Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Security deposit

1. To secure a room student has to Pay a Security Deposit, in which one Week's rent will be holding deposit and it will be non-refundable. 2. The deposit will depend on the room type you select. The deposit might change due to availability, please get in touch with your amber agent to know more. 3. The rest of the security deposit will be refundable after inspection less any charges and deductions once the student moves out.

Pay In Instalment

1. If the Student has UK based guarantor the student can opt for monthly instalment plans. 2. If the student does not have a UK-based guarantor, they can pay in 2 half-yearly instalments or pay the whole rent upfront.

Mode Of Payment

Credit card, debit card & bank transfer.

Guarantor Requirement

To book a room UK-based guarantor is required if the student is paying in instalments. To be eligible to act as your guarantor: 1. They must be residing in the UK and have a UK bank account. 2. You must provide the address of the guarantor and their proof of residence. 3. The guarantor whose details you provide must be able to guarantee the lower of:  The total sum of rent payable by you to your landlord over the period of one year; or The total sum of rent payable and Deposit by you to your landlord over the period of your tenancy if your tenancy is less than one year. In instances where you are not able to provide a guarantor situated in the UK, you will be required to pay 6 months rent or the whole rent upfront.

Do I need to tell my mortgage lender?

Yes, you need permission from your mortgage lender to let your property.

Should I have an inventory?

Yes absolutely – it is important to keep a record of the condition of all the contents of the property in case there is a dispute at the end of the tenancy. We offer online inventory checklists for your tenants.

How much can you charge tenant for dropping out of contract?

You can continue to charge rent until a replacement is found but the fee must not exceed the loss in rent/the cost of finding a new tenant.

When Do I pay?

You only need to pay once a tenant has rented the property and the job is done.

What Do I do if the tenant damages the property?

If the damage is more than just wear and tear, the tenant can either pay to fix the damage, or it can be taken from their deposit.

What happens to my tenant's deposit?

It is put into a tenancy deposit scheme to protect the money in case of a dispute.

‍Do I pay Council Tax?

As you are a student, you should not pay Council Tax and you must remember to fill in this form as soon as you move into your new property.

Who protects my deposit?

Your landlord must protect your deposit using a tenancy deposit protection scheme. It must be a Government-approved deposit scheme!

How much are bills?

Landlords should be able to provide a rough idea of how much bills will be for the property. All-inclusive bills for properties is usually easier but more expensive than sorting them out yourself as there is a mark up or you pay a management fee. We can offer you a bills included package with every home on our platform.

Do I need a TV license?

Yes, a licence is required to watch any programmes (even if you’re not watching on TV).

Is WI-FI included?

It depends on the property – it will be clear in the property description whether Wi-Fi is included in the price. We also have partnered up with The Bunch to help you sort out your bills.

Can I sub-let my room?

Yes, the management platform allows subletting but make sure you have permission from your landlord! Or, ask us for advice.

How much is a deposit?

Typically, a deposit is one month’s rent. Or 3-5 weeks.
