Booking Details

Cancellation Policy

Our full termination policy is detailed for you within the booking section of our website. Please read it carefully and ensure that you fully understand it.

You can cancel your booking up to 14 days after you accept your offer or pay your deposit (the Initial Cancellation Period), which reduces to 7 days from 1st August ahead of the academic year being booked, providing you have not already moved in to the property and we will refund your security deposit in full. Deposits will normally be refunded within 28 days of cancellation, however our legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection schemes processing period and your deposit refund will come directly from them you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, unfortunately, we are unable to influence their processing time.

If you cancel your booking after the 14 day Initial Cancellation Period (7 days after 1st August), you will remain liable for the weekly rent (for each and every week or part week) until we are able to re-let the room. If we are able to re-let the room we will release you from the agreement upon payment of a 250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a lower deposit amount, thats the amount that will be retained.


No Place No Pay

  1. Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Prestige Student Living operates, and who book a room with Prestige Student Living, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.
  2. Only new customers who have never lived at a Prestige Student Living property are eligible.
  3. If a customer does not gain a place at their chosen University of College and wishes to be released from their Tenancy Agreement, they must provide Prestige Student Living with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days after their results day.
  4. Evidence can be a written rejection letter from the University/College/UCAS, or a screenshot of the customers UCAS status along with the results etc. This can be emailed to the property or posted to the property address.
  5. Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

No Visa No Pay

  1. Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Prestige Student Living operates, and who book a room with Prestige Student Living, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.
  2. Only new customers who have never lived at a Prestige Student Living property are eligible.
  3. If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Prestige Student Living with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.
  4. Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the students full name, address and date of issue. This can be emailed to the property or posted to Prestige Student Living, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
  5. Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

Deferred Payment Policy

Rent is due 14 days before the contract start date if paying in instalments or on 1st August before the contract start date if paying in full in a single instalment, and rent must be paid before a student can move in to the property. It is very important that students communicate any difficulties meeting this obligation to the Property Manager as early as possible to prevent any issues.

If agreed by the Property Manager, and providing the correct supporting evidence is supplied, students may be allowed to defer the first payment of rent to fit in with student loan schedules, for example.

If agreed, a minimum of 2 weeks rent* must be paid before the student moves in and any deferment of rent is subject to an admin fee of 50 to set up the deferred payment schedule which will also need to be paid before the student moves in.


Discounted Room Prices

Some Prestige Student Living properties include a discounted rate or special offer. If this is displayed on the website you will be eligible to receive this discount.

  1. Customers who book a room at a Prestige Student Living property when a discount promotion is running will be eligible to receive the discounted rate.
  2. Any discounts offered will be taken off your last payment of rent. However this will be displayed on the website as what the weekly rate would be with the discount taken into consideration.
  3. Prestige Student Living do not accept responsibility for any errors or incorrect information shown on any website that is not owned and operated by Prestige Student Living Ltd and as such, are not bound to honour any rates or information displayed on a third party website or social media where it differs from that shown on our own websites.
  4. Prestige Student Living do not accept responsibility for any vouchers, discounts, or incentives run by any website that is not owned and operated by Prestige Student Living Ltd and as such, are not bound to honour any incentives they may offer as part of their own marketing where it differs from that shown on our own websites.

Rebooking Policy

For students that rebook their room, they are able to have their deposits transferred over from one year to the next, within in Deposit Protection Service. For 

Payment Details

If you have a valid UK Guarantor, you can choose to pay your rent in three instalments, which are due in September, January and April.

If you dont have a valid UK Guarantor, you are required to pay the full rent in August, 14 days prior to your contract start date.

Please note you must have paid the rent due by the time you arrive to check-in.

Other instalment options may be available.

 

When you accept your room offer, youll be given two options:

  • To pay your rent in full
  • To pay your rent in instalments spread throughout the year

You can choose whichever is most convenient for you.

 

All utility bills such as gas, electricity, water are included in your rent. Unlimited Wifi* is also included. Your TV licence is not included in your rent as this is not classed as a utility and is your responsibility to purchase.

