepted.

    Who is responsible for cleaning and maintenance?

    Residents are responsible for keeping the property clean and in good condition.
