Cancellation Policies
  • Cooling Off Period
    For 26-27 AY: - 1. If you have not yet collected your keys, you may cancel your booking by submitting a written request or sending an email to the residence inbox within 7 days of signing the Advance License Agreement (the “ALA”). In this case, you will receive a full refund of any fees paid. However, if you book your accommodation on or after August 1, 2026, the cooling-off period will be reduced to 48 hours. 2. For Summer and short stay bookings outside of academic term times and/or for holid

    For 26-27 AY: - 1. If you are denied a visa, please let the property team know as soon as possible. They can cancel your booking if you have applied for a visa and it has been refused, but you must please let them know, with evidence within 5 days of your visa being refused. 2. If your visa is delayed, please also let them know as soon as possible. They will try to hold your room for you while your visa is being processed, but you will be liable for any fees payable under the ALA in the meantime
  • No Place No Pay
    For 26-27 AY: - The following is applicable to first-year undergraduate and pre-sessional post graduate intakes only. If you are not successful in obtaining your place at your chosen university/college then don’t worry. The property will release you from the ALA and refund any advance fees paid if you provide proof that you did not obtain a place at a university/college which is within a reasonable distance from the accommodation booked. You will need to submit your request to cancel by email al
  • Replacement Tenant Accepted
    For 26-27 AY: - 1. After signing your ALA, paying the booking fee online, and completing the cooling-off period, you confirm your commitment to the accommodation and agree to adhere to the terms of the ALA, including full payment of the ALA fees as they become due. 2. In most cases, any cancellation request after this point will require you to find a replacement student approved by the property, subject to an administration fee of €100.

    For 26-27 AY: - Once you have moved into the residence, outside of the termination rights in clause 8 of the Advance Licence Agreement (the “ALA”), cancellation of the ALA will only be considered in exceptional circumstances. You may also be required to find a student, who is approved by the property, to replace you. This carries an administration fee of €100. You must have withdrawn from your University or College due to medical reasons and provide proof in the form of a withdrawal letter, sign

    What do I do if something isn’t working in my apartment/flat?

    If you have any maintenance issues, you can simply log into the portal and select the "maintenance" option at the top. Once you've done that, then log your issue and give as much detail as possible, and follow the online form instructions

    Can I receive post?

    Absolutely, you’ll have your own post box in reception and will be given a key to check your post at any time of the day/night. Parcels can be delivered to reception for them to look after; you’ll need to bring your ID when collecting them. However, please be aware of their postal policy when using this service.

    Can I speak with someone from the residence if I have a personal problem?

    Their friendly team are always happy to lend an ear. Before talking to them, they’d advise you contact your university support team first, since they may be able to offer you advice. If you would like to speak with the Accommodation Manager, you’re welcome to book an appointment and they’ll be happy to meet with you.

    Do you accept pets?

    No.

    Do you have CCTV?

    Yes, there is CCTV in common areas and hallways.

    Who cleans the communal areas?

    The residence team will take care of that, but please respect these living areas, as they’re proud of what they’ve done with them.

    Where can I smoke?

    Their buildings and grounds are strictly non-smoking. You are welcome to smoke outside the building, at least 5 metres away from doors and windows.

    Do I have to be a student to rent a room?

    You must be in full-time education. If you have finished university but are completing an internship or work programme, you can stay provided you have not graduated from your course.

    Is there somewhere to keep my bike?

    There is! You’ll find plenty of secure bike storage available for you to use throughout your time with them in their dedicated bike stores. Can i bring kitchen appliances Of course! however they do not allow deep fat fryers or anything appliance that has by default a non Irish/UK plug.

    Can I park my car?

    Yes, depending on the residence there is parking available.

    What time can I arrive, and what time is check-out?

    You can check into the room at 16:00 on the day of your check-in. On the day of your check-out you will have to vacate the room by 10:00. If you do arrive early for your check in, you may be able to get your keys early if the room is ready, if not you can relax in one of their communal areas until it is clean.

    Can I check in earlier or delay the check out?

    The rooms maybe available to check in early or check out later, but you will need to discuss and confirm with the site teams prior to arrival who will be able to confirm and advise.

    Which documents do I need to check in?

    You will need to bring a valid identity document (passport) and a certificate confirming the enrollment in your course of study.

    Can I arrange to live with my friends?

    Yes — you can let them know your wish to live on the same floor when booking. If you don’t already know anyone moving in, don’t worry — most students come on their own and soon make friends.

    Can I choose what floor I live on?

    For most of their residences - yes you can, but this is subject to the accommodation team and the availability of chosen room type.

    Will I be sharing a room?

    All their non-studio accommodation (with the exception of twin rooms) are for single occupancy only. They are happy to accept dual occupancy requests for selected studios.

    Who is responsible for a guest while they’re on the premises?

    As a resident, you are responsible for your guest. They must be signed in on arrival and signed out on departure. Please follow all house rule regulations while on the property.

    Can I personalise my room?

    Absolutely - feel free to personalise your room, but it must be returned to the residence team in the original state on check-out. Damage charges may apply if the room is not returned in a decent state. To note, for safety they also do not allow candles or anything nailed to the walls. They have a lovely pin-board in each room type for you to make your own.

    Can I move in before my tenancy/licence starts?

    Please contact their residence team to check availability.

    Can family and friends visit?

    Generally your guests are welcome to come and see you throughout your studies. They ask you to be courteous to your other flatmates whilst you have your guest(s) over. You can have one guest stay in your room with you 3 nights per week (depending on your room type booked), but you must be present the entire time, please sign overnight guests in on arrival and out on departure.

    What do I need to bring?

    Rooms do not come with bedding, towels, bathroom supplies or cooking equipment, so bring your own or purchase in advance

    Will my property have Wi Fi?

    Yes — standard package includes free high-speed WiFi throughout the property (including in bedrooms via wired connection). You can connect up to 3 devices. The Internet is provided by a service provider; you have the option to upgrade for extra speed.

    How do the laundry facilities work?

    Use the Laundry app and go to the laundry room. All instructions will be available there.

    What's included in the monthly fee?

    Will anyone be at reception to meet me upon check in?

    Most of their buildings are staffed 24 hours a day. However, if you are planning to arrive at the weekend or out of office hours (normal office hours are 9am– 5:30pm) it is best to either phone or email ahead first ahead of your arrival. If the reception is closed when you arrive it is most likely that the team member is helping another resident. In this case you should call the security number provided at reception for assistance.
