The contract dates don't suit me, can I negotiate?

All of our contract dates are unfortunately non-flexible, you are unable to choose your own dates.

What is first year exemption? Am I eligible?

If you are a domestic first year student applying through UAC / VTAC / QTAC / TISC you may be eligible for First Year Exemption.You are eligible if: * You did not get accepted to the university * Were accepted to another university * The course is now wholly offered online (ie not being taught internally) If your contract has not commenced you will be refunded your Bond. If your contract has started, you are liable for rent up to the date of notification of moving out of the property. Your Bond will be refunded. Please note the First Year Exemption policy will not apply where you have accepted a university offer but have chosen to defer or withdraw from your studies. You must notify property management in writing (resident notification) within 5 days of the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates) to claim the First Year Exemption policy.

How far is the property from the university?

The main courtyard of the university is only a 5 minute walk from the property! The library is only 2 minutes further; all university facilities are at most 10 minutes away.

What is the latest I can apply?

There is no deadline for applications, however please note that once the property has reached capacity you will be placed on the wait list and this does not guarantee you a spot with us. It is always best to apply as early as possible!

Is there a TV in the apartment?

All of our apartments have a television in the lounge room, and there are also aerials in the bedroom in case a resident would like to set one up in their room. There are also TVs available for all residents to use in the student lounge.

Is there any heating or cooling in my room?

There is no heating or cooling in the rooms. However, students are able to bring their own portable fans and oil heaters if they wish.

Do you accept payments over the phone?

For confidentiality purposes, we unfortunately cannot take payment information over the phone and require payments to be made via the portal or through secure bank transfer.

Is there access to public transportation?

It is a short walk from the property to one of the two G-Link Tram stops. Buses also leave from these stops; you have access to the entire South-East Queensland region at your fingertips!

Is there a cleaning service?

There is no housekeeping service at the property. You are required to clean your personal areas yourself, and organise among the residents of the apartment how to keep the common areas clean. There are inspections throughout the year, and if areas are deemed below standard, penalties will apply where relevant for professional cleaning.

Does my room have a window?

Yes! All rooms have a window.

Is the village secure?

The village has A+ security! We have a staff member on call at all times if there is an emergency or if you feel unsafe. Furthermore, only residents and staff members have access passes to get into the property itself, only members of your apartment have keys to the apartment, and only you have a key to your individual room.

Is there a curfew at the property?

The property is your home and you are welcome to come and go as you please.
Please note though that we do have rules regarding noise and visitors within the property.

Noise Curfew
Residents must comply with all directions from property management in relation to noise minimisation, particularly in response to noise complaints from other residents of the property and/or neighbours of the property. For more information please refer to the property Noise Policy.

Sunday - Thursday: 10pm*
Friday - Saturday: 12pm* *during the exam periods, please note that these times do change and there should be no excessive noise within the property during this time.

Visitors
A visitor is defined as a person who is meeting with a resident for a short period of time, while a guest is defined as a person who is staying overnight with a resident in accordance with the Rules. All visitors arerequired to leave the Village by 12 midnight(unless otherwise notified to residents by property management from time to time). Any visitor present in the property after the specified time will be considered an “unauthorised person” to which Rule 52 (Overnight Guests & Unauthorised Occupancy) and Rule 69 (Trespassing) applies. See also Rule 13 (Conduct of guests & visitors).

Can I purchase a linen or kitchen pack from the property?

There is an option to purchase a linen or kitchen pack prior to your arrival at the property. Your packs will be provided upon arrival.

Is there a lock for the individual rooms in the shared apartments?

All of the rooms within each apartment have lockable doors. You are the only one with a key to your private room.

Can a couple live at the property?

Unfortunately all rooms at the property are single occupancy only, this means we are unable to accommodate a couple or family.

If the office is closed on the weekend, how can i check in?

If you wish to check in after hours please call the RA or Evening Duty Manager on the provided phone number once you have arrived. These staff members will be able to assist you at any time when reception is closed.

Can I smoke at the property?

The property has a complete no smoking policy.

Can I live at the property if I do not study at griffith university?

The property accepts students studying at Griffith University, Griffith College, and the Griffith English Language Insitute (GELI). If you are studying at another tertiary institution in Queensland please contact us and we may be able to accommodate you upon management's approval.

What type of heater am I allowed to bring?

You are allowed to bring oil heaters only.*Fan heaters are NOT allowed in the property.*

Why am I required to make an application so early on?

We open applications early due to the high demand of students looking for on-campus accommodation. To secure a room at the property we recommend make your application as soon as possible, we don't want you to miss out!

What supermarkets are close by for me to purchase food?

There is an IGA and Aldi store only a 5 minute walk from the village for all of your grocery needs. Public transport can also get you to a nearby Woolworths and Coles for more shopping variety.

Where is the nearest swimming pool?

The closest swimming pool is right outside your door! The property has a 15 metre swimming pool available for all residents to use. Also, the Gold Coast Aquatic Centre has state of the art facilities, and is an easy 5-10 minute tram ride away.

Do I have to find my own roommates?

You are not required to find your own roommates. You are able to just apply on your own and we will allocate you within an apartment that is suitable, based on any preferences you list during the application process.

Do I need to bring kitchen utilities such as a kettle or toaster with me?

