    What are the income, credit, and rental history requirements?

    Applicants may qualify by meeting income and credit criteria, with or without a guarantor. A credit and background screening, as well as verification of rental history, are required for all applicants. Please contact the leasing office for the most current qualification standards.

    Is renter’s insurance required?

    Yes, renter's insurance is required for all residents. You may provide proof of your own policy to meet this requirement.

    How do I apply for an apartment, and what is the application fee?

    Applications are completed online through our website. An application fee per applicant is required to cover the cost of credit and background screening. Please contact the leasing office for the current application fee amount.

    Are there additional monthly fees (trash, parking, amenities, etc.)?

    Trash services are included in your monthly rent. However, there are additional monthly fees for parking garage spaces and for residents with pets (pet rent). Please contact the office for specific fee amounts.

    Is the community pet-friendly, and are there breed or weight restrictions?

    Yes! The Monarch is a smoke-free community that welcomes pets. We have a pet spa, dog park, and playground for your furry friends. Breed and weight restrictions may apply. A one-time non-refundable pet fee and monthly pet rent are required. Please contact the leasing office for complete details on our pet policy.

    Is parking available, and is it assigned or reserved?

    Yes, we have a parking garage with reserved spaces available for an additional monthly fee. The garage also features electric car charging stations. Information on guest parking is available from the leasing office.

    Are apartments furnished or unfurnished?

    Apartments at The Monarch are unfurnished, allowing you to create a space that reflects your personal style. Select units may include unique features like an electric fireplace.

    How do residents submit maintenance requests?

    Maintenance requests can be submitted easily through the resident portal. Our on-site maintenance team is available to assist with repair requests.

    What is considered a maintenance emergency, and who do I contact after hours?

    A maintenance emergency is a situation that poses an immediate threat to life or property, such as a total loss of heat in winter, a major gas leak, or a significant water leak. For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. For life-threatening emergencies, please contact 911 immediately.

    What is the move-in process, and what do I need to bring?

    Once your lease is signed and all move-in funds are paid, you will receive a move-in date. A member of our team will provide you with all necessary details, including how to access the Luxer package system and resident portal. Be sure to bring your new keys or fob and any required parking passes.

    What is the move-out notice requirement and process?

    Move-out notices must be submitted in writing as per the terms of your lease agreement. Please refer to your lease or contact the leasing office to confirm the required notice period and to receive information on the move-out process, including apartment turnover procedures.

    How do residents pay rent and access the resident portal?

    Rent is due on the first of each month and is paid online through the secure resident portal. The portal also allows you to submit maintenance requests, view your account balance, and communicate with the management team.
