Cancellation Policies
  • Cooling Off Period
    1. The property offers a 14-day cooling off period, starting from the day after the agreement is signed by all required parties. 2. In this event, all accommodation fees (and damage deposit) will be refunded by the property. Please note: No cooling off period applies if you have collected the keys to the room at the accommodation and residence from an authorised staff member. In this case, you will still be required to pay the full accommodation fees under the agreement.

    1. If termination is being requested due to a visa refusal, please provide a copy of the visa refusal letter to the property within 48 hours of you receiving the letter to be eligible for a refund of any accommodation fees and damage deposit paid to date and release from the agreement. 2. You will NOT be eligible for any refund if your visa is refused due to suspected fraud (or deemed unverifiable by UKVI) or if you have ignored their visa advice or requests from UKVI.     1. If you have failed to obtain the required qualifications to get into your first choice of University or pathway programme provider, you must provide evidence of this to the property within 72 hours of the release of your exam results to be eligible for a refund of any accommodation fees and damage deposit paid to date and release from the agreement. 2. If you do not provide evidence within this stated timeframe, you will still be required to pay the full accommodation fees listed in the agree

    1. You may also terminate the agreement by giving the property at least fourteen (14) days notice prior to the start of your first term if you decide to withdraw from your course. 2. In this event, all accommodation fees (and damage deposit) will be refunded. Please note: You will NOT be entitled to any refund if you have collected the keys to the room at the accommodation and residence from an authorised staff member. In this case, you will still be required to pay the full accommodation fees
  • Replacement Tenant Accepted
    1. If you wish to leave the accommodation at any time after the commencement but before the expiry of the licence period, you must give the property notice of this. You will be solely responsible for filling the vacancy in the residence created by your departure by finding a suitable replacement occupier. They may assist with this, where possible. If you find a suitable replacement, you must notify them immediately. 2. The property is under no obligation to accept the replacement occupier. If th

    1. If you defer your studies before your course study start date and communicate this to the property before your course study start date, they will transfer your residential licence agreement to match your new study dates. 2. If you defer your studies after your course study start date, to a later study intake, this will be considered less than fourteen (14) days notice and you will still be required to pay the full accommodation fees under the agreement.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    1. You will be required to pay the damage deposit of £250 along with the 1st instalment payment on the signing of the agreement. 2. The damage deposit is to be held to secure your compliance with your obligations under the agreement, especially to cover any damage to the accommodation or residence by you, your visitors or guests. 3. The property reserves the right to deduct from the damage deposit any sums due to them and any reasonable costs incurred as a result of any breach by you of the agreement or any of your visitors or guests and any bank charges incurred as a result of the deduction. 4. Such deductions may include, but are not limited to, costs in respect of cleaning and/or repair to any damage caused to the residence and its contents and any reasonable associated administrative charges, fire alarm fines, and any other reasonable costs or charges outstanding at termination of the agreement.

    Guarantor Requirement

    1. You will be required to provide a guarantor at the time of booking and they will be liable for the accommodation fees and any other charges under the agreement. 2. The property accepts both local and international guarantors, but they have to be a parent or guardian. 3. Your guarantor guarantees that you (and in your default, they) will pay the accommodation fees and any other amount due under the agreement and that you will observe and perform all your obligations under the agreement and that if you fail to pay the accommodation fees or other amount due or to observe or perform any of your obligations under the agreement, your guarantor will promptly pay or observe and perform them on request.

    They can provide single-gender flats depending on availability, please ensure that you request this when applying for a room and they will do their best to accommodate your request.

    Can I choose my room?

    The property allocate rooms, however, if you have any preferences or requests (i.e. higher floor), please let them know and they will accommodate these, where possible.

    Is it mandatory to live in accommodation provided by the property?

    If you are over 18 years old: no, it is not mandatory. If you are under 18 years old: yes, it is mandatory to live in their partnered residences.

    Will bedding be supplied?

    Yes, bedding packs (duvet, pillow, bedsheets) are provided for all accommodation bookings.

    Will kitchen packs be supplied?

    The residences normally include some appliances (such as kettle or toaster) in their kitchens. Most accommodations however do not provide kitchen supplies such as pots/pans, plates, cutlery, glasses etc. Please double check with the the property Livein team if you have any doubts. They can provide a discount code to purchase a kitchen pack to all UK students booking with them.

    Can I move in early?

    The earliest possible check-in date is stated on your license agreement. Unfortunately, it is not possible to arrive any earlier.

    How long is my accommodation license?

    Depending on the residence, they can provide licenses for the whole academic course (September to June/July), licenses for the whole year (September to August), or shorter licenses running from September to December. You can enquire the license lengths provided for your preferred accommodation with the the property Livein team.

    Are bills included with my accommodation fees?

    Yes, all utility bills (gas, electricity, water, WiFi) are included with your booking.

    If I’m unhappy with my room after moving in, can I move rooms?

    Please let them know if you have any issues with your room after arrival, they may be able to arrange this if they have availability. If it is not possible to move, they will strive to resolve any problems with the room you may have.
