When I book the accommodation, do I have to sign a contract?

Management converted Management services to 100% digital to avoid printing paper. Once the Student has paid the deposit and received a confirmation email from us, your booking is confirmed. Students do not need to sign a contract or rental agreement. Students will need to read the property Terms and Conditions. Accommodation is suitable for students, professionals and anyone over 18 years old. An accommodation does not accept minors.

Do you provide bed sheets and towels?

The bedroom is provided with 1 set of sheets - a fitted sheet, duvet cover and pillowcase – (2nd set on request, €30.00 charge) and a set of keys per guest. Towels are NOT provided. Equipment must be returned to the Licensor when the Licensee leaves the premises. If any of these are missing, the Licensor has the right to keep, partially or entirely, the security deposit.

Can I have a guest in my room?

Visitors are allowed in the properties at any reasonable time of the day. Students must seek the Licensor’s approval prior to the arrival of overnight guests. Unapproved guests (or not communicated to Management) are not allowed. Approved guests can stay in private rooms for 3 (three) nights per month, free of charge exclusively inside the Licensee’s bedroom. For more than 3 (three) nights, a fee of €100.00 applies. Maximum duration: 7 (seven) nights. Overnight guests are not allowed in shared rooms. Students are responsible for the behaviour of their visitors and guests at all times. The Licensor does not allow guests in some of their properties. Existing or previous Students cannot be accepted as guests.

Are household bills and expenses included?

Student fee includes the supply of electricity, water, gas, waste collection and Wi-Fi. The heating system is set with a timer and it’s strictly prohibited to change the hours; in case of any alteration, all the Students will be charged €50.00 each (Section 21). Heating is not provided from May to September. Students’ consumption must not exceed a fair usage policy. Abuse will be charged as indicated in Section 21. The limit of electricity and gas is equal to €100.00 per week for the entire property. Students are responsible for clearing the rubbish, including glass.

Do you have free Wi-fi?

Wi-Fi internet connection is provided free of charge in each property. Fair broadband usage is recommended to ensure continuous service to all Students. Any illegal internet activity, e.g. peer-to-peer file sharing may be prosecuted. As the Licensor is not the service provider, property cannot guarantee the service reliability, speed and availability in each part of the property. No financial compensation is due to any Student in case of service downtime or provider changeover.

Are cleanings included?

The student fee covers the cleaning of the bedroom before arrival and common areas cleanings on a fortnightly basis. It is the responsibility of all Students to contribute to regular household chores in order to maintain, at any time, an acceptable status of order and cleanliness. Failure to do so will result in a cleaning charge of €80.00 euro equally divided by all Students at the same property.

What happens if someone disturbs other guests?

The Student must maintain a noise level that will not affect the quality of life of any neighbours. In the interest of common quietness, any noise should be strictly avoided from 11:00 PM to 07:00 AM. No house parties are allowed. Anti-social behaviour reported by any Licensee will result in immediate eviction. Anti-social behaviour includes violence, intimidation, coercion, harassment, obstruction, threats and any other behaviour that interferes with the peaceful occupation of the property or vicinity. No pets are allowed.

I am a smoker. Can I stay in your accommodation?

Smoking is severely NOT allowed inside the premises. Outdoor smoking areas are available in each property. Any Licensee accused/notified of smoking inside the premises will be immediately fined €50.00. Breaching the rule a second time will result in immediate eviction with loss of deposit and rent.

What do you provide inside the accommodation?

Included: Iron, Iron-board, Vacuum cleaner, Wardrobes, Furniture, Bed linen, Pillows, Kitchenware and Utility bills. Cleaning of the bedroom before arrival. Not Included: Personal items such as toilet paper, soap, cleaning products, and rubbish bags. Daily cleaning of common areas and outdoor space. Travel and medical insurance. Properties are equipped with laundry machines which cost is not included in the Licence fee.

Is there a laundry facility at the property?

All properties are equipped with laundry machines. The cost is approximately €2/hour and it is not included in the Licence fee.

I require maintenance at the property.What can I do?

You just need to contact the property maintenance number and will carry on the required jobs, based on priorities. The Licensee agrees that property representatives and subcontractors have the right of access to the property at any reasonable time for the purpose of inspection of the property and to carry out any essential repair or maintenance work, without any written or verbal notice, including maintenance inside the bedroom. The Licensee has an obligation to report immediately to the Licensor of any damage, loss or broken items requiring maintenance. No compensation is due to the Student in case of property maintenance issues.

I have a pet. Can I book the accommodation?

Management love dogs, cats and small animals but unfortunately, pets are not allowed in accommodation. Failure to do so will be charged €50.00 and eviction

When can I check in at the accommodation?

Check-in is after 2:00 PM on the first day of your booking.

When do I need to leave the room?

The room must be vacated by11:00 AMon the check-out date of all personal belongings and rubbish. The keys must be returned to the Licensor by following the instructions sent by email. Failure to do so will result in a €50.00 charge on the security deposit.

How does it work the check-in at the accommodation?

The property offers a self-check-in procedure where your customer can access the properties using a code to collect the keys in a key box located outside the main door. This allows the possibility to check in without appointment with a member of management staff, including at night. One week prior to arrival, the partner and customer will receive an e-mail with the instructions which contains the full address, room/bed number and the code to access the key box. Please be aware that check-in starts at 02:00 pm. Please make sure your customer will take the keys that are indicated in the e-mail. If see keys with a different tag (room/bed number), belong to others. Penalty fees for accessing the wrong room may incur. The property offers a welcome kit to all customers which includes some essential items for their first-night stay. It can be found over the bed upon arrival.

