Cooling Off Period

The property offers a 14 day cooling off period, wherein if the request of cancellation is received, via email, they will make no charge and will return your deposit or any payment of advance rent to you.

No Visa No Pay

If you have not obtained the necessary visa, the property will cancel your reservation free of charge, but you must provide proof of this. In such cases, proof of the visa denial must be shared with the property.

No Place No Pay

1. If you have been denied a place at the university, property will cancel your reservation free of charge, but you will need to provide them with proof of this. 2. In the case of the denied spot, you will have to prove that you are going to study in another province other than the province of the residence where you had the reservation.

Replacement Tenant Accepted

1. You may request the cancellation of the Agreement if you find a person as a replacement, under the same conditions and type of contract, until at least the End Date of the Agreement. 2. The person replacing you will have to meet the same requirements, and also have the student status for the duration of stay and be of the same gender as you in the case of a bed in a shared room.

Other cancellation policies

You may request the unilateral cancellation of the Agreement, before the expiry of the agreed period, if with respect to the time required to complete the Agreed Period, you pay 50% of the remaining amount of the Agreement, considering that: You will have to pay in full the month which you leave the Residence, and The penalty will be calculated considering the period remaining to complete the Agreement (End Date), excluding the month in which you leave the Residence. Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

You need to pay the first month's rent and a booking fee of 250 Euros (non refundable) at the time of booking. Note: The property requires pay the Booking Fee within 48 hours of signing the Contract.

Security Deposit

1. You need to pay 1000 Euros as a deposit to secure your room with the property. 2. This will be refunded to you at the end of your tenancy period less any deductions and pending charges. Note: The property requires you to pay the Security Deposit amount at least 30 days prior to your arrival.

The three types of studios (Standard, Superior, and Premium) are differentiated by location, the floor they are on, and whether they are interior or exterior. The allocation of rooms within each different category is random, so you can’t choose the location of where you want your room to be.

What does the monthly rate include?

All of the rooms at Livensa Living Studios San Sebastián include the following:

A room cleaning service every two weeks, except for the kitchen.
A change of linens and towels every two weeks. If you wish to bring your own, remember that they must be a color other than white, and you must inform the reception staff so they can keep track.

How does the cleaning service work?

When you arrive at Livensa Living Studios Donostia-San Sebastián, we’ll let you know which day of the week our cleaning team will come to your room. The cleaning service every two weeks includes the whole room (except for the kitchen), and a change of linens and towels. Remember, if you decide to bring your own sheets and towels, they must be a different color to the ones we provide to avoid confusion, and you must inform the reception staff of this.
