Bridge Street Studios is one of the most well liked properties in Birmingham. This amazing property was launched in 2017 by the founder, Anthony Laville. Anthony made the decision to shift all company focus to Property, after growing frustrated with the lack of control over the Design, Quality, Full Resident Experience and Longevity of property on the books of his lettings company. Anthony started in property in 2010 whilst studying at the University of Leicester, where he founded his first property related business, StudentTenantFind. The lettings agency grew to let to and manage thousands of students over the years in towns and cities across the UK. The agency clients were and still are some of the U.K.s largest providers of Purpose Built Student Accommodation (PBSA). 


Bridge Street Studios is present near University of Birmingham and also follows its route to University of Warwick as many students find the place to be as suitable as their home. Booking Details

Cancellation Policy:-


They are excited to welcome you into Residence in September, however if this year has taught us anything, best laid plans can be thrown up in the air, with no telling when they can expect them to come back down to the ground! With that in mind, they have made cancellation policies flexible with the hope that it should give you peace of mind when you book with us. 


If you cancel before 30th June 2021


Any advance rent payments made will be refunded, once they have confirmed the cancellation of the booking. This offer may be removed or amended at any time.


Cancellations must be made via sending email and must be received on or before 23:59 on Wednesday 30th June 2021.


For bookings after 1st July 


You will have a 24 hour cooling off period if your circumstances change and you are unable to proceed with your booking. 


To cancel your booking please email us within 24 hours of signing your Tenancy Agreement. You will then be refunded your advance rent payment.


Once the cooling off period has expired, you can cancel your booking if:


You do not have a visa to enter the UK


You have not acquired the grades to be offered a place at your chosen University or a Birmingham based University


You have failed to achieve the grades to continue your study at your chosen University or a Birmingham based University


In these circumstances, you can cancel your booking prior to the tenancy start date by providing evidence (UCAS notification/ Visa refusal documentation) via email within 48 hours of being notified. 


Cancellations during your tenancy


Whilst they are unable to cancel your tenancy once it has begun you do have the option to find a suitable replacement tenant. There is no obligation on part to find you a replacement tenant. You can advertise your accommodation or undertake your own search for a replacement tenant. If you find a replacement tenant they will need to complete the same booking process and will also need a guarantor.


Before they will accept a new tenant your account and all obligations need to be up to date and any rent due up to the changeover will need to be paid.


Once the new person has signed the tenancy agreement and made the first rent payment they will take responsibility for future rent payments and all other obligations as stated in the tenancy agreement.


Covid Travel Policy


If travel restrictions related to Covid-19 prevent you from travelling to the UK or Ireland for the start of the 2021/22 academic year, and therefore unable to take up your study place at University, you may cancel your accommodation without penalty. Written evidence from the University must be sent by email no later than 10th September 2021 confirming that you are no longer registered as a student with the institution. 


If you wish to delay your arrival until travel restrictions are lifted, they will amend your Tenancy Start Date in line with your new arrival date up to 1st October 2021. Requests must be made by email. they will apply a credit to your account for the period between your original Tenancy Start Date and your new one.

Why choose this property?

property is redefining student living. Our luxury apartments, exclusively for students, are spacious and have been designed with you in mind. they have created high spec student apartments offering exceptional value for money.

Can I live here?

You must be a full-time student to live with us. You can book with us whether you have a conditional or unconditional offer. However, please be aware of our cancellation policy, prior to booking, should your place at university not yet be confirmed.

Do you allow double/dual occupancy?

Yes. Whilst all our studios can be offered on a double/dual occupancy basis, our Edition IV studios are best suited as not only are these our largest studios, they have also been kitted out with quadruple wardrobes, an extra bedside table, chair and desk. There is an additional weekly charge of 10 per week for double/dual occupancy.

Is cleaning included?

You will receive your Studio Apartment in pristine condition. It will be up to you to keep it clean and tidy throughout your stay. The communal areas will be cleaned weekly by professional cleaners.

Do I have a TV in my Studio?

Yes, all Studios will have either a 32" or 40" TV depending on the Edition you choose. You will need to purchase a TV licence and aerial to watch live TV. Visit tvlicensing.co.uk for details and latest costs.

Can I smoke?

Propertys Residences are smoke-free and this includes all types of e-cigarettes.

Are pets allowed?

Unfortunately, no pets of any kind are permitted in our Residences, except registered assistance dogs.

Can I have guests?

Yes, occasional overnight guests are permitted.

What if I am not happy with my Studio Apartment?

The Team are eager to ensure your stay with us meets your expectations. If you have any concerns they are on hand to listen and work with you to find a solution.

