Frequently Asked Questions

Are there alternative payment options for paying a deposit?

No more waiting around for your money back at the end the tenancy. With Reposit you only pay for what you owe, when you owe it. They’ve partnered with a company called Reposit which offers an alternative to paying a cash deposit. By using Reposit you can save a lot of money upfront as you will only need to pay the Reposit fee instead of a cash deposit. They still offer traditional deposit options if needed.
An added benefit of Reposit is fairer dispute resolution at the end of your tenancy. Government-backed deposit schemes can take 8 weeks to resolve disputes, whilst keeping your cash locked up. With Reposit, you keep hold of your money and only pay for what you owe.
Please note just like a normal deposit, you are still liable for any valid, end-of-tenancy charges. The difference with Reposit is that you keep control of your cash and only pay these if they actually occur at the end of your tenancy, rather than paying at the start. Please speak to one of their team members for more information.

Where is my Deposit Protected?

Your deposit will be protected within 30 days of your move-in with the Deposit Protection Service (DPS) or Tenancy Deposit Scheme (TDS)

What is a Tenancy Deposit Scheme?

In 2007 the UK Government started the government-approved tenancy deposit scheme (TDP), making it a legal requirement that if you rent your home on an assured short hold tenancy (AST) the deposit must be protected with a registered company,

Why is a third-party scheme used?

To protect both tenant and landlord and provide a fair, non-bias deposit return. The tenancy scheme oversees any claims made by each party and makes a final decision on what costs can be claimed from the deposit.

How do I secure my deposit with a scheme?

During the application process, your property manager will request the deposit funds up-front and will secure your funds with the Deposit Protection Service. Once this has been done, the DPS will contact you via email to set up an account.
This is done in the first 30-day of you starting your tenancy with us.

When will I receive my deposit after moving out?

The deposit process depends on the amount and severity of any claims made by either party. When you move out of the property, They will inform the DPS and include any necessary costs. You will be sent an email notifying you either to release your deposit or dispute any claims with evidence.
If there are no claims, you can expect to release your deposit within 10 working days of your tenancy ending.

How do I dispute claims on my deposit?

In some cases, you may want to dispute a claim They have made. This is done through the DPS and is a straightforward process. The Deposit Resolution Service happens in 4 stages:
property must submit evidence in support of its claim and tenants provide evidence supporting their position. The DPS does not request specific items of evidence so make sure you send everything relevant to your claim. The DPS then send the evidence to an independent, impartial adjudicator. The adjudicator reviews the evidence and decides how the deposit will be repaid. The DPS send the adjudicator’s decision to both parties. The process is slightly different depending on the type of deposit scheme your deposit is covered under. The two schemes are classified as custodial or Insured.
Custodial Scheme
Both parties are given 14 days from starting the adjudication process to submit evidence. The independent adjudicator then has 28 days to provide a decision. This means the process can take up to six weeks, although it’s often quicker.

Where is my deposit?

Property uses 2 types of deposit protection, and you may have been given a choice between the two when you first applied.

What costs may be claimed against my deposit?

* Damage * Cleaning * Rent Arrears * Removal of Items * Redecoration

How long will it take to receive my deposit back?

The checkout takes place as soon as possible after you have moved out.
If you move out on a weekend or bank holiday, or They have multiple tenants moving out at the same time, such as the summer period, please allow up to 10 working days for the checkout to take place, and for property to be in touch regarding your deposit.
After the checkout takes place, if there are no claims to be made against your deposit, it will be released back to you immediately.

What if I disagree with the claim?

If there are claims to be made against your deposit, and you disagree with this decision, you can ask the your deposit scheme to adjudicate using their Dispute Resolution Scheme.
This involved both parties submitting evidence relevant to the claim, and being evaluated by an independent, impartial adjudicator. The Adjudicator reviews all evidence and decides how the deposit will be repaid.

What Address Do I Post To? Where Will I Find My Parcels? How Do I Collect Them?

Postage, Parcel Collection, Parcel Tracker Postage All tenants can put their building as their delivery address when ordering parcels. Collection locations and times vary per building.

What is a Guarantor? Do I Need One?

A guarantor is someone who agrees to pay your rent if you do not meet the payment, for example, a parent or close relative. In the incident that you do not pay your rent, landlords and letting agencies can ask your guarantor to pay instead.
If you can prove you earn above their affordability threshold you do not need a guarantor. their affordability criteria is:
minimum income of 2.5 x the monthly rent
If you do not meet this threshold, you must provide a UK-based guarantor who earns
minimum of 3 x the monthly rent
i.e. if your monthly rent is £700 and you earn £1500 per month, 2.5 x £700 = £1750. As this is above your monthly pay it would qualify you for a guarantor who earns 3 x the monthly rent.
This does not apply to their Luton properties. If you are applying for their properties based in Luton you must have a guarantor, regardless of income.

How Do I Pay My Rent? Who Do I Transfer To?

Take a look at your tenancy agreement/contract with us. Have you agreed to termly, monthly or weekly payments Setting Up A Standing Order To set up a standing order with them please contact your bank or building society. A standing order can also be set up via your online banking account. This will automatically deduct your rent from your account on a monthly basis. If you are a student this would be termly, based on when you receive your student loans.
For further information regarding payments ie: payment dates, please reference back to your tenancy agreement. If you require more assistance, get in touch!

Did you know? They offer cleaning services for all room types, starting from £20?

They clean floors, all surfaces, bedrooms, kitchens, bathrooms and mirrors/glass. They offer weekly, fortnightly, monthly and once-only services to suit your needs. They also have the option for an essential bundle which includes toilet rolls, soap, shower gel and air fresheners.

Can I have a pet in my apartment?

Unfortunately, they do not have the facilities to cater for pets in their properties. Regardless of any agreement between landlord and letting agent, their buildings leaseholder agreements between the freeholder and landlord strictly prohibits pets, meaning this is not authorised in any property managed by property or and block of apartments managed by Blockera.