The kitchens are already kitted out with basic amenities like the fridge and the microwave. However, you will need to supply your own utilities like a toaster, kettle, and sandwich press for example. If you live in shared accommodation, you can always wait until you meet your roommates to organise a group shop to figure out what everyone has brought along with them so as to avoid doubling up on appliances.

How is the property different from other options of residential living on campus?

The property fosters independent living while also accommodating students who are just moving out of home for the first time. There is a strong communal atmosphere among the residents which helps students adjust to a more self-sufficient lifestyle while they learn to look after themselves through their cooking, laundry, and housekeeping duties. There are many options for residents to become involved in the property community. There are heaps of opportunities to make new friends and create a memorable university experience, and if you prefer more time alone or in quiet we also have the right spaces for you.

How are roommates allocated? Can I put in preferences?

Roommate allocations are conducted in accordance with any requests, such as study preference, age, and gender. To make a request, you will be prompted to include these during the application process.

Can I bring a pet?

We unfortunately do not allow pets at the property, this includes pet fish.

What do I have to bring?

We recommend bringing the bare minimum when you first arrive, that way you and your new roommates can work out who buys what to avoid a double up of certain items. However, below is a list of what you might like to think about bringing;

A photocopy of your ID, such as passport or drivers license.(Required for check in)
bed and bathroom linen, including pillows.
food and household supplies, until you can arrange a group shop with your housemates.
cooking equipment and utensils, crockery, and cutlery.
laundry supplies
anything else you need to make the village feel like home!

We often find that it is best to wait until you purchase other items as previous residents may have left behind some essentials as donations, or your housemates may be willing to split the cost of items that the whole apartment can use.

Can I book a tour?

You can absolutely come and visit the property before making it your new home!

How much is it to do laundry?

It is $4 per wash and $4 per dry cycle. You can access the laundry at any time. Please note that the machines are card only and do not accept coins.

It's my first time in Australia, how can I get to the property?

The property does not operate an airport pick up service, however the university does offer a service for international students which you may be eligible for.

How does my rent get charged?

Your rent is direct debited from your account or credit card using the account details that you provide during the application process

Are all apartments the same?

No, there are multiple layouts for the different room types and each apartment varies slightly to the next. However, every apartment contains the same furnishings and facilities so no resident's are disadvantaged!

How do I check in?

On the day of arrival, please make your way to our reception area which is located in Building 4. Our friendly reception team will get you checked in and show you to your new home! Please remember to bring photo ID, proof of enrollment, andremember that your 4 weeks bond will be processed at this time.If you are arriving after hours you can contact the RA who will come to meet you at the reception building; the check in process is as above.

Is there after hours support?

Yes, we have security patrolling the property 7 days a week. We also have an evening duty manager Wednesday, Thursday, Friday, and Saturday evenings and an RA on call from 5pm to 9am every night. There is always someone to talk to no matter what time of the day or night.

Where can I park?

The village has 70 car parks available for residents and are available strictly on a first in first served basis.
The car parks are $24 per week, charged fortnightly with rent. Alternatively there is University parking located a short walk from the property.

How do you accept payments?

Payments can be made with any valid Visa or MasterCard, please note that credit card surcharges apply.
Over the counter at reception we accept EFTPOS, Visa, or Master Card.
Please note that the property is completely cashless.

Can I live here if I am under 18?

If you are under 18 and wish to live at the property you must meet 2 criteria; - you must be turning 18 in the same semester you expect to move into the property. - you must complete and returned a guarantor form prior to your confirmation. Unfortunately we are unable to accommodate under 18 international students.

What is the bond?

If you receive an invitation of accommodation from the property, a bond equivalent to 4 weeks rent is payable by you to confirm your accommodation. Your bond will be lodged with the RTA who holds the full amount for the duration of your contract with the property. It is fully refundable to you at the end of your stay, should there be no applicable damage or additional costs that need to be deducted.

Are meals included?

The village does not provide catering. However each apartment has access to a fully equipped kitchen including a fridge, freezer, stovetop, oven, and microwave so feel free to cook up a storm at any time of the day.

How can I prove I am a student?

When you arrive at the property you will be asked to provide your student ID card.
If you are a first year university student and have not received your student ID you must provide your letter of offer as proof of enrolment upon check-in, and provide your student card once you have received it.

Can I bring my own internet?

You are more than welcome to bring your own internet provided it is a WiFi dongle, we do not permit ADSL to be installed. Keep in mind though that all residents have access to unlimited free Wifi provided by the property.

Can I have overnight guests?

Although we do not encourage overnight guests, we do understand that you may have someone stay from time to time. Please make sure that you sign your guest into reception upon arrival and sign them out on departure.

As per the property rules, you can have a guest stay no more than 2 consecutive nights in a 7 day period. Please also ensure that you understand the rules for guest and visitor behaviour.

Can I get financial assistance?

Unfortunately the property does not offer any direct financial assistance.

Is there an application fee?

No, there is no application fee when applying to live at this property .

Is there internet access?

Fast and free Wi-Fi is provided for all residents of the property. Once you have checked in you will be given instructions as to how you can connect a device to the network.

Can I choose my own room?

During the application process, you are welcome to advise us of any room requests you may have. Please note that although we will do our best to accommodate these requests we cannot make any guarantees. Your specific room and apartment are not confirmed until you arrive.