All of our properties offer a Wifi connection at the stated level** included within the rent and there is no additional charge for use of the on-site internet. Some providers may offer more services and packages at an additional charge which you are under no obligation to use. If you choose to add additional features to your internet package, that relationship is with you and the service provider directly and does not fall under the terms of your tenancy.

*a one-off connection fee may apply dependent on property. Please see your property page and your tenancy agreement for more information.

** The internet speed is the maximum stated speed available into the property.

 

To be a guarantor you must:
Be resident in the UK for a minimum of 1 year

Be over 21 years of age

Be a homeowner or in full-time employment)

Provide a copy of photographic identification, such as a passport, driving licence or ID badge

Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.

Weekly rent payments are not available, however, they offer a number of instalment options for students to pay their rent.

 

Deposits vary by the property from 50 to 250 and your deposit is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the contract terms.

The deposit you pay when making the application cannot be used towards a rent instalment as this is secured with a deposit protection scheme for the duration of your tenancy.

Your deposit will be returned to you after your tenancy agreement has ended and your room has been inspected. The amount returned to you will depend on any outstanding charges and any damage found in your room or the communal areas of your apartment. Please see your tenancy agreement for more information. The deposit can take up to 30 working days to be credited at the end of your tenancy period.

All deposits are secured with a deposit protection scheme, such as The Deposit Protection Service or Letting Protection Scotland. You will be contacted by the deposit protection scheme and asked to authorise the refund and submit your bank details to them. For this, you will require your deposit repayment ID, which will have been sent to you via email at the time of registering your deposit.

Please be aware, the deposit refund process is managed by the deposit protection scheme and is not able to be influenced by Prestige Student Living. 

Frequently Asked Questions

Can I live at Prestige Student Living?

You must be a full-time student to live with us. You can book with us whether you have a conditional or unconditional offer. However, please be aware of our cancellation policy prior to booking should your place at university not yet be confirmed.

Are pets allowed?

No pets of any kind are permitted at Prestige Student Living, except registered assistance dogs.

Can I choose who I live with?

If you are applying to live with friends, please ensure that you follow our create application link online, list the friends that you would like to live with and we will then contact them and make the arrangements for you!

Can I choose my room?

If you follow the book now process you can select the room of your choice or you can make special requests within the create application route which we will do our best to accommodate, however all requests and subject to availability and conditions.

Can I request to move rooms during my tenancy?

You would need to make a formal request to the accommodation team of the property you are residing in. If you request to move rooms during your tenancy you will also be issued with new documents confirming the details of the room move which you will need to sign or accept online. Should your new room be more expensive, then you and your Guarantor shall be liable for the higher rent from the date you are given access to it.

Do you provide summer accommodation?

Yes, our summer bookings usually open around March. Keep a lookout for pricing and information or contact the property team.

Do I have to move out in the holidays?

Your room is yours for the full contract period and you don't need to move out during academic breaks.

Does my rental price include car parking?

On-site car parking is available at some properties but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate from your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come-first-served basis.

How do you allocate rooms?

When applying for a room you will be asked a series of questions to determine the type of room/flat that you require, along with any special requests you may have. Please note that special requests cannot be guaranteed except where you have a disability as defined and covered under the Equality Act 2010. We will attempt to meet your allocation needs as far as practicably possible, should you have a defined disability. If you have a disability, medical condition or special request that affects your accommodation requirement please inform us in the additional notes section when completing your application, either online or by paper form. You are encouraged to disclose any special requests for your stay such as your preferences regarding culture, religion, sex, gender, etc. to enable us to make an informed decision about your room allocation. Where appropriate, an applicant may be prioritised through the allocation categories as a result of disclosing a disability to us.

Can I move in before my contract?

If you wish to arrive earlier than your contract start date, you need to email or call the sales team of the property. If early arrival is possible your contract will be adjusted and you will need to accept it then pay the additional charges prior to arrival. Please note, not all requests can be accommodated.

Does my rental price include insurance?

Contents insurance is included at some properties which will be specified in your tenancy agreement.

Do I need to pay council tax?

If you are a qualifying full-time student, you will be exempt from paying Council Tax. You must provide us with your council tax exemption certificate which your university will be able to arrange. If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number
