No payment is collected until the booking is confirmed. With cancellation insurance: if the tenant cancels before arrival for a covered reason, the first month’s rent and booking fees are refunded.

Other cancellation policies

Tenant is protected if the landlord cancels at the last minute, property is fraudulent, or the description is inaccurate. Without cancellation insurance, late tenant cancellations may result in loss of the first month’s rent and/or fees.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

No deposit is charged until the landlord accepts the booking. First month’s rent is secured through Studapart and transferred to the landlord 24 hours after move-in.

Option to pay in 3 monthly instalments without fees.

Payments are made online via the Studapart platform (secure payment system).

Guarantor Requirement

Studapart offers a “Guaranteed Profile” for tenants without a local guarantor. In such cases, Studapart or its partner insurers may act as the guarantor.

Additional Fees

Cancellation insurance (“assurance annulation”) can be added at booking for extra protection. Platform protections apply: refund or re-housing if the landlord cancels, property doesn’t match description, or in cases of fraud.

Security Deposit

When booking, there is a booking fee of €349 . The rental company requires a security deposit of €900 .

Is listing my property free?

Yes — creating and publishing a listing is free. You are charged only when a booking is confirmed via the platform.

What fees will I incur as a landlord?

You will pay a service fee when a tenant books through the platform. The tenant also pays booking fees. Additionally, you may opt to use features like “Studaboost,” a paid option to increase the visibility of your listing.

What is “Studaboost” and how does it work?

Studaboost is an optional paid feature that increases the visibility of your listing on the platform and partner networks. It is active until your property is rented, and you can disable it at any time.

How do I communicate with prospective tenants?

Once a tenant contacts you via your listing, you can exchange messages using the platform’s built-in messaging system. Notifications of new messages are sent via email and SMS.

What is the timeline for accepting or rejecting a booking request?

You have 24 hours from when a tenant’s booking request arrives to accept or reject it. If you do not respond within this window, the request is automatically cancelled.

What protections do I have when a reservation is made through the platform?

The first month’s rent is secured via the platform and transferred to you 24 hours after the tenant moves in, after deducting service fees.
You have automatic protection against damage (up to €20,000) and last-minute cancellations.
Optionally, you can subscribe to the Unpaid Rent Guarantee, which covers unpaid rent up to certain limits.

Can I share or subsidize the booking fees paid by the tenant?

Yes. Since February 2024, landlords have the option to share or fully pay the booking fees on behalf of the tenant, which can help make the listing more attractive.

What happens if I bypass the platform and rent directly?

You are required to finalize any bookings through the platform. If you bypass the platform (e.g. sign a contract or collect rent outside), the platform may charge you the equivalent service and booking fees and possibly penalize or suspend your account.

Can I cancel a confirmed booking?

Landlords cannot unilaterally cancel a confirmed booking without justification. If you cancel, you may be required to refund the first month’s rent to the tenant.

What happens in case of tenant cancellation?

If the tenant cancels more than 30 days before move-in, the first month’s rent and deposit are refunded, and you’ll need to find a new tenant.
If the cancellation is within 30 days and not due to force majeure, the first month’s rent may be retained by you, and you’ll pay the landlord service fees.
In certain exceptional circumstances (force majeure, non-compliance by landlord, etc.), different rules apply.

What are my responsibilities as a landlord on the platform?

Offer accommodation that meets legal standards (minimum area, safety, installations, etc.).
Respond to tenant inquiries within 72 hours.
Accept that bookings must be processed via the platform.
Accurately list your property details and maintain them.
Comply with tax and legal obligations as a landlord (declare rent income, etc.).

When do I receive payment and how is it processed?

The first month’s rent is paid by the tenant via the platform and then transferred to your bank account 24 hours after the start date of the lease. Subsequent rent payments are agreed directly between landlord and tenant (not handled by the platform).

What is the “Guaranteed Profile” (Profil Garanti)?

This is a feature for tenants who do not have a guarantor in the country. The landlord is notified when a tenant with a guaranteed profile applies. This helps reduce the perceived risk for landlords.

How are disputes, damages, or disagreements handled?

While the platform provides tools and protections, landlords and tenants are ultimately responsible for resolving issues such as damages, contract disputes, or disagreements. Studapart may intervene under certain conditions but does not replace legal or real estate advice.
