  • Cooling Off Period
    For 23-24 AY (STL): - The property does not offer any cooling off period, all contracts are legal and binding. For 24-25 AY: - 1. The property offers a 5 day cooling off period from the moment of booking prior to 31 May 2024. After 31 May 2024 the cooling off period becomes 48 hours. 2. If you cancel within 5 days (or 48 hours after 31 May 2024), they will refund you in full less any bank charges if applicable. This applies to bookings starting in more than 5 days. Cancellations must be in writ
  • No Visa No Pay
    1. If you are declined a Visa to study in the UK, you may cancel and obtain a full refund. 2. Evidence in the form of a visa rejection letter is required within 7 days of receiving it or before 16th August 2024. This letter must include a date and student’s name. 3. You do not qualify for a refund if: a. You did not complete all necessary steps required by UKVI to complete your visa application. b. Your university was unable to issue you with a CAS Number to obtain your visa owing to you not com
  • Replacement Tenant Accepted
    1. Once the cooling off period expires, you will be bound into a Tenancy Agreement & lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy Agreement. 2. You will be charged a Replacement Fee of £250 to cover the administrative work and vacating your room for a replacement tenant. 3. Property will release you from your Tenancy Agreement on the date seven days after any of the above has occurred.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
