Rooms in the accommodation are specially designed for students. Each room comes with a comfortable bed, study desk, lamp, bookshelves, and plenty of space for storage and if you prefer more privacy, the en-suite lodge comes with an en-suite bathroom, a fully fitted kitchen, and more living space. The contract dates don't suit me, can I negotiate?

All of our fixed term contract dates as advertised are non-negotiable.

What is first year exemption? Am I eligible?

If you are a domestic first year student applying through UAC / VTAC / QTAC / TISC you may be eligible for First Year Exemption. You are eligible if:
* You did not get accepted to the university
* Were accepted to another university
* The course is now wholly offered online (ie not being taught internally) If your contract has not commenced you will be refunded your security deposit and cleaning fee where applicable. Please note the application fee and registration fee if applicable are non-refundable. If your contract has started, you are liable for rent up to the date of notification / moving out of the village.
Your security deposit and associated fees (excluding application, registration and cleaning fees where applicable) will be refunded. Please note The First Year Exemption will not apply where you have accepted a University Offer but you elect to defer or withdraw from your studies. You must notify Village Management in writing (Resident Notification) within 5 days from the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates).

How far is the property from the university?

The property is located on the university campus and is only a short walk from classes and  university facilities. There is a shuttle bus that transports students to and from the train station free of charge.

What is the latest I can apply?

There is no deadline for applications; however, please note that once the property has reached capacity, you are only able to sit on the waitlist, and this does not guarantee you a spot with us.

Is there any heating/cooling in my room?

All of our room types are equipped with heating. All of our apartments have ceiling fans; however, the townhouses do not have the feature of a ceiling fan in the bedroom.

Who has access to my room?

Every room is private with a lockable door - only you will have access to your room. If you are in shared accommodation, the communal areas will the be accessible to all tenants of the specific apartment.

Is the property secure?

The village is A+ security with a staff member or resident assistant on duty at all times in case of an emergency.

Is there a curfew at the Property?

The property is your home and you are welcome to come and go as you please.
Please note that we do have rules regarding Noise and Visitors within the property.Noise Curfew
Residents must comply with all directions from property management in relation to noise minimisation, particularly in response to noise complaints from other residents of the property and/or neighbours of the Village. Sunday - Thursday: 10pm*
Friday - Saturday: 12pm* *during the exam periods, please note that these times do change and there should be no excessive noise within the property during this time.Visitors
A visitor is defined as a person who is meeting with a resident for a short period of time, while a guest is defined as a person who is staying overnight with a resident in accordance with the Rules. All visitors arerequired to leave the propertyby 12 midnight(unless otherwise notified to residents by property management from time to time). Any visitor present in the property after the specified time will be considered an “unauthorised person” to which Rule 52 (Overnight Guests & Unauthorised Occupancy) and Rule 69 (Trespassing) applies.

Can I purchase a linen or kitchen pack from the property?

There is an option to purchase a linen, bathroom or kitchen pack upon your arrival at the property.

Is there a lock for the individual rooms in the shared apartments?

All of our rooms within the apartments have lockable doors.

Am I able to leave my belongings in my room before my contract starts?

You will not be able to access your room or leave any belongings in the village before your contract starts.

If the office is closed on the weekend, how can I check in?

If you are looking to check into the property on the weekend, there will be a resident assistant on duty who will be able to assist you.

Can I choose my own room?

You are able to submit preferences for specific rooms during the application process. We will do our best to accommodate all requests during the allocation process; however, due to the high capacity of requests we cannot guarantee anything or make any promises.

What type of heater am I allowed to bring?

You are allowed to bring oil heaters. *Fan heaters are NOT allowed in the property.*

Why am I required to make an application so early on?

We open applications early due to the high demand of students looking for residential accommodation. To secure a room at the property we recommend make your application as soon as possible, to make sure you don't miss out!

I will not be here for the whole year, are there other contract options?

After paying the application fee during the initial steps, if you receive an invitation of accommodation for the property, you will be required to pay two other fees to secure a room with us:
1.Security Deposit
2.Activity Fee

How does my rent get charged?

Your rent is direct debited from your account/or credit card using the account details.

Do I have to find my own roommates?

You are not required to find your own roommates. You are able to just apply on your own and we will allocate you within an apartment that is suitable.

Do I need to bring kitchen utilities, such as a kettle or toaster, with me?

The kitchens are already kitted out with basic amenities, such as the fridge and the microwave. However, you will need to supply your own utilities such as a toaster, kettle, and sandwich press for example. If you live in shared accommodation, you can always wait until you meet your roommates to organise a group shop to figure out what everyone has brought along with them.

How is the property different from other options of residential living on campus?

The property fosters independent living while also accommodating students just moving out of home for the first time. There is a strong communal attitude among the residents; however, it also helps students adjust to a more self-sufficient lifestyle where they look after themselves through their cooking, laundry and housekeeping duties. There are many options for residents to become involved in the property atmosphere, while also providing an environment where the resident can also choose not to participate and this is okay.

Can I live here if I am under 18?

Yes, If you are turning 18 within the same semester which you are moving in to the property. Please note you will be required to have a parent or guardian to sign our accommodation guarantor form before your room will be confirmed.

How are roommates allocated? Can I put in preferences?

Roommate allocations are conducted in accordance with any requests, such as: study preference, age, and gender

Is there a phone in the room?

Unfortunately there are no operating phones in the rooms at any property.

