Cancellation Policies
  • Cooling Off Period
    All cancellations must be submitted in writing to the Property Management, including the full name of the resident and details of the accommodation booking to be cancelled. Cancellations made within seven (7) days of the deposit payment are eligible for a full refund, less any applicable bank charges. Cancellations made after more than seven (7) days from the deposit payment, or after check-in, or after the contract start date, are not permitted. In such cases, the resident remains obligated t

    If a resident wishes to cancel or postpone the contract due to a visa to study in the UK not being granted, a copy of the official notification of visa refusal must be provided. Management reserves the right to request further written proof of the circumstances or situation leading to the cancellation or postponement request. All decisions made by management regarding such requests will be final.
  • No Place No Pay
    If you wish to cancel or postpone your contract with us because you did not achieve the grades required to secure a place at your University, you must provide a copy of the official letter from your University confirming this. Management reserves the right to request further written proof of your circumstances that justify this request for cancellation or postponement. All decisions made by Management regarding cancellation or postponement will be final.
  • University Course Cancellation/Modification
    If a resident wishes to cancel or postpone their contract due to the cancellation of their university course, they must provide a copy of an official letter from the university confirming the cancellation. Management reserves the right to request additional written proof of the circumstances leading to the request for cancellation or postponement. All decisions made by management regarding such requests will be final.
  • Replacement Tenant Accepted
    If a tenant chooses not to occupy the booked accommodation and fails to provide prior written notification, a charge of £350 will be applied, along with rent liability up to the date a replacement tenant is secured.
  • Covid-19 Policy
    Cancellations or postponements due to Covid-19 require submission of a UK medical certificate confirming diagnosis, or proof of Covid-19 related travel restrictions along with evidence of current residency and university place. Additional written proof may be requested, and all decisions regarding such requests will be final.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Booking Deposit

    To secure a room in the residence, applicants are required to complete the application process and pay a booking fee of GBP 350. Upon moving in, the GBP 350 will be converted into a room deposit. The deposit is refundable at the end of the contract period, provided no damages have been caused to the property.

    Guarantor Requirement

    If payment is made in instalments, a UK-based guarantor is required. If payment is made in full annually, a guarantor is not required.

    Pay In Instalment

    Rent may be paid in three instalments if a UK-based guarantor is provided, or in full annually without the requirement for a guarantor.

    Can I book a room without a viewing?

    Absolutely. However, management would always recommend booking a viewing so that the resident is 100% happy with the rooms and residence. Not everyone can attend, so please view the website to see and learn more.

    How long does a viewing take?

    Usually 15 to 30 minutes. However, the team is happy to spend as much time as needed assisting with the booking.

    What will I be shown on my viewing?

    All communal areas and room types requested (depending on availability at the time).

    How do I book a room?

    A room can be booked online here.

    Can I live in the residence?

    The resident must be a full-time student and 18 years or older at check-in. Bookings can be made whether the student has a conditional or unconditional offer. However, the cancellation policy should be reviewed prior to booking if the university place is not yet confirmed. A council tax exception letter/certificate will be required once moved in.

    Can I sub-let my room for the summer?

    Subletting is not allowed at any time during the contract.

    What is the damage deposit for?

    This is a refundable deposit taken to ensure the fabric of the room is kept to an acceptable standard during the tenancy, considering normal wear and tear. A full list of charges on check-out is available in the student arrival pack provided on arrival.

    What's included in my rent?

    The studio, all bills, internet (30Mb broadband), 24-hour presence, and support from the management team.

    What's not included in my rent?

    Food, laundry costs (wash £2, dry £1.50—subject to confirmation), TV licence, parking, and room-cleans.

    Can I pay my rent with my student loan?

    Yes, payment due dates are in line with student loan payments.

    What if I don't pay?

    Legal action will be taken in accordance with the contract.

    Can I live with my friends?

    Yes, bookings for rooms on the same floor or adjacent to each other are accepted. Some studios are suitable for double occupancy.

    Is there a discount for doing group bookings?

    No.

    How do you decide who I live with?

    Rooms are allocated on a first-come, first-served basis. Preferences can be noted on application but will be met only if availability allows.

    Yes.

    Can I choose which room I live in within the residence?

    No, but requests will be considered depending on availability.

    Can I move in before my contract starts?

    In many cases yes, at a daily rate. Contact the residence team to check.

    What do I need to bring with me on arrival?

    The room is furnished, but residents should bring kitchen utensils, linen, and personal belongings.

    Is there somewhere to park when unpacking?

    No onsite parking is available, but parking meters are located outside the property.

    Will there be someone to collect my keys from?

    Yes, the team will assist on arrival. Out-of-hours arrivals should be notified by email in advance.

    Can I change rooms if I am not happy with my allocated room?

    Yes, after four weeks from the contract start date, with a £50 administration fee. Exceptions may be made for cultural or exceptional reasons. Subject to availability.

    What cooking equipment is supplied?

    A conventional microwave, induction hob, under-counter fridge, and freezer.

    What kitchen equipment is not supplied?

    Crockery, utensils, pots/pans, small appliances, kettles, and toasters.

    Is bedding supplied?

    No. Most rooms have large-size beds, so double bedding will be needed.

    Can I personalise my room?

    Yes, provided it is returned to its original state at check-out or charges will apply.

    Can I bring my own washing machine/tumble dryer?

    No, laundry facilities are available onsite.

    Can I bring a pet?

    No pets are allowed.

    Yes. A wash costs £2.50 and a dry £1/hour. Laundry is provided by Circuit. A £5 top-up card must be purchased before use.

    Is there a post service?

    Yes, each flat has a post box in reception. Parcels cannot be delivered to reception and must be sent to a relevant drop-off location.

    Only outside, at least 5 metres from any wall. The buildings are non-smoking.

    Is a TV provided?

    Yes, with prior permission from the residence team, and provided noise and cleanliness rules are followed.
