Cooling Off Period
  1. If you cancel your booking more than four weeks before check-in, all weekly fees will be fully refunded. However, the placement fee remains non-refundable.

  3. If you cancel within two weeks of check-in, you will forfeit the first eight weeks’ payment and the placement fee. Any extra weekly fees paid will be refunded.
No Visa No Pay
  1. If your visa application is rejected, you will receive a full refund, including any deposit paid, upon submission of the Visa Refusal Notification — provided you give at least two weeks’ notice to the property before your scheduled arrival. The placement fee remains non-refundable.
  2. If you notify them less than two weeks before arrival, the placement fee and four weeks’ rent will be retained. Any remaining balance will be refunded.
  3. For any other modifications, the standard cancellation policy — including notice periods and penalties — will apply.
Replacement Tenant Accepted
  1. If you choose to terminate your contract after checking in, you will forfeit the remaining rent unless a refund is approved.
  2. A refund of the remaining rent and security deposit (minus an administrative fee equal to one week's rent) may be granted if:
    1. You secure a replacement tenant, subject to approval by the property.
    2. You continue paying rent until the replacement tenant takes over.
    3. The accommodation is maintained in good condition, with no damages incurred.
  3. Your security deposit cannot be used for rent but may be applied toward cleaning costs, property or furniture damages, or any fines incurred.
  4. Refunds will be processed via bank transfer and may take up to three weeks from the check-out date.
