Can an application be rejected?

In very rare cases but yes there is a possibility that the application will be rejected. The reason may include, low credit scores, or landlord's disagreement.

What if the apartment selected by me is gone by the time I agree for lease agreement?

Apartment availability changes on a daily basis and apartments are let on a first come first serve basis. So it is suggested that once you've selected an apartment you proceed with booking asap.

Is leasing process different for different apartments?

Yes, leasing processes vary from one apartment to the other. Some might have an online application form and some have offline forms that need to be manually filled and emailed. The document requirements vary as well. We will help you in every case.

How do we know that leasing process is completed?

As soon as you complete your application, you will get an email from the apartment authorities stating that your application has been approved and you are now a resident. You will receive a temporary id and password for the resident portal where the rent can be paid. The formal rental agreement is also mailed within a few days.

What if there is a group of 3 people still looking for their 4th roommate, can the addition be made after the lease agreement is made? What is the procedure to do so?

No! You cannot add a person to the lease after it has been made. A 4th person can stay with you but as a guest, but this can create complications.

Can we terminate our lease? What are the lease termination charges?

Yes! A lease can be terminated. Although it reflects on your credit score if you do so and that is why termination is not advised. If a lease is terminated before the lease tenancy ends, one month's rent is charged as penalty.

What do you mean by Credit Score?

It is a number that depicts a person's creditworthiness based on past financial history. If you have an impressive credit score the amount for deposit significantly decreases. Some apartments may have a minimum threshold credit score to make you an eligible renter.

What are the fixed number of tenants that can stay in an apartment?

The max number of people who can stay in an apartment is mostly mentioned in the apartment guidelines. Generally, 2 students are allowed per room (1b --- max. 2 students, 2b --- max. 4 students) in the apartment. Often, to save rental costs, students accommodate guests for permanent basis without informing the apartment management. This is not advised and may lead to cancellation of your lease agreement. However, you can accommodate guests for temporary basis without any issues.

What are the different lease duration?

In formal leasing agreements, rental periods typically break down accordingly:

  • One-year lease
  • Six-month lease
  • Three-month lease
  • Month-to-month lease

Usually a longer leasing period will significantly drop your monthly rent amount. Abandoning a lease can mean serious financial and legal consequences.

What is a Guarantor?

In certain cases, the landlord/housing management may require a lease guarantor which acts as a third party to help provide security in terms of the rental. You can get concession in deposits if you have a guarantor.

What is Lock-In Period?

A minimum fixed amount of time before which if the rental agreement is broken, then the tenant won't get refunds on deposit. The lock-in period varies and is mentioned clearly in the lease agreement.
