University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Cooling Off Period

Cancellation within 14 days of signing the contract is eligible for a full refund. Exception: If the cancellation is made within 14 days of signing the contract but is also less than 1 month before the contract start date, the prepaid month's rent is retained and the deposit is refunded.

Other cancellation policies

Cancellation more than 1 month before the contract start date is eligible for a full refund. Cancellation less than 1 month before the contract start date will result in the prepaid month's rent being retained, while the deposit is refunded.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Booking Deposit

Coliving Units: A prepayment equivalent to 1 month's rent for the last month is required. Private Units: A prepayment equivalent to 1 month's rent for the first month is required.

Security Deposit

Coliving Units: A €1,000 security deposit is required. Private Units: A €1,800 security deposit is required. The deposit is fully refunded provided the unit is returned in the same condition as it was handed over.

Additional Fees

Who is living at property?

Their members come from all over the world and have a big range of professions. Most members are between 25-35 yrs old, but they believe that age is just a number. They love diversity and promote environments where you will get to meet people from different backgrounds and broaden your horizon.

Can I see the room before I move in?

They would love to show you their homes, but they also want to provide privacy to their current members. That's why don't offer viewings. Instead, they provide detailed pictures of their apartments and rooms, as well as 3D floor plans on their website, so you can get a good idea of what the apartment is like. If you have any specific questions or if anything is not clear, they would be happy to answer your question via email or on a call. They can guarantee a super high-quality standard across all their apartments. Their apartments are carefully selected and furnished with high-quality design furniture in the same beautiful Nordic style.

How does property foster the community?

The main purpose of the property community is to make it possible for people—regardless of background—to feel comfortable and at home with their housemates, and have the opportunity to build long-lasting, authentic relationships. To allow members the opportunity to get to know their housemates and expand their networks, property sponsors activities. One way this is done is by way of the property-sponsored welcome dinner: each time a new member moves in, property sponsors a dinner for all housemates to get to know one another. They then hope to see their members come together and join the various other events hosted throughout the year by either property or other members! As a property member, you will also get exclusive access to their online community via the member app. In the app, you have the possibility to join or start an interest group and get in contact with other members in your own city and across all other cities in which property is present.

What else can I find in the property member app?

The property member app offers various features that enable the community to engage with each other, as well as the property team. Among other things, the property app offers you the ability to find/comment/like and create events hosted by property and other members. It also offers the ability to talk to your housemates in your house group. Most importantly, the property app facilitates communication between members and the property team - be it updates from their operations team, or reaching out to them via the chat to suggest any feedback you may have for them.

Do you have family friendly homes?

What about inviting friends over for dinner?

You are welcome to invite friends over for lunch, dinner, etc. as long as your housemates are okay with it. Just give others a heads-up and be mindful of the noise. You can always take the fun to a general area with closed doors or take it to the bar.

Can my partner/friend/family visit and stay over?

Their apartments are your home, so you can definitely have guests come over as long as everyone in the home is fine with it and you follow their guest policy.

Can I move between different property apartments?

Yes, you have the possibility to move to another apartment and you will always get the first pick on any available room or apartment. The flexibility of living is one of the things they strive for here at property. Please be aware that some local regulations and policies might apply. Just ask their team about this if you want to know more.
