Booking Details

Cancellation 


If you book online up to the 5th of August without seeing the accommodation first we operate a 72 hour Cooling Off period whereby you may cancel your booking within 72 hours of paying your Deposit. You may apply to cancel your booking in writing or via email to the Residence Manager at your chosen residence at any time during the 72 hours after you have paid your Deposit. Once we have received this cancelation in writing, we will confirm the cancellation, refund your full deposit of 300 back to you, and the Licence will be terminated. 


Outside of the 3 day cooling off period and prior to 5th August 2020, you may apply to cancel your booking in writing or via email to the Residence Manager. Once we have received your cancelation in writing we will confirm the cancellation, retain 50 from your deposit to cover our administrative costs, refund the remaining 250 of the deposit to you, and the License will terminate. If you cancel your booking after the 5th of August your booking deposit of 300.00 will not be refunded. If you are not successful in obtaining your place at your chosen University then dont worry, we can help. We will consider releasing you from your License provided the following criteria are met: You submit your request to cancel in writing or email to the Residence Manager at your chosen residence on or before the 21st August 2020, with the following supporting documents: A copy of your rejection letter from the University Once we have this, we will confirm receipt of your request to cancel and refund your deposit of 300 back to you and any advance room fee payments. 


Covid-19 Cancellation Policy


If you are not able to travel to Dublin due to Covid-19 related travel restrictions, you may cancel your tenancy agreement with no repercussions up to 48 hours before your move in date. Your deposit and first rent installment, both of which are due on or before 9 August 2020, will be refunded in full. You must provide evidence of travel restrictions from the World Health Organisation or Government of country of origin. If your course has been cancelled or moved entirely online due to Covid-19, you may cancel your tenancy agreement with no repercussions up to 48 hours before your move in date. 


Your deposit and first rent installment, both of which are due on or before 9 August 2020, will be refunded in full. You must provide evidence from your Higher Education Institution. This cancelation policy is not available if only a portion of your courses have been moved online, it must be the entire course. If you are not able to provide evidence of either of the above, our standard cancelation policies apply. See the FAQ section of our website for more detail. 


Room Changes If you wish to change rooms after the start of the Licence to Reside a 50 administration fee will be payable.  

Payment Details

Rent Payments:

Pay in Full before the tenancy start date, get a discount of 2%

Pay in 4 instalments.

Pay in monthly instalments, if one can demonstrate that he/she is in receipt of a monthly bursary.


Mode of Payment:


Pay using a debit card or a credit card (with 2% surcharge) online, over the phone or at the reception.

Or pay via Pay-to-Study for easy bank transfer.

When Can I Move In?

A few weeks before arrival, you will be invited to book a move-in slot by your Accommodation Team.  This can be booked via our student portal once we've let you know check-in slots are available.

What is the cancellation policy?

Book online until the end of 31st July, without seeing the accommodation first, and we run a 72-hour Cooling-Off period, allowing you to cancel your booking within 72 hours of paying your booking fee. Bookings made from 1st August for the forthcoming academic year have a 24-hour Cooling-Off period. To cancel, write to or email the Accommodation Manager at your chosen location.

Can I choose a certain room?

Absolutely! Floors, flats and room numbers are available to select during the online booking process.

Can we book as a group?

Of course! For locations with shared student apartments, group booking can be completed easily online. One member of the group just needs to register and when asked to Create a group booking, give the group a name and log in. Complete everyones personal details and then pay the booking fee. When done, the rest of the group have 24 hours to register, select Join a group booking and pay their booking fee and thats it your perfect flatshare is secured!

How do I book?

Its easy just click on any Book Now buttons around the website and come through to our online booking system. If youre having any trouble with that, or to book our short-term lets and summer stays, just speak to the Accommodation Team at your chosen location.

What deposit do I need?

To secure your room you only need to pay the booking fee the amount varies across locations so look at each building individually for details. This becomes your damage deposit in case of any little mishaps while living with us. The booking fee is non-refundable but the good thing is that youll get it back if nothings owing for damage or outstanding rent at the end of your stay. Deposits are fully secured by the Tenancy Deposit Scheme in England and Wales or the My Deposits scheme in Scotland. 

Can I have pets?

Sorry, pets of any shape or size arent allowed.

Can I order bedding and Kitchen packs?

Yes! You can.

Do I need a TV Licence?

Whether we supply the TV or if you bring your own, or watch it through 4TV or the BBC iPlayer, youll need to have a valid TV Licence unless we tell you were covering it. Visit 

What is the policy on Guests staying in my room?

Were all grown-ups here, so of course occasional overnight guests are allowed. Please dont invite someone to stay for more than three consecutive nights though, and always check with your flatmates first that theyre ok with extra house guests.

Can I smoke?

Smoking is not allowed in any private and communal areas including bedrooms, bathrooms, kitchens and all internal social spaces. Designated smoking areas can be found outside of the building.

Will my room be inspected?

Your apartment or studio will be fully inspected at least three times during your tenancy. Well keep an eye on cleanliness and hope not to see any damage and missing items. After each inspection we will tell you if any charges will need to be made to put something right. You will be invoiced immediately for recharges for the first two inspections and on the final inspection a deduction will be made from your deposit. 

Do I need to move out over Christmas and Easter holidays?

No, your room is yours for the whole of your tenancy. You only need to move out at the end of the agreement.

Will get my deposit back?

Your deposit is registered with a Government-approved Tenancy Deposit Scheme. As long as your room is clean and nothing is missing or damaged from your stay, we will aim to get your deposit back to you within 10 working days.

Is visitor parking available?

All our student accommodation is centrally located, close to good public transport links and other facilities, so you should be able to get around easily without a car. A small number of sites have limited parking, available at an additional charge, on a first-come, first-served basis.

Is there a laundry on-site?

Yes, so please dont bring any portable washing machines with you! There are on-site laundries at all of our student accommodation locations at an additional charge.
