Their community is smoke-free in all indoor and adjacent areas.

Guests are always welcome, subject to the consent of roommates and security considerations. Overnight guests do have limits on the number of days and guests (please review your lease for specific guest info). You are responsible for the conduct of your guests, invitees, family members, and any other person whom you allow to enter the property or apartment as if such conduct were your own.

Is parking available?

If you’re bringing a vehicle, there will be a monthly parking add on. Please reach out to the office for more details.

What is included in my rental installment?

Your rental installment includes high-speed internet, community-wide Wifi, furniture, on-site maintenance, amenities, community events, gas, pest control, and trash. The resident is responsible for electricity and water/sewer.

Are they on the UCF Shuttle Route?

Yes! The Accolade CVW is on Route 15 of the UCF Shuttle Route. The shuttle operates from 6:30 AM - 10:00 PM.

Can I move in early?

They will not be offering any early move in options this year.

What types of leases are available?

At The Accolade Collegiate Village West, they provide individual leases. An individual lease means that you are only responsible for your rental installment and not the rent of your roommate. With an individual lease, you have the rights to joint use of the common spaces and then individual rights to your bedroom and bathroom.

How long is the lease agreement?

Leases at The Accolade begin in mid-August and terminate in late July. Payments are broken up into 12 equal installments.

How does roommate matching work?

If you are looking for roommates, they have the perfect solution! Through the RoomSync app, residents are empowered to choose roommates and build a sense of community using lifestyle habits such as cleanliness levels, studying habits, sleep cycles, and more. RoomSync offers an experience that supports a diverse and inclusive matching community through gender-inclusive tools. Furthermore, the app recognizes the importance of living criteria like service and emotional support animals and factors this into the matching process.

What is a guarantor, and do I need one?

A guarantor is an individual who signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings. If you have a guarantor, you will not be required to pay a Security Deposit.

If you do not have a guarantor, The Accolade CVW will require a security deposit (1.5X your base rate). The lease will not be sent until the security deposit is paid.

When do I put down a deposit?

If you do not have an approved guarantor, you must pay the deposit when signing your lease. The lease agreement is not finalized until the security deposit has been paid.

Do I need to be a student to live here?

No! As long as you meet their qualifying criteria, you do not need to be a student to live here.

What if I need to cancel my lease?

Residents sign a legally binding contract for the entire term of the lease. The Accolade CVW does offer reassignment options, which allows you to provide a new leaseholder to assume responsibility over the remainder of your lease for a fee.

Do I need to have liability insurance?

Yes, every resident is required to obtain a minimum of $100,000 in liability insurance. Verification of coverage will be necessary before you can receive keys. Their insurance partner, Assurant, will be sending out instructions closer to move-in on how to easily enroll or provide proof of coverage. Please be advised that liability insurance does NOT cover your personal belongings. You may obtain a renters' insurance policy if you desire.

How do I pay my rent and when is it due?

After the initial installment, rent is due the first of each month and may be paid online by ACH, debit, or credit card through the resident portal. Convenience fees may be charged for online credit/debit card payments.  Late fees vary by property.

What are rental installments? Why is my rent not prorated?

The typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted lease period. The lease agreement will reflect the total rent amount divided into 12 equal installments with the first payment due on July 15th, 2024 and the last payment due on July 1st, 2025.  These installments do not represent a monthly rent amount and are not prorated.

Will you send me a bill each month for my rent?

They do not send any type of invoice for rent. However, rent is due at the first of the month and is considered late after 11:59 pm on the 2nd.

Can I pay my bill with a credit card? Is there an extra charge?

You can submit payment via electronic check, or pay with a Visa, Master Card American Express, or Discover online 24 hours a day from any computer or smartphone by clicking the "Resident Login" button. They also offer automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments or no fee for payments made by eCheck. They do not accept checks or cash in the Leasing Office.

How are utilities charged?

You will receive a bill each month from Conservice for your portion of the electricity, sewer, and water. This will be paid through your resident portal each month. There is no need to set up utilities on your own!

Will finacial aid cover my rent?

Your living costs can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay rent. Normal payment deadlines will continue to apply.

If I pay in full, do I get a discount?

Accolade CVW does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind of knowing that your account is in good standing at all times!

Are apartments furnished?

Yes, all their apartments are fully furnished! You are more than welcome to bring any additional furniture of your own, but please keep in mind that they will not store furniture for you. If you choose to remove any of the provided furniture, you will need to store it yourself and bring it back before the end of the lease term in its original condition.

What size are the beds?

All bedrooms include full sized- extra long beds and mattresses. They suggest purchasing queen bedding.

Can additional furniture be brought into the apartment?

You are welcome to bring additional furniture with you, but don't forget that they fully furnished all of their apartments. You are welcome to move the furniture around to best suit your preferences, however, if any furniture is removed from the property it will need to be stored at the expense of the resident and brought back at the end of your lease in the same condition it was orignally in.

2. Long-Distance Bus Travel:

It’s a great option for traveling to cities like Tampa, Miami, Fort Myers, Fort Lauderdale, and West Palm Beach.
  • Florida Sunshine Shuttle: This service is a more affordable alternative to Greyhound and offers a wider range of destinations. However, the limited number of trips means tickets sell out quickly, so booking online in advance is essential.

3. City Bus Services: The LYNX bus system is Orlando's primary public transit network, covering downtown, the airport, residential areas, and popular attractions. Tickets cost $2, and passengers can request a transfer ticket from the driver for free transfers within 90 minutes. Discounted passes are also available, with a day pass priced at $4.50 and a weekly pass at $16. Tickets can be purchased online or at ticket counters.

4. Chartered Buses: For visits to popular attractions like Disney Parks or Universal Studios, chartering a bus or taxi is a convenient choice. Prices typically start around $60 for a ride from International Drive to the Disneyland Ticket Center.

5. Taxis and Rental Cars: Both taxis and rental cars are widely used in Orlando for their convenience. If you’re planning to rent a car, ensure you have all the necessary documentation ready.
