Housing costs are based on a standard 11.5-month (50-week) lease term. The total housing cost is divided into 12 equal monthly instalments. Monthly instalments are due on the 1st of each month.

Applicants may choose to apply with or without a guarantor. If applying with a guarantor, guarantor details must be provided during the application process. The guarantor: Must reside in the United States. Must be at least 25 years of age. Cannot be a current resident. Is financially responsible for the lease agreement. Is typically a parent or guardian.

Application Fee: $60.00 (due at the time of application). Administrative Fee: $150.00 (due at the time of application). Utility Billing Service One-time Account Setup Fee: $4.50 (due on the first monthly utility statement). Monthly Utility Billing Service Administrative Fee: $5.50 per month. Monthly Valet Trash Fee: $8.00 per month. Parking Fee (Optional): $70.00 per month, per parking space if contracted. Pet Fees (Optional):$300.00 per pet upon approval. $35.00 per pet, per month (maximum pet limits apply). Damage Waiver Program Fee (Optional): $13.50 per month, where applicable. Credit Program Fee (Optional): $8.95 per month, where applicable. After Hours Lock Out Fee: $100.00 per occurrence. Animal Violation Fee: $150.00 for the first violation; $250.00 for each additional violation. Contract Assignment Fee: $500.00 per occurrence. Garbage Removal Fee: $50.00 per item/bag, per day. Holdover Resident Fee: $150.00 per day. Lock Change Fee: $75.00 per occurrence. No Cause Termination Fee: The lesser of the remaining monthly instalments for the contract term or six months' monthly instalments, where applicable. Relocation Fee: $500.00 per occurrence. Replacement Access Device Fee: $75.00 per occurrence. Replacement Parking Permit Fee: $75.00 per occurrence. Returned Payment Fee: $20.00 per occurrence. Smoke Detector Violation Charge: $250.00 per occurrence. Sprinkler Violation Charge: $250.00 per occurrence. Unauthorized Person Charge: $100.00 per day, per occurrence.