I am a full-time student but my partner is not, can they stay with me?

Sadly, they can only offer Residences to full-time students. You are allowed to have guests for a limited time.

Can I bring my game console?

Yes. they recommend you check the floorplans to ensure the TV is above the desk as this will be the optimum location for your console. You can connect to the internet wirelessly or through an ethernet cable.

What contract lengths are available?

They offer a 44 week contract which covers the period 11 September 2021 to 16 July 2022 and a 51 week contract which covers the period 11 September 2021 to 3 September 2022.

What is a guarantor and will I need one?

A rent guarantor is someone, an individual or an institution, that agrees to pay the rent on behalf of a tenant who defaults on their rental payments. For most students this would be a family member or guardian. You will need a guarantor but there are a few options available: A UK based guarantor who owns a home and has proof of annual earnings of at least 3x the annual rent amount. For example if your annual rent is 8,000 your guaranotr's annual earnings must be at least 24,000 before tax. If rent is paid fully in advance, you will still need a guarantor (they don't have to be UK based) just in case there are any charges throughout your tenancy as they do not take a deposit. They cannot be a student and should have a regular income. YourGuarantor provide a service to act as your guarantor for a fee. Please contact us to discuss any alternative options they may be able to offer to you.

My place at university isn’t confirmed yet, should I still book?

It is best to book when you are sure you will need accommodation. However, they do have a flexible cancellation policy if you do choose to book and then later find out you wont be able to take up your apartment. Please see our full cancellation policy here.

When can I check in?

You can check-in on or after your contract start date. You will receive The Property Welcome Brochure prior to your arrival with full details on how to arrange your check-in so it is stress-free.

What do I need to bring to check-in?

You will need to bring your Student ID and your Passport/Driving Licence.

What if the building is not completed in time for check in?

They do have a contingency plan in place in the unlikely event that our Residences are not ready in time. This will include partial occupation of the building whilst the contractors finish work. This may mean some parts of the building may be off limits to ensure a clean and safe living environment with minimal disruption caused by noise or accessibility. If necessary, they would also arrange to house our residents in a local hotel which would be within walking distance of the central university campuses, at no additional costs to you and they will also offer discounts to those affected.

What safety and security does property provide?

Our Residences have 24 hour CCTV and secure entry systems. Our team are available 24/7.

Are there Laundry facilities?

they have laundry rooms in all of Property Properties. Youll have 24-hour access to washers and dryers.

Will I need to bring my own hoover?

No, there will be hoovers availalble for all residents to use.

Will I have internet in my Studio/ is there Wifi?

Yes. Fast and reliable broadband throughout our Residences for streaming, gaming, work and play - with speeds of up to 1 Gigabit, 24/7 multi-language support and a home-from-home experience!

Is there a gym?

Bridge Street Studios has a gym onsite which can be accessed free of charge 24/7, so you are welcome to work out whenever you feel like it. Upon Check-In, they do require that you complete a gym induction to ensure you are competent using all of the equipment.

Is there parking?

At Bridge Street Studios, there is on-street parking on Bridge Street West for free. At Volume Works, you have to pay for parking either daily or you can apply for an annual residents permit here

Is the Residence in Birmingham's Clean Air Zone?

Bridge Street Studios is just outside of Birmingham's Clean Air Zone. To find out about the Scheme please click here Volume Works is within Birmingham's Clean Air Zone. However, as a resident you can check here if you qualify for an exemption

Can I store my belongings over the summer?

This is something they wont be able to offer at this time but they will look into this in the future. Theres lots of companies offering self storage in the near vicinity with favourable rates for students.

How do I log a maintenance issue?

If you do experience any maintenance issues during your stay, please make sure you have some images and provide as much detail as you can so they can equip our maintenance team in dealing with the issue swiftly. You can log this on your maintenance portal (full information can be found in the Property Welcome Brochure). The team will update you on the progress of the job and book a time with you for accessing your apartment.

Can I decorate my Studio?

they have worked closely with the interior designers to provide a look and feel which they hope you will love. Its always great to put your own personal stamp on your home and so feel free to bring your own accessories. Theres a pin board to put any photos or art you would like but you should not put anything on the walls that may leave marks.

Can I cancel?

Yes, under certain circumstances you can cancel. Please check out our current cancellation policy for more details.

Do I pay a deposit?

No. You just pay a 99.00 booking fee which will be deducted from your rent.

I want to pay annually, will I get a discount?

they are unable to offer a discount for paying annually. The benefit of paying annually is you will not need to meet our standard guarantor requirements.

Can I pay my rent in instalments?