What is the difference between a private and a shared room?

Private room = you will not share with anybody else. Shared room = You will share the room with someone else both private and shared rooms have shared common areas, such as kitchen, living room and bathrooms.

Do I have to pay to complete a booking?

Property require a payment of €150 euro (€100 deposit + €50 booking fee) at the end of the check-out process to complete the booking. The rental payment is due when you arrive in the property.

Do I need a guarantor?

No, Students don't need any guarantor to book with us (a second person such as a parent who is solvent and liable for extra payments).  Once Students have paid your deposit and received a confirmation email from us, your accommodation is confirmed.

Is your accommodation for students only?

No. Our accommodation is suitable for students, professionals and anyone over 18 year old. The property do not accept minors.

How far in advance can you book a room?

It depends.  Short bookings (less than 8 weeks) can be done one year in advance (based on check-out date, not check-in).For example: if it's the 1st of January 2023 today, the check-out date of your booking must be before 1st of January 2024. You cannot book any room with check-out date after 365 days from today.Long term bookings (more than 8 weeks) can be done 2 years in days in advance.

Do you offer an airport pick-up or transfer to the accommodation?

To book a pick-up service - arrival or departure, you will need to select this option in the moment that you are creating your online booking.

  • Price of transfer service is 40€ per person in Cork
Transfer cancellation must be always notified by e-mail.    ➔ Until 48 hours in advance - no fee ➔Less than 48h of pick up scheduled time: 50% cancellation fee ➔Less than 24 hours of pick up scheduled time: full service will be charged You must inform by e-mail your customer's flight number and arrival time as soon as the flight is confirmed. Afterwards, Property will send an e-mail containing further information about the service.

I want to cancel a booking. Is there any fee?

If you are direct customer, you can find our cancellation policy below: ● Free cancellation within 72 hours of booking, unless the booking date is equal to or less than 21 days before the check-in date. ● Up to 21 days to check-in. The guest can cancel up to 21 days before check-in and get a full refund minus the booking fee. ● 21 to check-in. Bookings cancelled or altered are subject to a fee of €150.00.

What happens if I don't like the room and I want to cancel after check-in?

Property offer a 24h "satisfied or money back" policy as seen below: After you move in: ● 24 hour satisfied or money back. Upon arrival at the accommodation, Guests are entitled to a “Satisfied or Refunded” policy. The Customer can avail of two options: 1. A different bedroom, subject to availability 2. A full refund of the rental amount In case of option 2, the Guest must leave the accommodation within 24 hours after checked in. Deposit and other charges will not be refunded. If the room does not meet the Guest's expectations,  Property must be informed within 24 hours from check-in time. The guest must provide photo/video evidence that there are significant deficiencies to the property or to show that property is significantly different from advertised.

I am in the accommodation and I want to cancel or reduce my booking. What can I do?

Please see our cancellation policy after 24 hours. Early departure or cancellation throughout the duration of the stay must be requested with a minimum period of 28 days. Failure to provide sufficient notice period, it will result in loss security deposit and any remaining rental amount.

I want to extend my booking. Is it possible?

Extensions depends on availability.  In this case, you should contact our customer service as soon as possible by chat or by making a new reservation online. Extensions of 28 days or less require payment within 24 hours. Once the extension is confirmed, the cancellation policy for the new dates will apply. Discounted price offers are non-refundable.

Do I have to pay the rent in full or I can pay per month?

The total price that you see when you place your booking online corresponds to the rent for the whole period. If the booking is longer than 8 weeks, pmg will divide that amount in monthly rent or instalments. However, you can choose to pay upfront or merge some instalments.

Do you require a minimum period for extending my stay?

If you want to extend your stay in our accommodation, pmg don't require any minimum period. If the room or bed is available after your check-out, you can extend for 1 night or longer. A nightly rate will apply. Discounts are available for a minimum of one-week extension or more.The deposit has not been refunded in my card after 7 days?  If you paid the deposit by debit/credit card, it has been returned to the same card. In many cases, the amount you see as "paid" on your card is not a charge, but rather a temporary hold. When you paid a deposit to us, our payment processor will put a hold on the funds to ensure they are sufficient to cover the amount of the deposit. The hold on that amount has now been released, and you will see the funds returned to your account. However, the length of the hold may vary depending on the policies of your bank or card issuer. Typically, holds are released within 3-7 business days, but it can take longer for some cards. Basically Student will not see any transaction between you and property neither a charge nor a refund. In other cases, the amount will appear on your card shortly. If you are still unable to find it, please contact property.

When will I get a refund of deposit?

Your deposit will be returned within 7 days after your check-out date, after inspection of the room.If you paid by bank transfer or cash lodgement, please send us your bank account IBAN as soon as possible.Property cannot process a refund without a valid IBAN. If you paid by debit/credit card, the deposit will be refunded to the same card.

Why is deposit required?

Property requires a security deposit from each customer staying in our premises to prevent any damages or in case of cancellation and problems at check-out.Property sends an email containing an online link to complete the security deposit payment - the following online payments are accepted: Debit/Credit card, Online Bank transfer and Bank lodgement. Student is the responsible to complete this payment. Please make sure to advise them of this procedure, otherwise it can compromise their stay.The amount is fully refundable at the end of your stay.
