Do I need renter’s insurance?

There is a renter’s insurance requirement. Residents are automatically opted into the program that they offer. You are able to opt out at any time by submitting your own verified insurance policy that meets the necessary requirements.

When is rent due?

The lease contract is divided into 12 equal installments, which are due on the 1st of each month. A super easy way to ensure you never miss a payment is by setting up automatic payments through Resident Portal!

What is a guarantor?

A guarantor is someone with income and good credit standing who is willing to co-sign and guaranty that the lease will be paid. Credit checks are performed on guarantors to ensure they qualify.

What is accepted as proof of income?

If you are attempting to self-qualify, acceptable proof of income would include a month’s worth of paystubs from a current job, an I-20 or a W-2. The minimum requirement for income is 3x the monthly rent.

Do I have to pay a security deposit?

A security deposit is not always required as they do offer other options for applicants. If you have a guarantor that meets the requirements or if you self-qualify with proof of income and good credit standing, there will be no deposit.

What is individual leasing?

Instead of leasing the whole unit, you will be leasing your own bedroom. That means you are responsible for your own rent and not the rent of any of your roommates.

Does the property host events?

Of course! At the property, they love bringing the community together as often as possible with resident events! The team works very hard to create events that you won’t want to miss. You can usually expect several events each month, from free delicious foods to movie nights and gameday parties by the pool (they don’t have a jumbotron for nothing!)

I’m expecting a delivery – where is it going to go?

Most packages will be delivered directly to your front door. The only service that drops packages off at the office is the Post Office. Amazon, UPS, FedEx, etc. will all deliver to front doors. Your mailing address is going to be your name and apartment number followed by the property address. Make sure to put your name and apartment number so your package gets delivered to the right place!

How can I submit a maintenance request?

As a resident, you are able to submit a maintenance request at any time of day or night through your Resident Portal. Office staff can also put in a work order if you let them know. Maintenance works 8 A.M. – 5 P.M. during the week, and emergency maintenance is on-call after hours, on weekends, and over holidays.

What is the parking situation?

They don’t want any of their residents or their visitors to have the stress that oftentimes comes with parking around Gainesville! Residents will have a complementary decal that must be displayed on their vehicle that allows them to park around the property. For guests, there is designated visitor parking.

How do I pay my rent?

You have a few different avenues to pay your rental installment each month. Payments can be made online through the Resident Portal, and you even have the ability to schedule recurring payments. If you would rather pay in-person, you can bring a cashier’s check, money order or personal check to the office. The only exception being that the first rental installment must be paid online or with certified funds.
