Stoney Ridge is a comfortable student accommodation in Austin that offers a range of private and shared apartments to students. With St. Edward’s University being at a 6-minute drive away and Austin Community College at a 14-minute drive away, it is popular housing among the students.
Features
The property comes with spacious and well-ventilated rooms and beautiful pristine bathrooms attached to it. The windows look out to the large and beautiful oak trees. The student can set the mood of the apartment with the air conditioner. The kitchen comes with cabinets and all the equipment like fridge, and cooktops and you can also grab a cup of coffee from the coffee bar. One can go for a swim at the pool or hang out with friends at the BBQ or the picnic area. The other common amenities at the property also include a laundry room, which makes doing daily tasks easy.

The location of the accommodation makes it a pretty happening place. Restaurants like Phoebe's Diner - Oltorf and Toss Pizzeria & Pub are nearby. There are various supermarkets that are also very near which makes the accommodation extremely accessible and a comfortable place for the student to reside in. The weekends would never be dull in this location, the Cathedral of Junk is extremely close and is relaxing and would help in unwinding for the week. McKinney Falls State Park can also be an exciting and chill place to hang out with friends.
Commute
This location is very accessible and convenient for commuting because of the bus stops and transit stations. 3205 S 1st/South Park bus stop is just down that lane. The Plaza Saltillo Station light rail station is also within a 15-minute drive from the property. Even Austin, TX train station is also within just a 12-minute drive whenever you need to board a train.

They gladly accept pets (cats and dogs) under 65 pounds..
There is a two pet limit per apartment.
The deposit is $200 (per pet) and the non-refundable pet fee is $200 (per pet).
A signed TAA Animal Addendum is required before the pet is brought into the home.

Yes, the application fee is $50 for every person applying, over the age of 18.

Is renter's insurance required?
Yes, the property require the residents to have liability insurance with coverage of at least $100,000. It is the responsibility of the tenant to obtain and pay for renter's insurance.

The property limit occupancy to no more than 2 adults per bedroom.
What happens if I need to move out before my lease expires?
Tenants who wish to move out before their lease expiration will be subject to an early lease termination fee. The property also require a 30-day advanced notice.
Under what circumstance can Stoney Ridge terminate a lease?
The property only terminate a tenant for violations of the lease agreement, like refusal to pay rent.
What are the dates I can make a reservation / sign a lease?
Residents may book by semester, quarter, 3, 6, 9 and 12 month intervals.
What are the eligibility requirements of booking?
To be eligible to rent a room in the residencies, the applicant must be able to certify either (a) that they are currently enrolled as a student and are taking one or more courses, or (b) if the applicant is not taking classes during the semester, the applicant both (i) is registered to take classes in the following semester, and (ii) is working at an internship that provides beneficial learning.
What happens at the end of the lease term?
Properties is a rent-controlled community. After the initial lease term, the rental agreement will remain in effect on a month-to-month basis. To terminate the agreement, a thirty (30) day notice must be given by the lease holders and the apartment must be vacated.
How long is the lease term?
Unless otherwise stated, our leases are for twelve (12) months.
How are they going to pay rent?
Everyone on the lease will be able to pay online via our resident portal. Upon move in, leaseholders will receive his or her login information and instructions on how to access the resident portal.
How long does the approval process take?
After submitting your application, which should take about five minutes, you will hear back from us within 2-4 business days during normal business hours.
What documents will you need from me?
If you are an employed US citizen, they will need a copy of your current government-issued ID, your signed letter of employment, thirty days (4 weeks) worth of recent pay stubs, and your two most recent bank statements. If youre an international student, well need your current government-issued ID or passport, Form I-20, and some qualifying documents from your Responsible Party.
