    If you wish to end your contract early, you are required to provide the property with 1 month's notice in advance and will be responsible for paying an early termination fee. Please note: The early termination for each building will be available to the tenant in the contract for the unit and is specific to that building, all buildings do not have the same Early Termination Fee.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Booking Deposit

    1. The tenant must pay a £300 (non-refundable) holding fee at the time of booking. 2. The holding fee will be forfeited if the contract is not signed within 5 working days.

    Security Deposit

    1. The security deposit is 4 weeks of rent. This is roughly 1 month’s rent. 2. This will be returned after the tenant's check-out barring any damage to the unit.

    Pay In Instalment

    You need to make a upfront payment for your entire stay If you don't have UK guarantor.

    Guarantor Requirement

    You must have a UK guarantor to book this property. In case you do not have UK guarantor you need to pay upfront payment for your entire stay.

    Additional Fees

    Double occupancy is allowed by simply adding £100 GBP more per person per month

    The property rooms, studios, flats and apartments come furnished with most bedrooms having access to either an en-suite or private bathroom. Their bedroom spaces have been designed with you in mind, featuring a good amount of storage space (either built in or free standing) as well as comfy ottoman beds.     Their specially designed communal spaces vary depending on which Co home you live in. Some buildings have shared gyms, co-working areas, gardens, balconies, lounges, kitchens, dining rooms and event spaces.

    What is included in my all-inclusive monthly bill?

    The monthly price includes your rent, utilities, regular cleaning of the communal areas, community events, access to amenities and discounts to their network of partner services.

    What room types do you have?

    They are inclusive of all stages of the renting lifecycle. They have a mixture of rooms, 1, 2 and 3 bed apartments. You can choose to rent a room or an entire apartment – it's up to you.

    What activities does the property management offers?

    Their events and activities are varied and tailored to the community within each property, but they are always selected around their key community pillars, personal and group wellbeing, meaningful engagement and professional growth.     How is rent paid?

    Rent is paid at the start of each month via direct debit or their Utrust cryptocurrency payment method. The process is monitored by their HQ and all invoices sent via email.

    How do I cancel my membership?

    They understand that some members may need to move out sooner than planned. They offer flexible contracts for all units across their portfolio, so should you need to leave them before the end of your greement, they require 4 weeks' notice.

    What is the minimum length stay?

    This depends very munch on the property. The length of stay usually starts from 3 months upwards. However, in some properties they are able to offer stays from as little as 3 nights.

    Can I have a virtual viewing?

    Absolutely! Besides viewing their photos and 3D tours of each property, you can also book a virtual viewing with a member of their sales team. Before you do that however, they always advise you to have a chat with one of their  sales team so they can better understand your needs.     How much is the monthly rent?

    The monthly rent will depend on what unit you live in and which property. On their  website, they always give the 'starting from' prices. This price should be used as a guide only. Unit monthly rental prices can vary depending on seasonality and availability.
