Early termination by students

Residents wishing to leave before the lease end date may be eligible to use the relet process, subject to management approval and completion of the required documentation.Relet fees and additional lease obligations may apply.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

What’s included in rent?

Rent includes a fully furnished apartment with a private bedroom featuring a full-sized extra-long bed, study desk and chair, dresser, and nightstand, as well as a furnished living room and a full-sized kitchen equipped with a refrigerator, dishwasher, microwave, and dining area. Residents also enjoy access to all community amenities and premium apartment features.

Can I live with my friends?

Residents are welcome to list a preferred roommate on their application. While the property does its best to accommodate roommate requests, placement is not guaranteed and is subject to floor plan availability and management approval.

How do maintenance requests work?

Residents can submit maintenance requests at any time through their resident portal, which can be accessed via the property’s website. Once a request is submitted, the maintenance team will review it and respond as promptly as possible.

How do packages work?

Packages will be delivered to the parcel package lockers located on the first floor of the property. This system provides residents with a convenient, secure, and contactless package pickup experience.

Is parking available?

Yes! Both reserved and unreserved parking options are available for residents.
