What is First Year Exemption? Am I eligible?

If you are a domestic first year student applying through UAC / VTAC / QTAC / TISC you may be eligible for First Year Exemption.You are eligible if:
* You did not get accepted to the university
* Were accepted to another university
* The course is now wholly offered online (ie not being taught internally) If your contract has not commenced you will be refunded your security deposit and cleaning fee where applicable. Please note the application fee and registration fee if applicable are non refundable. If your contract has started, you are liable for rent up to the date of notification / moving out of the village.
Your security deposit and associated fees (excluding application, registration and cleaning fees where applicable) will be refunded. Please note The First Year Exemption will not apply where you have accepted a University Offer but you elect to defer or withdraw from your studies. You must notify Village Management in writing (Resident Notification) within 5 days from the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates).

Who has access to my room?

Every room is private with a lockable door - only you will have access to your room. If you are in shared accommodation, the communal areas will the be accessible to all tenants of the specific apartment.

Is there a curfew at the village?

The Village is your home and you are welcome to come and go as you please.
Please note that management do have rules regarding Noise and Visitors within the Village.Noise Curfew
Residents must comply with all directions from Village management in relation to noise minimisation, particularly in response to noise complaints from other residents of the Village and/or neighbours of the Village. For more information please refer to the Village Noise Policy.

Sunday - Thursday: 10pm*

A visitor is defined as a person who is meeting with a resident for a short period of time, while a guest is defined as a person who is staying overnight with a resident in accordance with the Rules. All visitors arerequired to leave the Village by 12 midnight(unless otherwise notified to residents by Village management from time to time). Any visitor present in the Village after the specified time will be considered an “unauthorised person” to which Rule 52 (Overnight Guests & Unauthorised Occupancy) and Rule 69 (Trespassing) applies. If the office is closed on the weekend, how can I check in?

If you are looking to check into the village on the weekend, there will be a resident assistant on duty who will be able to assist you. If you plan to check in after 5pm on Friday and property  will be able to provide you with the relevant contact details for the person on duty.

What type of heater am I allowed to bring?

You are allowed to bring oil heaters. *Fan heaters are NOT allowed in the village.

I am an international student who is new to the area, how can I travel from the airport to the Village?

For information regarding airport pick-up, the university has options for 'airport pickup' which you can find more information on the website. Please note, this is not a facility managed by the village.

Once I have signed my contract, what are the options for cancellation?

For more information regarding cancellation please email to property.

Do I have to find my own roommates?

You are not required to find your own roommates. You are able to just apply on your own and property will allocate you within an apartment that is suitable.

How is the village different from other options of residential living on campus?

The village fosters independent living while also accommodating students just moving out of home for the first time. There is a strong communal attitude among the residents; however, it also helps students adjust to a more self-sufficient lifestyle where they look after themselves through their cooking, laundry and housekeeping duties. There are many options for residents to become involved in the village atmosphere, while also providing an environment where the resident can also choose not to participate and this is okay. In the case of any queries, the village team is always there for support in case the student is looking for assistance.

The contract dates don't suit me, can I negotiate?

All of property  fixed term contract dates as advertised are non-negotiable. For flexible contracts, you are able to elect you own start and finish dates.

How far is the village from the university?

The village is located on the university campus and is only a short walk from classes and  university facilities. There is a shuttle bus that transports students to and from the train station free of charge (all campuses except Narimba has access to the shuttle bus).

Is the village secure?

The village is A+ security with a staff member or resident assistant on duty at all times in case of an emergency.

Can I purchase a linen or kitchen pack from the village?

There is an option to purchase a linen, bathroom or kitchen pack upon your arrival at the village.

Am I able to leave my belongings in my room before my contract starts?

You will not be able to access your room or leave any belongings in the village before your contract starts.

How do I apply: what are the steps?

To make an application, please visit property  student portal and clicking APPLY NOW to place an application with property. Management process property new applications each business day.

Can I choose my own room?

You are able to submit preferences for specific rooms during the application process. Management will do property best to accommodate all requests during the allocation process; however, due to the high capacity of requests management cannot guarantee anything or make any promises.

Why am I required to make an application so early on?

Management open applications early due to the high demand of students looking for residential accommodation. To secure a room at the village Management recommend make your application as soon as possible, to make sure you don't miss out.

How does my rent get charged?

Your rent is direct debited from your account/or credit card using the account details that you have nominated through the portal. To update these details, please log into the student portal - click 'rent payment' at the top of the page and follow the steps to complete the process.Please refer to the rent schedule located within the resources tab on your student portal for the rent payment schedule.

