Parade Green’s design is inspired by Oxford’s historic college quads, with open space to give it a village feel. All 887 rooms are in shared flats, each with a private bathroom, a shared kitchen and living space. Parade Green offers a plethora of great social and study spaces. From a roof terrace with stunning views, a gym, cinema room and an outdoor sports court. Our indoor games area has pool, ping pong and air hockey tables as well as a purpose-built study space. There is a bike storage, a common area with a TV, and vending machines.

Cancellation Policies
  • Cooling Off Period
    Cancellation policy (for Short Term Lease(STL)) If the booking is for check-in within 7 days, there will be no cooling off period. Additionally, if the student collects the keys to their accommodation the cooling-off period will not be applicable. Cancellation policy (Domestic): Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to the amber agent at any time during the 7 days after property sends you an e-mail confirming
  • No Visa No Pay
    If you don't get the visa to come and study in the UK you must send visa application rejection letter within 7 days, to the amber agent, of receiving it and if the property is satisfied, they will cancel your agreement. This policy is valid until the 31st August. The cancellation requests along with the proof of documents must be sent, from the email address you have registered the account with property.
  • No Place No Pay
    For domestic students: Applicable to 1st year students only. If you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement.   • Replacement Tenant Accepted
    Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, the property will release you from your Tenancy Agreement on the date seven days after the new Tenants Tenancy Agreement is signed.     Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    1. You are required to pay GBP 250 as advance rent payment at the start of your tenancy. 2. This advance rent payment will be put towards your first rent instalment. Note: For summer lets, you will be required to pay GBP 100 as advance rent payment.

    Guarantor Requirement

    A guarantor (either UK based or International) is required for all customers who book with the property. A guarantor is someone over the age of 25 who takes joint financial responsibility for your tenancy. If, for any reason, you are unable to pay an amount owed to the property it is your guarantor’s responsibility to do so.

    What bills do I need to pay?

    Most bills, including electricity, water, heating, and Wi-Fi, are included in the rent. If residents choose to watch live or on-demand television, they will need to pay for a TV licence.

    Do students have to pay TV licence?

    If residents watch live or on-demand TV, the Television Licensing Authority requires that a TV Licence be purchased. For more information, visit www.tvlicensing.co.uk

    Do I need to buy contents insurance for my room?

    When a booking is made, the personal items inside the room are automatically insured against fire, flood, theft, and accidental damage by their partners Endsleigh.

    Can I share a studio room with someone else?

    A small number of dual occupancy rooms are available in some properties. However, outside of these rooms, more than one person is not allowed to live in a room, nor can residents under 16 live in any room with a parent or guardian.

    Is there parking available at my property and how much does it cost?

    Some properties have parking available which can be reserved on a first come first serve basis. The cost of the parking space depends on the property.

    Can I bring my pet with me?

    No, unfortunately pets are not allowed.

    When can I move in?

    Move-in is allowed on or after the start date of the tenancy.

    What bedding is suitable for a 3/4 sized bed?

    A 3/4 sized bed is larger than a single but slightly smaller than a standard double.

    Do you provide bedding or do I need to bring my own?

    Bedding is not provided in the properties. Residents will need to bring their own bedding.

    Are things like pots, pans and cutlery provided in the kitchen?

    Residents need to bring their own pots, pans, and other kitchen items.

    Is there anything I can't bring with me when I move in?

    Illegal items must be left out of the new home. Candles and other hazardous items are not allowed. Pets must be left at home too. If a guide dog or working dog is needed, residents should contact the property to discuss options. Fridges are also not allowed, except in some medical circumstances, which must be approved by the property team in advance.

    I have more luggage than I'm able to carry in one trip – what should I do?

    Residents are encouraged to pack consciously and only bring necessary items on check-in day.

    My flatmate didn't help to clean the kitchen. What do I do?

    It’s a good idea to plan for check-out in advance of the end of the tenancy to share cleaning responsibilities. All flatmates are equally responsible for leaving the cupboards, fridge, and freezer empty and the kitchen clean. If others leave without cleaning, it is the resident’s choice whether to clean or not. Charges apply to all flatmates, so coordination is recommended.

    My flatmate has left food in the freezer. What do I do?

    Residents should speak with flatmates in advance to ensure all food and belongings are removed. If anything is left behind, a removal charge will be applied and split equally among all flatmates. If a resident is the last one to check out, they are encouraged to dispose of remaining items responsibly.

    Do I need to clean my room and flat before I check-out?

    Yes. Residents are responsible for leaving their room clean and empty. Items can be recycled or donated, and all rubbish must be disposed of responsibly. If sharing a flat, residents should coordinate to clean kitchen and hallway areas. Any cleaning, damage, or removal charges will be split equally between tenants.

    An item in the flat was damaged by my flatmate. Will I get charged for it too?

    Charges are applied for damages. If one person takes responsibility, only that person will be charged. If no one admits responsibility for damage in a communal area, the charge is split equally among all flatmates.

    Is cleaning provided?

    It is the resident’s responsibility to clean both their room and shared areas.

    Do I have to move out during holiday periods like Christmas and Easter?

    The room remains the resident’s until the end date listed in the Tenancy Agreement. If the contract includes holiday periods, there is no need to move out during those times.

    There is loud music playing above me, how do I make a complaint?

    Residents should speak to a staff member at reception or, outside office hours, contact the Emergency Control Centre.

    What are your fire safety procedures?

    The property works with Avon Fire and Rescue Service to exceed fire safety regulations. Fire risk assessments are done by qualified professionals, alarms are tested weekly, and evacuation procedures are explained at move-in. Emergency signage is located throughout the building, and staff are available for guidance if needed.

    Why are my windows restricted?

    Windows may have restriction devices for safety. These must not be removed or tampered with. If damaged, the property team should be informed immediately.

    What’s your policy on smoking / vaping?

    All buildings are non-smoking. Smoking and vaping are not allowed inside flats, rooms, or communal areas. Designated outdoor smoking areas with cigarette bins are available and should be used to keep the area tidy.
