Early termination by students
Early termination is allowed subject to the property's conditions. The tenant is responsible for: Any unpaid rent. One additional full month's rent. An early termination fee equal to one month's rent. Advertising, cleaning, and turnover costs. No refund is provided unless a replacement tenant is found and approved. Any applicable refund is issued only after all deductions are applied and the room has been reoccupied.

Other cancellation policies
Cancellations for personal reasons, change of plans, finding another accommodation, or change of mind are not accepted. No refund is provided under any circumstances for personal reasons. The policy applies to both the rent and the deposit. Booking a room is considered a serious commitment because it prevents others from booking the room.

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.
