Halls of Residence:

Leasing Terms:-

Deposit: It is a security fee that is paid to the landlord in terms of a fixed amount of money. Deposit is refundable at the end of your stay tenure subject to the contract terms. Average amount of deposit is usually about £150-250.

Admin Fee: Selective apartment owners levy this charge on the renters. It is a non-refundable amount of about £50-100.

Lease Duration: Generally a 1-year lease is given preference by the property managers. Even a 6-month lease may be considered by landlords. The option of a short-term lease of 3 months is also available with some property managers. Usually a longer leasing period will significantly reduce your monthly rent amount. Abandoning a lease can mean serious financial and legal consequences.

Guarantor: You can avail the option of paying in installments only if you have a guarantor. A lease guarantor acts as a third party to help provide security in terms of the rental. If you pay the rent in full at the beginning of the tenancy, you will not be required to provide a guarantor.

Cancellation Policy: Most of the property owners allow you to cancel the booking within 3-14 days of the date of booking. If you cancel your booking after those 3-14 days, you may have to pay weekly rent (for each and every week or part week) until the room can be re-let. In case the property management and the student is unable to find a replacement, then eventually the student will have to pay the whole amount of rent as per the contract signed by them.

Pet Charges: Generally pets are not allowed, unless they are registered assistance dogs.

Booking Charges: This is usually the deposit amount that the landlord is charging. The total cost that you may end up paying at the time of booking (if admin fee is charged) is as follows: Deposit + Admin Fee.

Number of Tenants: The max number of people who can stay in an apartment is mostly mentioned in the apartment guidelines. Generally, one student stays in a single room. In some cases, studio apartments allow couples to share a room, provided they’re both students.

Document Requirements: Generally, you may be asked to produce a copy of your University Admit Card. Other than that, no document is required.
