Cooling Off Period

Cancel at least 30 days before the scheduled move-in date to receive a full refund of the security deposit and the first month's rent.

Early termination by students

One month's written notice is required after move-in to end the tenancy. The notice becomes effective from the date the property receives the registered letter, huissier (commissioner of justice) act, or hand-delivered notice. The security deposit may be used to cover outstanding rent or damages.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Booking Deposit

The security deposit and the first month's rent must be paid within 5 days of receiving the rental contract after approval. Failure to pay within this timeframe may result in the reservation being cancelled.

Security Deposit

A security deposit is required. The security deposit is fully refunded if the booking is cancelled at least 30 days before the scheduled move-in date. After move-in, the security deposit may be used to cover outstanding rent or damages.

Pay In Instalment

Rent is due monthly on the 1st of each month. Automatic recurring payments are encouraged. The card or account used for the holding fee is stored as the default payment method for future rent instalments. If a recurring instalment fails, it is automatically retried 7 days after the due date. Residents are responsible for keeping payment details valid and ensuring sufficient funds are available.

Guarantor Requirement

A guarantor is required for every lease. The guarantor must be tax-resident in France. The guarantor must have income of at least 2× the monthly rent before any discount. Required documents include: A valid ID. Contact details. The latest French tax notice (avis d'imposition). Proof of income, such as payslips or activity reports, depending on the guarantor's situation. If the guarantor is not tax-resident in France, a corporate guarantor is required. The property's preferred corporate guarantor partner is GarantMe, which issues a guarantee certificate after a successful eligibility check.

Additional Fees

An additional €110 per month applies to Bronze, Silver, and Gold studios shared with a roommate.

What documents do I need to rent student accommodation in France?

To apply for student accommodation at the property, you'll need: a valid ID (passport or national identity card), plus documents based on your situation: a school certificate or letter of acceptance for students, an internship agreement for interns, or an employment contract for salaried workers. Proof of address is also required: your last three months' rent receipts if you were a tenant, or a proof of residence if you were hosted by someone.

Is there an onsite team at student residences?

Yes. At student residences, the onsite team is available to answer your questions, handle maintenance requests, and support you throughout your stay. For a full overview of services and residence organisation, check your resident handbook, provided on move-in day.

What happens if my flatmate moves out?

If a flatmate decides to leave your student accommodation, let the management know as soon as possible. All remaining residents stay responsible for the full rent until a replacement is found. You can propose someone to take over the lease, subject to the housing provider's approval and standard residency criteria (a guarantor is still required for students). All changes must be officially documented and approved by the management team.

How secure is the student accommodation?

Student residences are equipped with CCTV cameras in common areas, lifts and exterior spaces. Access throughout the building is managed via an electronic key system, which secures the main entrance, all common areas and your own apartment.

Are student apartments fully furnished?

Yes, all student apartments come fully furnished. All you need to do is add your personal touch and make it your own! A detailed inventory list will be included with your rental contract so you know exactly what's provided.