Do I need to bring kitchen utilities, such as a kettle or toaster, with me?

The kitchens are already kitted out with basic amenities, such as the fridge and the microwave. However, you will need to supply your own utilities such as a toaster, kettle, and sandwich press for example. If you live in shared accommodation, you can always wait until you meet your roommates to organise a group shop to figure out what everyone has brought along with them.

How are roommates allocated? Can I put in preferences?

Roommate allocations are conducted in accordance with any requests, such as: study preference, age, and gender. To make a request, you will be prompted to include these during the application process; however, if you would like to add an retrospective requests please contact management.

Is there a phone in the room?

Unfortunately there are no operating phones in the rooms at any village.

Can I bring my pet?

Management do not allow pets at the village, it is also stipulated in the village rules.

Is there a cleaning service?

There is no cleaning service at the village. You are required to upkeep you personal areas yourself, and organise among the residents of the  apartment how to keep the common areas clean. There are inspections throughout the year, and if areas are deemed below standard, penalties will apply where relevant.

Can I smoke at the village?

Western Sydney University is a smoke free campus, that is the same for the village.

Do you accept payments over the phone?

Management prefer all payments to be made on the portal, as it is more secure.

What is included in my rent?

Your rental payments are inclusive of utilities such as water and electricity.

What is the Residential Activity Fee?

The Residential Activity Fee is an annual fee that covers the Residential Life Program, including events, food nights, and study nights.

Can I live at the Village if I am not a Western Sydney University student?

At Western Sydney University Village management  are able to accommodate students from all educational institutions (including TAFE and private Colleges). Please note you must be able to provide proof of enrollment.

Can a couple live here?

All of property  rooms are single occupancy, your partner can live in the same apartment as you however please note that you will both need to have your own rooms. Please let us know during the application process that you would like to live together.

Is there Internet Access?

Western Sydney University offers complimentary highspeed Wi-Fi access with your Western Sydney University student login, which you can access while living at the Village. If you are a non-Western Sydney University student, unfortunately no Wi-Fi is included. You will need to make personal arrangements for your internet access.

What is the application fee?

Management application fee is a one off processing payment fee.

Can I apply at reception?

Yes, you most definitely can apply at reception, the reception staff will be more than happy to guide you through the process.

What's the easiest way to get to the train station?

Western Sydney University has a complementary shuttle bus for it's students that takes you to and from the university.

What is the latest time at night I can return to my room?

At the village management do not have a curfew, however we do ask you to be mindful of your neighbours/housemates by not making too much noise whilst returning late at night.

What hours is reception open?

Reception is open 9am - 5pm Monday to Friday, resident assistants are available after hours.

It's my first time in Australia, how can I get to the village?

There is a shuttle bus that can pick you up from the airport as a one off.

What do I do when I get there?

Just head straight over to reception, friendly village staff will be more than happy to check you in and show you to your room. If arriving after hours, just call the Resident Assistant once you are at reception and they will come down and meet you to check you in.

What is included in my room?

All rooms are fully furnished. This includes a bed, study desk, and study chair.The lounge areas include couches, coffee tables, dining tables and a TV.

What public transport is available at the Village?

At all Western Sydney University campuses (excluding Nirimba) there is a free shuttle bus that travels to the nearest train station.

How do I know my application is approved?

If you are successful, you will receive a letter of offer to stay at the village via email.Please note, an offer can only be sent if all steps of the application process are complete, including application fee payment.

Can I bring my own internet?

You are more than welcome to bring your own internet provided it is a Wi-Fi dongle, managment do not permit ADSL to be installed.

How can I prove I am a student?

When you arrive at the village you will be asked to provide your student ID card.

If you are a first year university student and have not received your student ID. you must provide your letter of offer as your proof of enrollment upon check-in and provide your student card once you have received it.

What do I have to bring?

Management recommend bringing the bare minimum when you first arrive, that way you and your new roommates can work out who buys what to avoid a double up of certain items. However, below is a list of what you’ll need:
  • A photocopy of your ID, such as Passport or      Drivers License to assist in your check in
  • Bedding/Linen including a pillow
  • Towels and tea towels
  • Food and household supplies - until you can      arrange a group shop with your housemates
  • Cooking equipment, crockery, cutlery, glasses,      cooking utensils etc.
  • Laundry supplies – some areas have clothes lines      for communal use, all laundries have dryers
  • Toasters, irons, ironing boards etc. – although some      residents wait until meeting their roommates on arrival to share the costs      of small appliances

Are meals included?

