When can I move into the apartment I want?

Every apartment has a 25-day window during which it’s available for move-in. They call this “the booking window,” and it exists to ensure that apartments don’t remain vacant for too long. You can move in on any of those 25 days and, in general, you’ll save a little money by booking a move-in closer to the start of the window. Before the booking window, there will be another guest staying in the apartment.

Their website shows the real-time availability for all apartments, and you can see the earliest possible move-in date for a given property on both the market page with all listings and the property detail page. Please note the year of the availability date, as some properties' earliest availability date will be in the next calendar year. If you can't find your ideal apartment, please contact us.

What is included in the price?

The cost of this accommodation stay includes the rent and utilities. It may also include cleaning, restocking (e.g., supplies, linens, towels), insurance, and where required by local laws, taxes and/or occupancy fees. It's important that when browsing apartments you've selected your desired dates and indicated any flexibility on move-in/move-out, as rental costs vary based on apartment, seasonal demand, and duration of stay. If you've not selected dates, it's possible that the price you see isn't representative of what it would be for your desired dates. To see which dates offer the lowest possible rent at current demand levels, go to your property of interest and view the info icon above the pricing summary.

What is insurance (TLL)?

Property Management's Tenant Legal Liability (TLL) Program, offered through Woodruff Sawyer and supported by an insurance policy placed with ShelTern Insurance, provides four types of protection for incidents that may occur inside the apartments: 1) Guest Personal Property Protection for repair or replacement costs for physical loss or damage to personal property, with a $10,000 limit ($3,500 single item max) subject to a $250 deductible. 2) Property Loss Damage Waiver Protection for physical loss or damage to real property of the rented unit or the personal property furnishings provided with the rental, with a $25,000 limit ($3,500 single item max) subject to a $500 deductible. 3) Guest Personal Liability Protection for damages for which guests become legally liable to third parties, with a $100,000 limit subject to a $5,000 deductible. 4) Medical Expenses Protection for necessary medical expenses as they relate to an accident causing bodily injury to a third party.
This is a summary of the protection plan. Restrictions and exclusions apply. Guests must read the specific limits, terms, and conditions in the addendum of the guest agreement. Guests are welcome to secure their own renter’s insurance on top of management’s TLL program to further protect themselves and their personal belongings.

Are the photos of the apartment real?

Yes, all photos are of the actual apartment unless indicated otherwise. For newer or recently redecorated apartments, they may show model photos or photos of a similar apartment, and they'll always highlight this with a note reading, for example, "Sample photos of décor & layout." If possible, you can view the photos of other apartments in same building as your desired apartment to get a sense of what it will look like.

Can I arrange a viewing?

They only offer in-person viewings if the apartment you're interested in is vacant, you're booking a stay for 6+ months, the building's rules allow it, and they have the staffing capacity to guide a viewing. They encourage you to view the 3D Tour available on some apartments' detail pages; and unless stated otherwise, an apartment's photos will always show you exactly how it looks.

Is the price negotiable?

No, the rental and other costs associated with a booking aren’t negotiable. They offer a wide variety of homes in order to have options for as many prospective guests as possible. They also offer programs with discounted rates for students and guests who stay for a year or longer. If you’re having trouble finding an apartment that’s right for you, or believe you’re eligible for savings via a discount program, please contact us, as they may be able to direct you to a suitable option.

Are pets allowed?

Most of their apartments are pet friendly, though restrictions do apply based on landlord limitations. Some apartments allow only specific pet breeds and/or sizes, and most buildings require documentation for your pets (e.g., vaccination records) that they'll ask you for before move-in. To find pet-friendly apartments, use the "Pets allowed" filter while browsing. You'll also see whether an apartment allows pets on the apartment detail page; and depending on the apartment, you may be able to add and pay for your pet(s) during the booking process.

Are TV and internet included?

Yes, TV and internet service are included as utilities.

Do you have a video of the apartment?

They have video tours for some of their apartments, and when one is available, you'll see the "Video Tour" option at the top of the apartment's detail page. Many apartments have a 3D Tour available, which they encourage you to view. Also, unless stated otherwise, an apartment's photos will always show you exactly how it looks, so you can know what to expect.

Can I book a month-to-month stay?

No, they don't currently offer month-to-month stays, as this would create uncertainty about apartments' availability for other prospective guests. Their guidance is for you to book your stay for as long as you believe you might want to stay. If at any point during an existing stay you wish to extend your stay, please contact us as soon as possible so that they can try to secure the apartment for you. However, if another prospective guest has already made a booking for after yours is scheduled to end, then you won't be able to extend your stay at the same apartment. Just as rental prices are influenced by demand and seasonality when bookings are first made, so are extensions. Thus, the rental price for an extension period won't necessarily be identical to what it was for your original stay period.

If you wish to terminate your stay early, please let us know your new desired move-out date as soon as possible. If the duration of your stay up until the new move-out date falls into the price bracket for a shorter stay, then they'll retroactively adjust the rent to factor that in. This may result in you having an additional balance due prior to move-out. For more on our early termination policy, please see the Terms & Conditions for the relevant market.

Can I pay for my stay in installments?

You may be able to pay for your booking in installments, depending on the length of your stay. Bookings of 1-2 months require upfront payment, bookings of 3-6 months can be paid in 2-3 installments, and bookings of 6+ months can be paid in monthly installments. Please note that there's a surcharge when paying in installments. To view possible installment plans for your stay, after selecting your dates on the property detail page, select the option in the pricing summary to pay in installments. If you don't see one, then your selected dates don't qualify for an installment plan.

How do cleanings work?

They thoroughly clean all apartments between reservations, including cleaning all surfaces, and restocking all supplies, linens, and towels. If you'd like additional cleaning and restocking services during your stay, you can request and pay for them in the management's app.

Is parking available?

Parking is available for some apartments, and sometimes it will be free, while other times there's an extra fee charged by the space owner or building. To find apartments with parking, use the "Parking" filter while browsing, then go to an apartment's detail page for specific details. For some apartments you'll be able to add and pay for parking during the online booking process. Parking availability may be subject to your stay length, so please contact us with your desired dates and they can assist you with availability and pricing.
