Our large number of co-living apartments all consist of spacious and bright rooms in a modern design. The best part is, everything is already fully furnished. In other words, you can literally grab your suitcase and move in tomorrow! Additionally, not only all of the rooms are already equipped with the essentials like electricity, water and internet, but we also offer numerous other facilities that are included in the price. Whether you would like to do sports in our fitness rooms, study in the coworking areas or socialise during organised workshops and events; we have it all! We are located in ‘Wedding’, which has become one of the trendiest areas in Berlin, throughout recent years. Today, Leopoldplatz is surrounded by residential areas, shops, and dining establishments. Wedding is characterized by its diverse mix of cultures and social backgrounds, and the Leopoldplatz district reflects this diversity, creating a vibrant atmosphere. You'll find numerous stores, cafes, restaurants, and markets offering a variety of culinary specialties and products. The district is also home to some green oases, such as Rehberge Park and Schiller Park, providing opportunities for relaxation and recreation. Leopoldplatz is well-served by public transportation. Cancellation Policies

Cooling Off Period

1. If the tenant cancels a booking within 24 hours of confirmation – Full refund of first month’s rent. 2. If tenant cancels a booking when move-in date is: a) More than 30 days away – Full refund of first month’s rent b) 30 to 7 days away – 50% refund of first month’s rent c) Less than 7 days away – No refund

Early termination by students

If the tenant would like to terminate the contract before it ultimately runs out, she/he can do so provided that the following conditions are met: 1. The tenant has stayed for a minimum of 3 months 2. The tenant has provided the signed contract termination letter 1 month before the termination date (1 month notice period) to the property. 3. The contract terminates on the last day of a month

Other cancellation policies

Delay in rent payment will result in the termination of the contract.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

1. One month’s rent must be paid at the time of booking. 2. This will get offset against the rental payment. Please note: You will be required to pay an application/admin fee of €199 at the time of booking.

Security Deposit

1. You will be required to pay €200 as deposit to secure your room with the property. 2. This deposit will get refunded between 4 and 6 weeks after the contract termination date, less any damages and pending charges.

Pay In Instalment

Rent must be paid by the third day of the month, in advance.

Mode Of Payment

Credit card & Bank transfer. Please note: - There is a transaction fee of 2.5% if you pay via card.

Guarantor Requirement

1. A guarantor is only required if the applicant can’t provide any proof of income. 2. As for the documents, the property needs a valid ID and a proof of income. As proof of income, they accept employment contracts, last 3 payslips, bank statements and tax returns from last year. Please note: In case the student can’t provide a block account or any other kind of proof of income, then it must submit a guarantor.

Additional Fees

1. Washing machine (2.80 EUR/cycle) & dryer (2.50 EUR/cycle). 2. GEZ tax (not included in the rent): (17.50 EUR/month PER HOUSEHOLD)

Is the property far from my university?

The property is in Wedding and therefore very central located when it comes to getting to the next university.

What do I have to pay before moving in?

As with any apartment, you have to leave a deposit of two months' rent before moving into the property. There is also a small processing fee. But that's it.

Are there any other fees or government services I have to pay?

They would like to spare you, but if you own a radio or tv, you'll have to pay the monthly broadcasting fee of € 17.50. But besides that there are no additional fees for you.

Can I register property as my main residence?

Of course. The property is your home in every single sense.

Can I sublet my room?

They want all residents of property to feel as comfortable as possible. Therefore they unfortunately cannot allow you to sublet your room.

What does a flat rent mean?

At property you pay everything at once: heating, water, electricity, internet and much more. Thus, you have total cost control and can use almost all of our services as you wish.

How long is the shortest rental period?

Property has a minimum rental period of three months. But they are quite sure that once you have become part of their community you will not want to move out again.

Will my rental contract be automatically extended after the lease expires?

With them there are no gag contracts. When your lease expires, they let go. But if you want to stay with them, then get in touch with them so that they can initiate the extension.

What documents do I need?

In order to rent out a room to you, they would need you to bring the following documents:
• Photo ID
• Proof of income
• Proof of enrollment (for students)
• Guarantor (if you don’t have an income)
• A copy of the guarantor's passport
• A copy of the guarantor's employment contract

Can I reserve a room?

Reservations are not possible. But they will be happy to let you know when a room becomes available.

What about security?

Video surveillance and locking systems provide additional security. Furthermore their community manager is always available for any kind of questions.

Where do I put my bike?

You can of course put your bike in front of their door, but you don't have to. They also have bicycle spaces in their underground car park for all those who don’t want to leave their loyal companion outside.

Is the apartment fully furnished?

You can nail them down on it: their rooms are fully furnished. You can move in with a suitcase. In every room you will find the following:
• a bed including slatted frame
• a mattress
• a blanket and a pillow
• a desk plus a chair
• a wardrobe
• a bedside table
• several curtain rods and curtains
• a hanging lamp
• a floor lamp
• two shelves
The rooms do not come with any additional textiles, such as sheets, duvet covers, hand and bath towels.