The Village does not provide catering. However each apartment has access to a fully equipped kitchen including a fridge, freezer, stovetop and microwave so feel free to cook up a storm at any time of the day.

What If I miss a rent payment?

It is important to always pay your rent on time. If you know there will not be sufficient funds in your account prior to the rent date, please make sure that you email management so that management can make arrangements for you.
If your rent is processed and there are insufficient funds, please note a late fee may occur.

How long will it take me to walk to the library?

Each of our Western Sydney University Villages are located on campus and are just a stroll walk to the library (5-10 minutes).

Will my apartment have a TV?

Yes, all of property apartments have a TV in the lounge room. Property  studio's and studio superior apartments also have a small TV in the bedroom.

What is the security deposit?

If you receive an offer of accommodation from the Village, a refundable security deposit equivalent to 4 weeks rent is payable by you to confirm your accommodation.

Can I Get Financial Assistance?

Unfortunately the village does not offer any financial assistance.

Can I have overnight guests?

Although management do not encourage overnight guests, management  do understand that you may have someone stay from time to time. Please make sure that you sign your guest into reception upon arrival and sign them out on departure. As per the village rules, you can have a guest stay no more than 2 consecutive nights in a 7 day period.

Where do I park?

Western Sydney University's security looks after all of the on campus parking. It is important to make sure that you display the relevant parking permit on your vehicle at all times.

Is there after hours support?

Management  offer 24 hour support to property  residents with village management, Resident Assistants and campus security. There is always someone to speak with regardless of the time of the day.

Can I live here if I am under 18?

Yes, If you are turning 18 within the same semester which you are moving in to the village. Please note you will be required to have a parent or guardian to sign property  accommodation guarantor form before your room will be confirmed.

When should I let the village know my intention of departure?

You should let them know as soon as you know, that way they can better organise cleaners for your room for the next person to move in.

When will my bond be refunded once I check out?

It generally takes up to 28 business days for your bond to be refunded by property  accounts team. To make the process more streamline, please ensure any outstanding debt is paid and cleared before your refund is finalised.

I'm living with other people in my apartment, whose responsibility is it to take out the rubbish?

It is everyone's job to main the cleanliness of the apartment. Management suggest making a cleaning schedule with your housemates to ensure everyone is pulling their weight.

Can I stay in my room during the University holidays?

You are able to stay in your room through the duration of your contract. If you are looking to stay during the summer break you are able to sign a contract extension, subject to Village availability - please see reception for more information.

Do I have to pay a new deposit?

No, you will not be required to pay a new deposit as your current deposit will carry through to your new residential agreement.However, depending on your contract length and room type, you may be required to make a top up payment towards this to ensure it matches your weekly residential fees.

When is the latest I can reapply?

You can reapply at any time. However, if you leave your reapplication late you may not receive the same bedroom or your living preferences.You may also miss out on any promotions management  are running – so it’s best to make sure you get your reapplication in early!

Can I smoke in the village?

Western Sydney University and the Village is a smoke-free-zone and smoking on campus is prohibited.

I live at the village and I want to cancel my contract?

Please contact us to arrange a meeting with Management to discuss your options by emailing management.

How will I know if there is any mail for me?

Reception will send you an email if any mail comes for you.

Once my contract is over, can I leave my luggage in the room while I go travelling before heading back home?

Unfortunately due to lack of storage space management cannot hold you belongings once you've left the village. If you are still paying for your room when you go on holidays and haven't officially checked out, you can leave your stuff but this would be the only circumstance.

How do I log a maintenance issue?

You need to log onto the portal and select log a maintenance request, everything must be logged through the portal.

How do I know if my reapplication is successful?

If you are successful in your application for accommodation, an offer of accommodation will be issued within 2 working days of your application. Offers will be issued on a daily basis – however bedroom allocations may not be finalised until re-applications are closed. Once you have satisfied the reapplication criteria you will be notified via email with a confirmation.

Why do I have to pay extra money when I have already paid a deposit?

If your new weekly residential fee varies from your current weekly residential fee you will need to “top-up” your deposit accordingly.This is to ensure management are holding the correct funds appropriate to your room type and contract length.

How often will my apartment be inspected?

Full apartment inspections will occur regularly throughout the year.
management will advise you prior to inspections occurring so that you have adequate notice.