Can I apply at reception?

Yes, you most definitely can apply at reception, the reception staff will be more than happy to guide you through the process.

How much is it to do laundry?

There three laundry facilities at the property for residents to use. The price of a load of washing is $2 and the price of drying is $2. Please note that our laundry is coin operated and you will be required to pay using $1 or $2 coins.

What's the easiest way to get to the train station?

Western Sydney University has a complementary shuttle bus for it's students that takes you to and from the university, you can view details about the shuttle bus.

What is the latest time at night I can return to my room?

At the property we do not have a curfew, however we do ask you to be mindful of your neighbours/housemates by not making too much noise whilst returning late at night.

Can I bring my pet?

We do not allow pets at the property, it is also stipulated in the property rules.

Does my room have a window?

Yes, all bedrooms have a window, it is an Australian standard that every property needs to adhere by.

Is there a cleaning service?

There is no cleaning service at the property. You are required to upkeep you personal areas yourself, and organise among the residents of the  apartment how to keep the common areas clean. There are inspections throughout the year, and if areas are deemed below standard, penalties will apply where relevant.

What hours is reception open?

Reception is open 9am - 5pm Monday to Friday, resident assistants are available after hours.

Can I smoke at the property?

Western Sydney University is a smoke free campus, that is the same for the property.

It's my first time in Australia, how can I get to the property?

There is a shuttle bus that can pick you up from the airport as a one off, you can view details

Do you accept payments over the phone?

We prefer all payments to be made online, as it is more secure.

What do I do when I get there?

Just head straight over to reception, our friendly property staff will be more than happy to check you in and show you to your room. If arriving after hours, just call the Resident Assistant once you are at reception and they will come down and meet you to check you in.

What is included in my room?

All rooms are fully furnished. This includes a bed, study desk, and study chair. The lounge areas include couches, coffee tables, dining tables and a TV.

What is the flexible contract?

Flexible contracts allow students to choose their own dates.

What is the residential activity fee?

The Residential Activity Fee is an annual fee that covers the Residential Life Program, including events, food nights, and study nights.

What public transport is available at the Property?

At all Western Sydney University campuses there is a free shuttle bus that travels to the nearest train station.

Can I live at the property if I am not a western sydney university student?

At Western Sydney University property we are able to accommodate students from all educational institutions (including TAFE and private Colleges). Please note you must be able to provide proof of enrollment.

How do I know my application is approved?

If you are successful, you will receive a letter of offer to stay at the property via email. Please note, an offer can only be sent if all steps of the application process are complete, including application fee payment.

Can a couple live here?

All of our rooms are single occupancy, your partner can live in the same apartment as you however please note that you will both need to have your own rooms. Please let us know during the application process that you would like to live together.

Can I bring my own internet?

You are more than welcome to bring your own internet provided it is a Wi-Fi dongle, we do not permit ADSL to be installed.

Is there internet access?

Western Sydney University offers complimentary wifi access with your student login within the village. If you are a non-Western Sydney University student living at the property on a 24 week contract or longer, our reception staff can arrange an account for you once you arrive at the property.

How do you accept payments?

Payments on the student portal can be made with Visa or Master Card.
Over the counter at reception we accept cash, EFTPOS, Visa or Master Card.
If you would like to make a direct deposit transfer into our account, please contact us so that we can assist you with arranging your transfer.

How can I prove I am a student?

When you arrive at the property you will be asked to provide your student ID card.
If you are a first-year university student and have not received your student ID. you must provide your letter of offer as your proof of enrollment upon check-in and provide your student card once you have received it.

What do I have to bring?

We recommend bringing the bare minimum when you first arrive, that way you and your new roommates can work out who buys what to avoid a double up of certain items. However, below is a list of what you’ll need: ·  A photocopy of your ID, such as Passport or Drivers License to assist in your check in ·  Bedding/Linen including a pillow ·  Towels and tea towels ·  Food and household supplies - until you can arrange a group shop with your housemates ·  Cooking equipment, crockery, cutlery, glasses, cooking utensils etc. ·  Laundry supplies – some areas have clothes lines for communal use, all laundries have dryers · Toasters, irons, ironing boards etc. – although some residents wait until meeting their roommates on arrival to share the costs of small appliances

Can I get financial assistance?

Unfortunately the property does not offer any financial assistance.

Are meals included?

The property does not provide catering.

Can I have overnight guests?

Although we do not encourage overnight guests, we do understand that you may have someone stay from time to time. Please make sure that you sign your guest into reception upon arrival and sign them out on departure.
As per the property rules, you can have a guest stay no more than 2 consecutive nights in a 7 day period.

What if I miss a rent payment?

It is important to always pay your rent on time. If you know there will not be sufficient funds in your account prior to the rent date, please make sure that you email management so that we can make arrangements for you.
If your rent is processed and there are insufficient funds, please note a late fee may occur.

Where do I park?

Western Sydney University's security looks after all of the on-campus parking. It is important to make sure that you display the relevant parking permit on your vehicle at all times.

How long will it take me to walk to the library?

Each of our Western Sydney University Villages are located on campus and are just a stroll walk to the library (5-10 minutes).

Is there after hours support?

We offer 24 hour support to our residents with property management, Resident Assistants and campus security. There is always someone to speak with regardless of the time of the day.

Will my apartment have a TV?

Yes, all of our apartments have a TV in the lounge room. Our studio's and studio superior apartments also have a small TV in the bedroom.
