Early termination by students

If the tenant leaves the property before the checkout date selected at the time of booking, the property service fee is non-refundable once the tenant has moved in and 48 hours have passed after check-in. In such cases, the tenant is not entitled to a partial or full refund of the property service fee.

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

One month's rent plus the property service fee is payable when booking. Once the stated amount has been paid, the property is reserved. The one month's rent is paid to the landlord 48 hours after check-in.

What are the booking costs?

Property charges a service fee which is proportional to the cost of the fee for the number of months booked. In addition to the booking costs, you can add specific costs for the registration of the contract, cleaning and sanitation. You can check for these additional costs in the ad description.

Do I have to pay a deposit?

When booking, the amounts to be paid are: one month's rent (which will be paid into the property's landlord 48h after check in) + property commission. Once this amount is paid, the property will be reserved.

What if there is any changes to my dates?

If during your tenancy you need to change your plans and move out early or extend your tenancy, the property will be here to help you, simply contact their customer care team.

What are the house rules?

Each property listing includes a set of house rules that are non-negotiable and set by the landlord.

Smoking Allowed: Indicates whether or not smoking is permitted on the property. It is highly recommended that you follow this rule, otherwise you risk losing the security deposit.
Pets Allowed: This will indicate if the landlord will allow pets to enter the property, it is recommended that you add information about your pet in the notes to your booking request so that the landlord is informed in advance.
Overnight Guests: Most owners do not allow guests to stay in shared properties, so please check if this is allowed or if the landlord will charge a supplement.
Couples Allowed: Room owners do not allow couples inside the room.

Can I visit the property?

You don't need to visit the property: in-person visits are a thing of the past.

The property’s team verifies the property before publishing it to ensure 100% consistency between the listing and reality.

The property does not allow visits so that everyone has an equal chance to book, whether you already live in the area or are still abroad.

What happens if there are problems?

In case of problems, you can contact your reference property agent who will assist you in resolving any issues. For added security, the money you have paid will be sent to the landlord within 48 hours of check-in. Who is eligible to book a room?

Young professionals and students between 20 and 35 years old (except studios). One person per room, no bedroom sharing is allowed.

When are the first payments due?

The deposit and the membership fee will be charged after you enter your payment details on their website. The rent is due only some days before your contract starts.
