    Frequently Asked Questions

    How much is the booking fee and what happens to it?

    There is a 250 booking fee. When your tenancy commences, the booking fee will convert into a refundable damage deposit.  All deposits are registered with TDS which is a government accredited Tenancy Deposit Protection Scheme provider.  At the end of your tenancy a final inspection of your room will be carried out prior to your move out and if any deductions are required they will be discussed with you at this point. Assuming the room and its belongings are in the same condition as when you moved and you have provided your bank details within our Portal you will get your deposit back within 10 working days. If you cancel your room booking within 14 days of your Accommodation Offer then you will be entitled to a full refund. After 14 days, the booking fee is non-refundable. 


    Do I need to pay council tax?

    No. If you are a full time student in the UK you do not have to pay council tax. You will however be required to provide a council tax exemption letter from your place of study which you will then send by post to the Royal Borough of  upon Thames Council tax department.


    What is your payment procedure and do I need a guarantor?

    If you have a UK based guarantor, you can choose to pay the rent in instalments. Guarantor needs to be someone in full-time employment. They must be able to provide a copy of their passport/Driving licence; two proof of addresses and sign the two copies of the tenancy agreement. The proof of addresses can be a recent utility bill; recent bank statement; Council Tax letter; recent payslip or Revenue & Customs letter. Your guarantor could be your Parent or Guardian for instance.

    If you cannot provide a UK based guarantor then you can either use Guarantor Service or choose to pay the full year rent in one-go before you move into the accommodation.


    Can I smoke in the accommodation?

    No. You can smoke outside the accommodation in designated areas.


    Am I allowed to have guests?

    Yes. It is your home so you are allowed to have guests visiting you.


    Can I cancel my contract before I move in?

    No. Once the Assured Shorthold Tenancy (AST) has been signed by you, you are bound by the terms and conditions of the accommodation.
